Emaar Middle East (EME) is finalizing the construction of a presentation center for its AED 12 billion (US$3.3 billion) Umm Al Quwain Marina waterfront development. ![]() Umm Al Quwain Marina Presentation Center. Umm Al Quwain Marina incorporates residential, retail and recreational facilities, sport and yacht clubs, waterfront resorts, boutique hotels, schools, community centers, open beaches, and landscapes with parks and trails. 'Developed as part of an agreement with the Umm Al Quwain Government, the 2000-acre Umm Al Quwain Marina project will bring in a new era of economic prosperity to the emirate,' said Mr Ahmad Al Matrooshi, UAE Managing Director, Emaar Properties and Member of the Board of Directors of Emaar Middle East. 'The mixed-use development has the potential to generate a number of jobs and will give a fillip to the tourism, trade and real estate-powered local economy.' The total navigable water area, including marina and a set of canals, at Umm Al Quwain Marina is about 450 acres. 'The masterplan envisages 6,000 villas and 2,000 townhouses,' said Mr Al Matrooshi. 'As a self-sustaining development, Umm Al Quwain Marina will also host many retail and leisure facilities including indoor gyms, tennis courts and swimming pools. Some 1,200 resort- and hotel-rooms are also being planned.' The presentation centre, located near the highway and within the development site, embodies Arabian architectural elements in its construction. It will feature true-to-type displays of the various components of the Umm Al Quwain Marina project and will have sales and administration offices. A model of the entire project will also be showcased. Potential home-owners and investors can gain a first-hand feel of the entire project through the displays and models. With 23 km of waterfront, Umm Al Quwain Marina has its heart a central marina basin of 450 metres diameter, big enough to berth over 600 boats. Extensive landscaping will offer residents at the villas, town homes and island villas and visitors access to waterfront recreation centers, retail outlets and other amenities. The master-planner of the project is HOK and International Partnership is the infrastructure consultant. Umm Al Quwain Marina can be easily accessed from Dubai through the Emirates Ring Road and will offer attractive home options for UAE residents as well as overseas investors, who are looking viable investment options in the UAE. Huge hoardings announcing Umm Al Quwain Marina have already been erected. 'We are putting in place a team of dedicated sales professionals who will assist prospective buyers with detailed information on the project,' said Mr Al Matrooshi. Umm Al Quwain Marina is a key development of Emaar outside Dubai. With a track-record of delivering 14,500 homes in Dubai, Emaar has also embarked on an expansion programme with prestigious projects in Saudi Arabia, Morocco, Egypt, Turkey, Syria, Pakistan, Jordan, Libya and India.

Umm Al Quwain, UAE, December 14, 2006: Emaar Middle East (EME) is undertaking an extensive environmental assessment study for its AED 12 billion (US$3.3 billion) Umm Al Quwain Marina. The results of the study will be integrated into the project’s masterplan to ensure that there is minimal interference on the natural habitat. Dome International LLC, an agency with an impressive track-record in conducting environmental monitoring for several high-profile projects in the Gulf region, is undertaking the environmental monitoring and assessment studies for the project. “Umm Al Quwain has a rich reserve of mangroves and natural lagoons,” said Mr Ahmad Al Matrooshi, UAE Managing Director, Emaar Properties and Member of the Board of Directors of Emaar Middle East, a company specifically formed earlier this year to develop Umm Al Quwain Marina. “As a developer committed to protecting and sustaining the environment, we want to ensure that the project has minimal impact on the natural habitat of Umm Al Quwain.” Registered with the Dubai Municipality and the Environmental Agency, Abu Dhabi as an approved environmental consultant, Dome International is ascertaining several aspects of the environment at Umm Al Quwain Marina. These include the impact of build on the surroundings and a comprehensive survey of the existing flora and fauna. “Our consultants have extensive experience in environmental consultancy services of major projects worldwide. We have particular expertise in the development/ infrastructure sector and have been responsible for a large number Environmental Impact Assessment (EIA) projects for clients in the Gulf region,” said Jackie Daair of Dome International. “We are following international norms in assessing the environmental impact of the Umm Al Quwain Marina development.” Emaar, the pioneer of master-planned communities in the UAE, has a successful track-record of creating environmentally conscious neighbourhoods that feature lush-green parks, gardens and waterways. Emaar recently unveiled the Earth Watch recycling initiative at its communities to support the environment. “All our developments have been following sound environmental practices as prescribed by experts,” added Mr Al Matrooshi. “We are extending the same to Umm Al Quwain Marina too. The current topography of the project site already permits the introduction of water features such as channels and recreation basins.” Umm Al Quwain Marina will also undertake several environmental considerations in waterfront planning. “These include the creation of coves, marinas, channels and other features. More open spaces and pedestrian areas will be provided along the water’s edge. Landscaping will be undertaken with drought-resistant plants to sustain a natural ambience. All these are so planned to minimise environmental impact,” said Mr Michael Bastow, Director – Development, Emaar Properties. Marina project in UAQ hits phase two
Dubai: Emaar is offering new two-storey, three-to-four bedroom villas for Dh2.04 million at the yet-to-be announced Mistral community in the second phase of Umm Al Quwain Marina, a company statement said. Umm Al Quwain Marina, the joint venture between the government of Umm Al Quwain and Emaar Middle East, will soon launch the second phase of homes. "The Mistral community comprises a series of Spanish and Portuguese-styled villas. The two-storey, three-to-four bedroom homes are 3,458 to 4,311 square feet in size. Prices start at Dh2.04 million," the statement said. This follows good investor response to the first phase launched earlier this month. "The investor response to the Mistral villa community, which we launched at Umm Al Quwain Marina, has been very encouraging, and we are launching the second phase earlier than planned," said Ahmad Al Matroushi, UAE managing director, Emaar Properties and Member of the Board of Directors of Emaar Middle East. My view on it and Sales center pictures
Hi,
I was at the new Sales Center of Emaar, and see some Model pictures of the project. In the last picture you see that the area (phase 1) is in the middle, so you can not choose a "beach-front" villa. So, from 2M dirham upwards, with no view, too much for me. I would expect sea view, but that´s just my view. ![]() ![]()

Construction of the mistril villas is going at some pace considering they just broke ground this july...arabtec is doing a wonderful job...the villas can be seen taking shape from a distace..
uaq marina is the best project in umm al quwain..Their sales centre...beautiful.. ![]() villas from a distance.. ![]() ![]() opposite to uaq marina would be the future municipaliy park which due to lack of funds has only been walled up..lets hope they find the money to build it.. ![]() ![]() nearby arabtec construction camp ![]()

Umm Al Quwain Marina LLC, the joint venture between the government of Umm Al Quwain and Emaar Middle East, has broken ground for the first phase of residences with the Dh12 billion ($3.3 billion) Umm Al Quwain Marina development located by the scenic Khor Al Beidah natural lagoon. Mr Ahmad Al Matrooshi, UAE Managing Director, Emaar Properties and Member of the Board of Directors of Emaar Middle East, and other dignitaries attended the ground-breaking ceremony. Mr. Al Matrooshi said: “Umm Al Quwain Marina is the pioneering master-planned community in the emirate creating a new benchmark in lifestyle property development. We are thankful to the government of Umm Al Quwain for their continuous support in executing this project. UAQ Marina Update
Hi everyone.
Just a quick note as I passed my UAQ Marina a couple of days ago. Everything is on schedule for phase 1 - utilities are sorted and the villas built - surrounding infrastructure now underway for completion and handover in June 2009. I've got up close pics of finished villas from the construction company and many many more details on this excellent development. Emaar have around 4 villas remaining starting at 3.3m AED (just under 1000 AED sq ft). We have access to phase 1 villas starting at 2.8m AED, around 700 AED sq ft which is fantastic value. Anyone who wants any info then please send me a message. Thanks EM Concepts |
