hey kitsy

you're in even bigger mess - I think...I hope Homes Int'l are getting there finally- cos (at least) they keep in touch...but messages to us are very confusing. I'd like to know what Tameer's priorities were for refunding (if any!) - apart from the one that - we as a secondary market buyers - have been always on the second rail...that's my feeling. Or there may be a different reason?

Yeh i guess i am!! got an email telling me i should send all my original documents to them before they can decide!! Just another ploy to keep as much money, or all the money.

As for tameer they are just refunding by unit numbers if your broker is honest then no problem i think, but with my agents they still want to take a large commission i think!! i say think because they never contact us we have to chase them!!! Gud luk

Hey kitsy

rather fuk for myself - I overpraised Homes Int'l here... meantime (you've answered) they declared their "insolvency" and are heading into CVA...means - for us - another indefinite waiting period, loses due to exchange rates and no guarantee if their remaining assets will be sold at all...
And that's the only option - 2nd is to say bye to your quids (or bucks) completely.
Friend of mine calls it "learning from mistakes" - I call it FUK!!!

Sorry - just disgusting. So what's your plan now? Are U in position to trace that AL Rahat yourself? We're getting scared a bit even if it goes thru the lawyers...chances gettin' slimmer as the time advances. I would never buy thru any Prop agents again - if I will at all!

Hi kitsy,

feeling really sorry for you (as being in the same stew as you, too!).
A silly tune from lawyers - expenses being higher than your gain - I've heard even in connection with cases not overseas but also INSIDE the UK!
I do not have one to help me but I realized I had an advert of lawyers based in the UAE (not sure if I can find easily as it was some moons ago) - question remains if these guys are anyhow indipendent & helpful...
Pity so few people are on this thread now.
Another bunch of idi*** ready to go into the mess - see my remark on neighboring Um- Al Quwain thread -
Wishing U luck -

H

Hello? Anybody still out there?

Has anyone here opted not to take the refund? Did anyone choose to keep their money in the project and wait? Or has anyone opted for one of their two other "alternatives"?

Has anyone instead looked into filing suit against Tameer? On that note, anyone familiar with the process of doing so in UAQ (as opposed to Dubai)?

Does anyone feel like they're scaring investors into taking the refunds because they initially sold units for little profit and will (re)start development and turn around and sell the same units for much more after all the refunds are given out?

Is there no legal recourse for holding a person's money for years while other investors in other projects made 200% profits during that time; breaching contracts; leaving investors in limbo; leaving families without homes they intended to live in?

Does anyone wonder why alsalamcity.biz was taken down? Was the creator of the website paid off to take the site down?

Why hasn't there been more media coverage or governmental response to the situation considering how massive a project it is?

Any thoughts?

Hi kitsy (after long time!)

Sorry man I can't tell you about project if cancelled or not - I just stopped to follow it as for us (secondary market buyers) makes no sense to talk to Tameer - they'll point U to your agent (worst scenario like in your case). Seems they know well WHY!!!
"My" agent in the UK goes to administration and if we get something back depends on whether or not they'll manage to sell their remaining assets. This may take up to 5 (!!!) years - so BS anyway and what we could get back is max. some 40% of our investment. In my view only those who started legal action against them (not Tameer) early got something back (what most likely created their subsequent insolvency). I honestly regret I didn't go this way as there's massive evidence of their miscunduction and negligence (e.g. they failed to provide me with S&P - which you'd normally get straight after initial deposit paid (non returnable - in this case!).
Web is full of complaints & stories about Homes Int'l (or Homes Dubai Ltd - better say) amazing how these cheeky bastards can survive in country like UK!
Fed up with this. They should be ALL behind bars - together with that crap sitting on the Wall Street,

Cheers
Handik

hey there: I am in the same boat as you. I feel the solutions they are offerng are not acceptable and may relaunch the project.

I did not opt out of the project...also i bought in secondary mkt and its unacceptable to lose that kinda money.

I am open to combining efforts and finding other pple in that boat and seeing if legal recourse or other mediums are possible...

Good Luck then - your major advantage is your location. I could not afford to start a case against developer in MidEast being in Europe...though I see a good reason for it! At least Tameer should xplain to those who bought from Homes Int'l what happened to the account in Mashreq Bank in Abu Dhabi where we were sending our payments to...I am convinced there must have been a reason why (my case) nobody from HD Int'l informed me about Al Salam being "on hold" and had let me (and maybe some others) to pay till end of 2007! Was Tameer using this account money for refunding those who were quick enough to sue them? Or was it just ordinary "tunneling?"?

Wonder how you can still think of different options - are there any left? For me - hardly cos according to Company Voluntary Arrangement rules once you agree to go that way you're not allowed for any other compensation...
What pisses me of (personally) that one of HD Int'l secretaries (based in the UK) is "claiming" his share back, too - the one who was playing "surprised" when I told him that Tameer re-started to refund investors back in 2008 (widely published in the media)... What was this prick doing at his job all that time and during numerous "negotiatons" with Tameer is a mystery to me...Enough.
Take care -
Handik

Hi Guys...I thank god i didnt invest in al salam city. However i came across this scheme from Smith and Ken which might be of use to investors who invested in off plan projects and are now sitting on pile of sand!!
They call it Real Estate Recovery Scheme. Basically you can swap your off plan property with a ready property. They will discount the S.P. of this ready property by the amount you have paid in the off plan project.
I am sure there must be more to this scheme...but worth checking out. You can get more details on http://www.smithandken.com/dubai-rea...ecovery-scheme

Legal proceedings may take a long time and turn out to be expensive... swapping for ready property does sound better than lengthy legal procedures!!
