just to get an idea of the project i compared it to the salam city in uaq....here are my observation..
-Both r far from dubai cbd.ghadeer being further away.
-both are leasehold.
-sorouh is government backed...tameer i believe isnt
- salam city has more cbd's nearby...
-both r adjacent to an industrial area.salamcity to sharjah investment centre while ghadeer to dubai industrial city.
-salam city should be the cheaper..lets see
-who has more potential of completing there project on time.sorouh or tameer ?
-ghadeer is near jebel ali airport,salam is near sharjah and dubai airport.
-salam city required lots of earth moving ,ghadeer is on relatively levelled earth.
-ghadeer is nearer to the new dubai developments.

What do u guys think .r these projects comparable?Will they compliment each other or compete .......

Al Salam City vs Ghadeer

I think Al Salam City is excellent project and have big potentiel for growth.
Al Ghadeel looks smaller in size. There is less risk in Al Salam City since the price is very low.
Tameer is backed by Ameer of Sharjah and bank of Rajhi.

Its lovely and all, and i understand other emirates wanting to cash in on the real estate.

but this location is in such heavy dunes, it seems a little crazy to build there.

but then again, manhatten was a swamp.

i have just visited the site, and apart from the model homes there is no evidence of any major construction progress. the expected time for completing pahese1 for around march 2009 is not realistic. considering the current rate of progress, it will not be complete before 2011. Taamer is not keeping investors upto date with progress...Humm .. i wonder why

If you look at the contracts for the townhouses from Phase I, it is explicitly explained that the company has an non-penalized right to deliver anywhere between March and November 2009. Since you explained that there is not much progress, then I would believe that they are aiming for the latter delivery date.

Although I have not visited the area, I am surprised that such a delay is foreseen, as the company has a solid reputation in its field...
