Sun Hung Kai Properties could reap an annual rental income of HK$200 million from the first phase of its planned 118-story International Commerce Centre, destined to be Hong Kong's tallest skyscraper.

The first phase of about 450,000 square feet of office space between the 10th and 22nd office floors, scheduled for completion by the end of 2007, will be put up for pre-leasing shortly.

ICC, a 490-meter-high office-hotel complex that is part of MTR Corp's Kowloon Station development, will stand more than 70 meters taller than the 88-story Two IFC in Central.

Globally, two office projects under construction will be higher than the completed ICC - one in Dubai at 700 meters and a Shanghai tower that will top out at 492 meters. Even so, the six-star Ritz-Carlton occupying the top 15 floors of ICC will be the world's highest hotel when the complex is completed.

SHKP will take Grade A office rents in prime Kowloon districts - now more than HK$35 per square foot - as a benchmark, said Lo King-sai, Sun Hung Kai Real Estate Agency deputy general manager for leasing.

Grade A office rents will show "modest" growth over the next few years, with the surging demand seen in the past few years continuing with the increasing presence of mainland and foreign firms in Hong Kong, according to Victor Lui, executive director of Sun Hung Kai Real Estate Agency.

"A number of multinationals and major local firms are looking for more office space for expansion amid a steadily improving local economy, adding to the shortage in the market," he said.

SHKP's contribution to the Kowloon Station development comprises Packages 5, 6, and 7, which will provide a total of 5.5 million sqft of offices, two six-star hotels, luxury residences, serviced apartments and retail space.

The low-level Package 5 will have a one million sqft shopping mall scheduled to be completed by 2007.

ICC, or Package 7, will have a gross floor area of more than two million sqft.

Package 6 will consist of two smaller towers incorporating a hotel, luxury residences and serviced apartments, with a combined floor area of more than two million sqft.

The entire project, scheduled for completion in 2010, will be held as a long-term investment except for one million sqft of luxury residences for sale. Of these, 742,000 sqft are due for completion in the first half of 2007.

ICC is designed by Kohn Pederson Fox Associates of the United States.

No, there is an article upper in the thread about this.
The lower stories will be completed and opened in 2007 but the tower won't be finished at that time :-)

The model closest to the photographer in the first pic is not even US7. It is some proposal for a tower in Nanjing or Hangzhou.
The US7 model in the first pic (farrest from the photographer) and the US7 model in the second pic is the same model.

I feel so bad for those ppl living @ Waterfront... (is that the name? If I remember rite they used Joey Yung for their advertisements back then) coz pretty soon their view to the ocean is gonna be blocked by US 5/6, and the view to the harbor is gonna be blocked by whatever's gonna get built for WKCD
