新地(016)執行董事雷霆出席一地產代理分店開幕儀式時表示,集團旗下施勳道8號剛批入伙紙,並將於今年第四季推出,初步打算推售三分之一單位,即7至8伙,入場價8000萬元,餘下單位留作長線收租。另外,集團位於地鐵九龍站的寫字樓一期項目將於○八年落成。

新地旗下位於山頂施勳道8號共有22間獨立屋,單位面積由3300至5100平方呎,價格約8000萬元至1.5億元,將會趕及於今年第四季推售。

雷霆表示,集團打算保留三分二單位作收租用途,呎租約60至70元,但他期望呎租可達80元,單位將於12月招租。

九龍站商廈08年入伙

雷霆又謂,由於獨立屋及半獨立屋的供應愈來愈緊絀,故將是施勳道8號一大優勢。他估計未來兩三年將減少八成,尤其是港島區,於三年內,可能供應只餘下約100伙。

另外雷霆又表示,目前施勳道8號只是外間的稱呼,不是正式的名稱,他們將會於下星期公布正式的定名。他又指出項目現正趕緊裝修示範單位,大約兩個月後竣工。

此外,新地旗下的九龍站寫字樓項目有新進展,該寫字樓將分一期及二期推出市場,第一期將會於08年入伙,而第二期則於2010年入伙,料最初會先推低層,頂層的酒店將是最後推出,詳情將於今個月底公布。

is it just me or does US7 in that rendering look like it has two-toned glass? like the side glass is clear/white and the front glass is blue? or am i just loosing it? i love US7!! T-T i want to see it in real life once its done ^_^

Translation:

The lower levels are expected to be on the market first, and the hotel on the top level would be last. Details will be annouced at the end of the month.

The article actually say total area of 450,000 sq. ft Which is suspect something got to be wrong, either the figure or the unit.

It means that it will be 484m to the top plus a "lightening rod" which may or may not be a spire. SWFC will be 492m and it is already moving up faster than US7. I don't think this building will make the w.t.b. title. It seems that Burj Dubai is moving faster than SWFC and we know that thing will win out over all at the end by a long shot.

But then there's the small matter of Taipei 101, at 509 metres. Neither US7 or SWFC will ever be WTB unless they're extended. It seems to be a popular misconception though - in the words of Winston Churchill "A lie gets halfway round the world before the truth has a chance to get its pants on.”

Speaking of lies, the one in the thread title STILL hasn't been fixed. Come on mods, its 484m not 490m!
