It's a fair point actually; one that we might not be able to asses until the completion of it. ASDA HQ is too close to the river. Isn't the urban beach opposite Latitude on the river, so this can be connected across the canal and river to Latitude? Hopefully by recognising the river/canal corridor and its greenery as a whole, rather than seeing the canal seperately, will enable urbanity but also greenery, relieving a 'hemmed in' feel.

When Wellington Place rises on the other side then it may feel quite hemmed in, but i think its a small price to pay for developement, it may also encourage the council to really develop the canalside as an outdoor attraction, perhaps they could sort out that messy little bit between the canal and the river, just in between City Island and the Greenbank site, that would make a decent little park!

Yeah. I'm not too worried about it being hemmed in in that sense, but I am worried that high density buildings close to the river will make the western riverside corridor be in shadow pretty much all the time.

Looks like they're tidying up the canalside as well which is great. I think this would have really boosted Greenbank sales had it been around, as it makes the whole area feel less in the middle of nowhere...

Probably around 40-45m, didnt Rob say that an average office floor is around 4m (or maybe even 5m) and the average residential floor was just over 3m (or maybe it was 4m). Haha, i know thats not much help but there was a rough rule of thumb.

Crosby's have pulled the plug on the residential element here. No surprise in the current climate but still a great shame, as the initial images looked good.

I don't mind hearing that news. The exciting part of the scheme for me always was the office part- it may be better for the city in the long term. First by not flooding the residential market further, and perhaps by allowing space for office development if the demand is still there in a few years.

Does anyone know if the developers of this scheme are going to start on developing the next phase of offices as soon as the first phase is completed and has the first phase been let out to anyone yet?

Latitude yesterday
![]() ![]() ![]() ![]() There was also some activity on the site further along Whitehall Road. First of all the perimeter hoardings have been moved back a couple of metres. Then there seem to be a couple of excavators working at the far corner of the site between the railway line and the disused viaduct. I suppressed the thought that they could be preparing the site for the next office block and assumed that HBG are starting to work on some kind of access road to the first block. Any other thoughts?

I suspect they'll make sure they can secure some lets on the first phase before any form of development on the next set of buildings as speculative building is always a risk. Maybe you're right with the access road though.

when i came back from Leeds on the train to Burley, they were certainly prepping the second site. Putting all that gravel stuff on and flattening it. Oh yes, that is as technical as I get!

I did post an article about this some time ago - and in that the developers stated their intention to commence a second block ( Latitude Blue I think ) when the first block was finished. This was about 7/8 months ago however and of course the economy has changed since the - so it will be interesting to see if they do go ahead.

The economy may have changed - but demand for Grade A space in the centre is at a premium and is unlikely to be adversely affected. The only risk really is the pressure on speculative developments with the recent empty property business rate changes.
