The are placing scaffolding and barricades around the site. Demolition will be underway soon.

FANCY FOOTWORK: Chicago's Joffrey Ballet has completed a deal with Smithfield Properties LLC to own two floors in a new condo tower being built at the northeast corner of State and Randolph. Joffrey will own the third and fourth floors, which it will use for offices and rehearsal space. Terms were not disclosed.

As a result, the building will be called Joffrey Tower, which should help market the condos to the culture crowd.

The on-again, off-again talks between developer Bill Smith and the Joffrey Ballet have resulted in a deal, with the prominent ballet troupe moving its headquarters to a condominium tower under construction across from Block 37.

The company said Tuesday it would acquire two floors, totaling 45,000 square feet of space, in the 32-story building at State and Randolph Streets, which will be renamed Joffrey Tower when it is completed in two years.

The Daley administration has pushed to have the ballet in a prominent spot in the Randolph Street Theater District.

"Having a permanent home in the center of downtown Chicago is truly the next step toward establishing the Joffrey as a major Chicago institution," said William Daley, the brother of the mayor and Joffrey's co-chairman.

A spokesman for Smith, a principal in Chicago-based Smithfield Properties Ltd., said, "We're happy . . . that the whole matter was resolved to everybody's liking."

The Joffrey currently leases studio space at 17 N. State St., while its offices are located at 70 E. Lake St.

The Smithfield project surfaced as leading choice for the Joffrey in January, after the company dropped plans for its own building at State and Lake Streets because of costs.

But the deal died several times, as the two sides bargained hard over the price, while a $4 million state grant was delayed until October.

"There were a couple of times when it looked fairly bleak," said Joffrey Executive Director Jon Teeuwissen.

The newly named Joffrey Tower is being built on a site that Smithfield acquired in October from the city. But that purchase closed only after Smithfield sued the city, which had held up the closing in an effort to put pressure on the company to make a deal.

The Joffrey has cleaned up its balance sheet and has a $2.5 million reserve. How much it has agreed to pay for the space could not be determined, but it plans to pay for the move through fundraising rather than new borrowing. A tax increment financing grant is not involved, a Planning Department spokeswoman said.

Yeah I know it's not a joke. But it's rather sad. Maybe if Oprah moves into the Fordham Spire they can name it "Tower O."

If that is a case, Oprah will have no trouble selling the units at FS. Her name speaks for itself. Imagine on her show, Oprah told her shrieking audience: "Yes, you are getting the unit at FS! You! You! and you!" Then the construction starts the next day.

I forgot to mention yesterday that I noticed Case Foundation equipment on the MoMo (Joffery Tower) site. I was driving so it was just a quick glance. Maybe I can check tomorrow or Friday.

MoMo Tower name would perhaps have been more apt for some of the fine CHA estates previously gracing the Dan Ryan Expressway corridor.

Others in the area could have been referred to as MoJo, MaMa, BoZo...
