Spectrum is a new build residential development, although seems to be mainly serviced apartments, about halfway up the block between York and Suffolk Streets. This is in the single storey building which I think houses Red Hot Media.

Yeah it's mostly serviced. I've heard Spectrum is quite bad for stag/hen parties, lads weekends etc

I thought I saw some work going on in the single storey place next door to Red Hot Media...Dint it used to be a car wash? Are the Art Organisation doing another conversion job?

Noticed that the renovation work on 100-102 Seel Street is being headed by the Art Organisation. Both buildings are to be used for gallery space. Great to see TAO going strong. They do a lot of good work renovating buildings, particularly in this area.

The Planning Manager is recommending that three lots of extant planning permission relating to 127-137 Duke Street and 46-54 Parr Street be replaced, subject to conditions, and in one case a legal agreement.

The three applications are -

I can't see any of these getting built in the near future. They have now lodged two schemes for the same site (onw hotel and one residential) and are basically speculating to see what they can make some moolah out of. In addition,the only way they could get funding was for the MSCP next door to also get up and going. As this was refused, they can't get the scheme off teh ground.

I would have thought that as RBS are directly involved in the prject, that suggested they had the finance secured. It would seem that was not the case.

100-104 Seel Street and 94-98 Seel Street have been given Townscape Heritage Initiative grants. The art Organisation may be the end user but they have not contributed to any works as far as I can make out.

The theatre/bar/cafe on Duek St is coming along nicely. Although a stupidly small building, the project looks interesting. It's called the green Room.

I also saw guys working at Aloha on Colquitt St too. Not sure when they wil be opening.

Good news re: the Seel St buildings.


Also good to see the Duke St terraces being worked on.


The old Quaffs and Coffee Union units on Bold St seem to have been taken too, whilst the FOV shop Slater St/Bold St seems to be opening soon as a Wok n Go thingy.

Finally, work is now well underway to convert the nasty Flares into the hopefully wonderful Shipping Forecast.

Its so weird in your pic those terraces on Duke Street look like they are done in yellow brick, I'm sure they were red like all the other terraces, and street view seems to confirm this. I think I'm going mad.

The ones on the top of Seel Street have turned out very well, new sandstone steps to boot.

Theres a surprising number of properties being renovated at the moment, if things continue at this rate they should all be back in use in a few years. A few more big new builds and the place will be at critical mass.

I know, it's great. Annoyingly though, it appears that my ability to criticise and mock Frensons appears to be deteriorating somewhat. They may have responded after being bent over a barrel, but credit where it's due, they have finally moved on a number of properties.

As to the colour of teh Duke St terraces, I think they will turn out darker. It may be some dust or something. You can see a darker shade where the drainpipes are to go.

Also, does anybody agree that they'd like to see like for like Georgian terraces on the big vacant site further down Seel St/Slater St junction?

I thought a new build would be better there, but now I think a direct replacement of the old terraces would be preferable.

Seriously though i'm probably in a minority in not wanting them rebuilt.I'm must admit i'm gladdened and relieved to see how much that looked beyond hope has been saved in the Ropewalks. It's still got a bit to go but it's going be fantastic when finished.

I'd rather see modern town houses - of course responding to the Georgian setting. But not an apartment block.

If I remember rightly, ASL had a scheme for this site, but it now seems to have disappeared from their website, which has been redesigned with a lot less information. Modern, interior courtyard, lots of white render, probably inspired by the stucco on the adjacent former church.

I'd nominate Halsall Lloyd, designers of the new Edge Lane frontage, and based in Ropewalks.

Why is it that while Liverpool seems to be renovating its old terraces London seems to be tearing them down?
