Here is the first image of the Heaps Mill scheme, this site was spotted by Golden Vision on post 129, planning application 06f/0159. £60m joint venture between Surrey based developers, Bannertown, and Apollo Real Estate advisors, an international real estate fund based in the USA. 391 flats, 200 parking specs, refurbishment of Heaps Mill, a new public square and 200 construction jobs, sounds like a fantastic addition to the Baltic area.

A word of warning, the apartment block looks to be about 13/14 floors, could block the Wirral view of the cathedral, no doubt EH will have their say on this.

The height may not be a problem as I think it will be in pretty much the same sightline as the 14 storey L1 development

looks about the right bulk and scale to work with the old warehouses etc.

The Holy Ghost has a bit about it in Business Week but I've left it at home.

US firm takes stake in £60m development

A UNITED States property fund has teamed up with a Surrey group to invest £60m in one of Liverpool's most prominent sites.

Heap's Rice Mill, situated within the city's Baltic Triangle and bordered by Rope Walks, the Paradise Street Development Area and King's Waterfront is to be transformed into a major residential complex by Apollo Bannertown, a joint venture company.

The four-building scheme, entirely funded by private money, includes 391 one and two bed apartments, 200 car parking spaces and the preservation and refurbishment of the historic Heap's Rice Mill. It also includes a landmark building overlooking Grosvenor's Paradise Street development, a new public square and gardens and the reinstatement of former roads on the site. Around 200 construction jobs will be created.

Jason Gray, from the Liverpool office of chartered surveyors Gerald Eve, brought the site to Apollo Bannertown's attention.

He said: "Its enviable position between King's Waterfront, Albert Dock and Paradise Street means it always offered the potential for a prestigious landmark development. It's within walking distance of some of Liverpool's key commercial and leisure destinations and close to a number of major development sites that will transform Liverpool over the next five years.

"The mill's architectural heritage meant we needed a developer with flair and imagination as well as financial muscle. This development is particularly in tune with the growing demands of city living and the images show just how well Apollo Bannertown has responded to this unique development opportunity." A planning application to develop the site has been submitted by scheme architects Bond Bryan and, if successful, work will begin on site in the summer with completion in 2008.

Apollo Bannertown is a consortium between Surrey-based property developers Bannertown and Apollo Real Estate Advisors, an international real estate fund management group based in the US.

Bannertown was founded in 1990 by a team of property industry professionals, headed by Tony Beadle and has a diverse portfolio of schemes across the country. Apollo has invested about £5bn over the past ten years.

That's a massive development isn't it,I'm glad this one's gone in for planning and I can't wait too see what it will look like.The Baltic triangle is starting too see a lot of investment and is going to be brilliant in the future.

Just comparing your image with this picture to see where this fits. Look's like they have added windows to Heaps mill to provide light to the apartments, which i think improves the look of the building, i like the modern build sprouting out above the old structure. The new development behind looks big and will be on the main road near to the Scandinavian Church.

has anyone got a panorama that has the approximate sightline of the Cathedral from behind Heaps Mill. Tnis is a great development but I am unfortunately worried that the Anti-Tall lobby will kick up a fuss.

I know this project is a similar size the the L1, but Ive got a feeling the antibloodysomethingorother lobby will try to strike this one down.

I can see a few Labour Councillors going against it, saying that it's too tall for the suburban style of the crummy affordable housing around there.

They tried this one with the Byrom St building thats gonig up on top iof Imperial Halls. Thankfully, they were ignored that time, but isnt this site within the Luxemburgian proportioned WHS "Buffer Zone"?

God, look what the heritage terrorists have done to me....my confidence is a bit wobbly.

Damn them.

The image, from architects Bond Bryan site, is taken from the Park Lane side. The Greenberg building is to the right with the Scandanavian Church spire over to the left. The view shows the height of the building a lot better than the other one, I reckon this is about 16/17 storeys, I think EH will have something to say about this. In fact I will be amazed and delighted if it remains at this height, but with EH on the prowl now backed up by Warrens statement earlier in the week I think this plan will fall foul to the floor choppers!

Bunny, no I don't think it does, fig 1 on page 12 shows the 3 locations for tall buildings, what a joke!!

Baltic Triangle? Why such name? Any connection with the Baltics/Baltic states/Baltic sea ?
