They're painting it at the moment, and fitting in windows have stuff. I had some photos a while back, but I don't know where they've gone. I'll post some photos ASAP..

Splice Riviera Development



The Splice building is a new sectional title apartment building under construction in Riviera situated on the corner of Main and Riviera roads.

It consists of the following: The building was sold as a hotel style apartment block which emphasised a “Lifestyle Centre” where the facilities include:

Primary facility: 137 apartments, (originally 138, one purchaser bought two units and combined them, thus reducing the number of apartments to 137).

Ancilliary facilities:
-1. Valet parking
-1. Concierge services
-1. Cleaning and housekeeping services for the apartments (three times a week with an option to extend to seven) as well as laundry, car washing and dry cleaning facilities
-1. Coffee bar / Internet lounge including broadband internet services
-1. Business centre with two conference rooms and four permanent internet stations
-1. Pool
-1. Cocktail lounge at the pool
-1. Kid’s playroom / multi media centre
-1. Gymnasium, with the option of personal training on a one on one basis.
-1. High level security systems and maintenance regime.

To date approximately 111 of the apartments have been sold to individual purchasers. The profiles of the purchasers are up market buyers who have either purchased their units to live in or as investments.

Urban Hip Hotels is a new company specializing in the management of serviced apartments placed in a rental pool by the owners. Their business model allows for the letting of these apartments on both short stay (one night, two nights etc.) and long stay (two, six or twelve months) rentals.

Urban Hip Hotels is an innovative new concept in Apartment Rental Pool Management in South Africa. The Company, born out of the successful inner city redevelopments, is currently managing buildings and rental pools in the Johannesburg central business district and is set to move to other cities shortly.

Urban Hip Hotels compliments our sectional title development by offering the investment buyer enhanced returns on their investment through:
-1. Rental pool administration.
-1. Facilities management.

The resultant effect on the complex through the appointment of Urban Hip Hotels would mean that those purchasers who are living in the building would benefit from the professional management of their units and the complex and they would have the advantage of the full hospitality services in the building.

The Urban Hip model assures the owner a better return on his/her investment than a typical long term rental model. Their business model is that they only manage luxury serviced apartments in a six star environment, as is the case at Splice.

Research has indicated that the word “apartment” has a negative connotation and the decision to refer to the rental pool clusters as

“Condominium Hotels” is entirely based on correcting this negative perception. Furthermore using the term “hotel” in the description of the business model allows access to the short stay rental market. In all Urban Hip marketing material they explain that the client is paying for a serviced apartment.

All the above solidifies our intentions of having a top quality building in a high value area of Johannesburg.

Similar projects to the one outlined above are being planned in the Gauteng region and on a national basis.

it was completed a good 9 months ago. and not all apartments are put in the rental pool
