DURBAN: SAN RAPHAEL TOWER: 35fl./134m. (South Africa)

Australia has the Q1 tower and Eureka Tower... and South Africa has San Raphael! We are very excited, as this marks the transition in South Africa from tower redevelopments into NEW tower construction. Durban has many other tower proposals at the moment, many reaching into the 40 storeys and up.

Anyways, here's San Raphael:



NAME: San Raphael
LOCATION: the point, Durban
STATUS: U/C
FLOORS: 35
HEIGHT: 134 m
USE: Residential with retail

This tower is set to be the newest landmark for Durban. Situated in Durban's Point Waterfront alongside uShaka Marine World, it has an unrivalled location with panoramic views. San Raphael is situated at the harbour entrance end of a strip of properties along Point Road which are destined to re-create Durban's skyline at the Point. The harbour entrance facing apartments boast 270 unobstructed views while the remaining apartments enjoy both sea and harbour views.

Thanks for showing interest in SA threads.. our country is exploding with condo development similar to that found in Auckland, NZ or Australia- very western and first-world development that drew me to South Africa in the first place.

I realize that the San Raphael tower isn't the height of architecture- it has its quirks, but overall, I think it is quite exciting.

SA was always interesting to me and I always thought the the country has potential. No wonder that SA rebirth!
btw my favourite city in the country is Cape Town.

Think that San Raphael is setting the trends for the beachfront dev of new high rises. We must admit that The Spinnaker started the ball roll by being the first to be launched, but the design of San Raphael has influenced the design of all those that have followed... (Moyeni).

To me it is one of the most extraordinary buildings uc anywhere in the world, for many reasons.

1) That it has taken the small site and made the most of it, with interesting angles and jutting out structures.

2) Because it is incorporating an existing 100 year old building into the base of the dev... (it is the victorian building at the base of the building). The facade of this monument remains, but this gleam tower come through it.

When do you think the actual construction will start? And what month can we expect the building to be on its second floor @? I suppose with the old hotel it could be alot longer than we want it to be hahaha can't wait...

well there will have to be very careful in the construction process for it is a listed historic building, and no damage will be toterated, that could be the reason for the delay. But completion is earl 2007 so start cant be too far off.

First of all SP!RE can I just say what a great job your doing as a mod - your shamless plugs are paying off (after all here I am in this thread ), I've never heard so much about SA as I have recently.

Yeah San Raphael is way shorter than the 2 ozzi biggies, but as u say is a great dev. The Pearls of Umhlanga dev, in the Durban suburb of Umhlanga is higher than this dev. There are 4 towers in that dev (13F, 25F, 31F and 43F) so that dev is far higher. the biggest tower (pearl sky, is 170-190m)

But there are still more to come!

Will get some pics once it starts to dev.

The prices arent that bad...the penthouse went for R24m (US$3,7m) tho, but the others started at R3,5m (US$540k)
