9 new skyscrapers approved in Ramat-Gan

980-unit Ramat Gan housing project approved after 15 years
Proceeds from the project are estimated at several hundred million dollars.

The Tel Aviv Regional Planning and Building Board this week approved a 980-unit housing project on privately owned land in Ramat Gan. The plan has been stuck in the planning committees for 15 years, during which time the land was annexed by the Ramat Gan municipality.
The land, dubbed “the large triangle”, is a 235-dunam (58.75-acre) site located between Kfar Azar and Kiryat Ono. Five 24-storey high-rises with 600 apartments, 20 four-storey buildings with 200 garden or rooftop duplexes, 180 semidetached houses on 250-sq.m. lots, a 1,100-sq.m. neighborhood commercial center and a 30-dunam (7.5-acre) park are planned for the site. Proceeds from the project are estimated at several hundred million dollars.

The land is owned by 160 families, each with a 400-sq.m. lot. The project’s houses are intended for these families’ use; each house will have up to 250-sq.m. of built-up space, on two floors plus a basement. 14 other landowners own larger lots of various sizes, zoned for 800 high-density apartments.

Adv. Baruch Adler, who represents 85% of the landowners, initiated the project. He said he was now negotiating with a number of contractors on a combination deal, in which the contractor would allocate some apartments to the landowners. He said negotiations were underway with Africa-Israel Investments Ltd. (TASE:AFIL; Pink Sheets:AFIVY), Azorim Investment, Development and Construction Ltd (TASE:AZRM), Ashdar Building Co. Ltd., Delek Real Estate Ltd. (TASE: DLKR), Shikun Ovdim Ltd., Mordechai Aviv Building Industries Ltd. (TASE: AVIV), and the First-American Israel Real Estate fund (FAIRE fund).

The 180 houses approved as part of the project will be the last such neighborhood in the Tel Aviv district, following a planning decision to ban more single-family housing projects in the center of the country. The estimate price for each house in the project is over $500,000.

wishful thinking!!

its 20 4-storey lowrise buildings, not 4 20-storey towers

so it makes 5 new towers, and 24 floors for Ramat Gan is
starting to sound low

I don't mind if they made smaller homes, but it would have to be denser, and less green that way...

Azazel - its privately owned land! They could do with it whatever they wanted, thankfully they wanted to profit so they probably split the land between towers and lowrises and also making nice money from private homes that they can use - or sell for 500,000$, and they will be getting each apartments for their share of the land.. would you have done a different deal?

why can tel aviv have private houses of $1-4 million in Afeka and Tel Baruch and ramat gan cant?

There is enough land left in TLV-RG for about half a million people more.. Only in Rishon they have a plan for 50,000 apartments (!) in 15-20 years..
