Miami Suburbs

Hey guys, it's me once again seeking info on this great city!

I am trying to find out what are the suburbs around Miami proper. I know a few, for example South Miami, Hilaleauh etc...but what are others?

If somebody could provide a definitive list-if not too much trouble of course - along with pictures that would really be spetacular.

I'm just basically trying to find out what these suburbs are like, as in how nice are they? How big are they? And everything in between!

One thing I do know about Miami and it's suburbs that I like already is the high denisty, which gives the suburbs a more urban-esque feel rather than the suburban sprawl feel that most other cities have.

This should be a fun thread...complete with pictures and stats! I can't wait....talk to soon!

well there mostly not suburbs but more like high density subdivisions
from north to south
aventura-founded by developers became famous after aventura mall was built later high rises such as williams island and so on gave aventura the distinction of being one of the most expensive 'hoods in miami. ..aventura is mostly an elderly population featuring lots of rich jewish.i call it the retail city because of all the retail,i believe it has more than miami city proper.


sunny isles
used to be filled with old ragged motels,now has become the most expensive hood in miami where any condo will cost you $2000 per square foot.again filled with rich people.


miami beach
your party city,the most pedestrian friendly place in miami,one of the main reasons why miami is what it is,middle class and about 95% highrises.



hialeah-not much to say,but is a really cuban community, and is filled with single family homes.kinda shitty


doral-not much to say your typical suburb,a bit recognized because of its golf course


coral gables-my 'hood, created by goerge merrick as his perfect city filled with mansions and mediterrean architecture suddenly has become the hq of many companies,and has a growwing beautiful skyline.home to university of miami


south miami-grown around a mall,mostly single family but has a few highrises


kendall-dadeland-growwing highrise community which also has developed around a mall,suddenly has begun to rise skyward.pictured here a new project named downtown dadeland

Coral gables-normal to bling to bling bling (coco plum- bling bling bling bling bling bling bling bling)
kendall-normal to bling
south miami-normal
doral- negative bling to normal
hialeah- negative bling to normal
sunny isles- bling bling

In Miami Beach...you can find a $375,000 2 bedroom condo with a water view within 4 blocks walking distance from Anna Kournikova's house...if I knew where Maria Sharapova lived...I'd swim there too!

MB is very dense. South Beach is my favorite city in the world, and the only way that you confirm whether it actually is, is to live here!!!
I just WALKED in from a party at the National Hotel...a historic rehab...the party was for a Fashion Magazine August issue launch...No cover...Free food...Free Level Vodka...lots of Fashionalble ladies...Nice architecture...

On the way, some cat at the 18 Screen Regal Movie Cinema asked if we wanted to attend a movie premere (red carpet, photographers, tv camera's and everything)...I don't know the name of the movie because I don't understand Spanish...but he gave my date (she does understand Spanish, but not what ever Spanish he spoke!) and I tickets to the Premere and tickets to the after party at Touch.

Anyone that bitches about South Beach just doesn't live here, or they are misusing their immagination! That's the way it is.

Housing now is not as affordable as other places...but if you put a price tag on walking around everyday with a smile on your face and not getting aggrevated by the traffic...you will have a platinum level of happiness every day by living in South Beach!!

Yes...even on a Thursday night.

Wow, great information! Roark, if you truly do live that lifestyle than you just help make my decision to move to Miami all the more easy.

Those pics you posted, Mad Hatter were great! My first impression of the Aventura photo was " Ok, I HAVE to go live there!" Until you mentioned it is a semi retirment community!

Right now Coral Gables or South Miami seems like where I would most like to live...except that Coral Gables sounds pricey. Is that true, or could someone with middle-class income live there?

My idea of a perfect place to live is one that is nice looking and fairly clean but not perfect. A place that is dense where streets are lined with shops, restaurants, cafes, etc....and where you see people walking up and down the sidewalks. And, hopefuly pretty close to the beach!

What place would you guys say comes close to that description?

well then you perfect hood has to be the coral way,coral gables, south miami area if you live close to miracle mile you will have a very pedestrian friendly tree lined area,if you buy in coral way it wont be so bad you could get a great house in the 180-300k area.

If you are looking for all of those things, then Miami Beach is it. I have lived here for over 7 years and do not own a car. Still smile everyday and love the density.

Aventura is not just a retirement community. Sure, there are a lot of older people there, but the highest growing demographic is the younger set with famalies. They just opened a charter middle school in Aventura in addition to their charter elementary school.

Sunny Isles Beach is also going to be opening an elementary school soon.

South Beach is very expensive now. Better buys are in North Beach, basically Normandy Isle and the area north of 63rd street to 87th. That area used to be pretty slummy (by Miami Beach standards) but is rapidly being redeveloped. Condos are still relatively good buys.

Also, check out North Bay Village, and Bay Harbor Islands (right across from Bal Harbour where all the filthy rich people live) and Surfside.

Watch out for ther older buildings. Miami Beach has recently condemed a number of buildings because of poor management and people have been literally left out on the street having to scramble for housing. A lot of the condos built in the 1960's are approaching their 40 year comprehensive inspection by Dade County and are flunking.

The last thing you want is to plunk down $300k for a condo and then be left out on the street because of poor condo management.

Well...Aviador, clearly Mad Hatter has a different opinion, but I like the beaches of South Beach much more than the Mad Hatter's perfect hood of coral way,coral gables, south miami area.
If you chose South Beach, you may have this trap...a girlfriend from Tampa is visiting with 6 of her girlfriends...thank goodness they are staying at the Whitelaw boutique hotel in the National Historic District and not on Coral Way, or I'd have a really long walk...as it is, I'll have to walk 10 blocks to meet them for dinner one block away from there...who knows maybe some skinny dipping in the Hotel pool or maybe in the ocean.
Hopefully, it won't be to busy out tonight...South Beach gets pretty busy on the weekends...the people from all around the area dress up and flock here for the high quality entertainment! Those pedestrian traffic jams on Lincoln Road are so aggrevating!!!!! Seeeya!

but hes looking for affordable middle income living... and tho i mite not b a real estate expert, im pretty sure that that mite b difficult to find on south beach, and in coral gables...

hatter, i would b very interested to find out where the hell in the gables u can get a nice sized house in a nice neighborhood for 180-300k

Im sorry, I must be the only one who thinks a person shouldn't spend a fortune to get a closet for $240,000 just because of the area. My house was 1500sf with an unfinished basement which I will have finished within a month (making the home 2700sf), has a three stall garage, fireplace, whirlpool tub and a nice sized yard for under $180,000. I realize I dont live in a large town and prices are lower here, but at the same time I think spending every dime on location just isnt worth it. Oh and before anyone says it...I have a smile on my face every day, I love it here.

Not totally the point Logy, but I understand. I was just saying that by saying I have to be in area A you may dish out a fortune for not much, but if you decide you really want a nice house and dont care if its in area A, then its possible to get a great house in area B for cheap and then you can party in the other place and live in a nice house, best of both worlds.

PS. My favorite season is fall, everything else is just filling.
