Rt Hindustani, but there are always constraints regarding height of buildings.

Since the International Airport is bang right inside the city, there is limitation to height possible. This area, Kowdiar is just outside the radius of 6km from ARP (Airport Reference Point), where the height could be between 60m & 90m. And this is with respect to the MSL. Trivandrum being mosltly a hilly & rolling region, most places have site elevations like 10m-30m. So effective height decreases.

For example, the new project of Skyline, Cyber Palms is after the first zone of 6kms radius. There, a height of up to 80m is possible from MSL. But the site elevation of the road is 17m. So effectively some 60m is possible which means about 20 floors. And luckily it was just outside the 'take off cone'

Recently, it is learnt that perhaps one floor may have to be curtailed. It is planned to be B+G+20+terrace floor (Total 23). But since 'it is on the edge', the authorities may ask to cut down one floor which means the 'occupiable floors' could only be 19.

And 20 + floors could be possible only as you go further north. There is chance only in this direction, ie towards Technopark & Technocity since those areas are the developing ones, about 15-20 kms away from the present CBD of city.

Are land prices are so expensive? or cities does not spread that much horizontally?
Or population burtsting? Why Kerala cities has so many residential high rise towers?
I dont see any other cities with population of 1mil or close to have so many skyscrapers other than Kochi, Trivandrum,and Mangalore(not kerala though).
Do people live in such apartments? or just is it just an investments from NRKs?

@R2IChennai - Lol, people do live in these apartments, lots of people. You are right that these days Trivandrum and Kochi have begun a healthy high-rise boom outstripping most other cities in the 1-1.5 million pop range. Some of this is fuelled by NRK investments, but increasingly more people are shifting to flats, especially the younger generations. However, cities in Kerala have good horizontal spread which is a reason that the proliferation of high-rises has been slow till recently. In fact, Trivandrum is expanding outwards at a prodigious rate, especially in the direction of the IT Corridor, as can be seen from the steady addition of areas to the metro corporation.

Hi R2IChennai,

Kerala is very much different from other Indian states. Here the fact is that the population is rather spread than concentrated in cities. So you will find a major portion of the state, say from Trivandrum in south to Thrissur, an extended urban area. And yes, the land prices too are not cheaper, perhaps comparable with metros.

It is not the bursting population in cities, but the 'lifestyles' that make highrises appealing. Here apartments are luxury and not meant as a means for 'mass housing'. So the added features like Healthclubs, gyms and other amenities make it more attractive. And it is pretty costly too, starting from about 20 lakhs for a 2 bed apt to almost one crore. ( Apartments in Kowdiar in Trivandrum & Marine Drive in Kochi costs this much)

The apartment culture was started by NRKs, who saw it as a good investment which yields good rentals. In Trivandrum, the rentals of apartments starts from around 8000 pm to about a whopping 1.25 lakh pm for fully furnished penthouses.

You can see that even cities with population about 3 lakhs like Thrissur or towns like Kottayam with 1 lakhs population sporting highrises in the 15-20 floor bracket, putting even big cities in India to shame. Other than the NCR, Kolkata, Greater Mumbai, it would be Kerala which sees max highrises. And if you take 'Percapita' penetration of highrises, Kerala would be topping the charts.

In cities like Trivandrum & Kochi, the market is NRKs, businessman, and IT people. In other centres, it is mainly an NRK market.

And the attraction of living in a highrise is much in Kerala, you would be sarrounded by clean, green environs. Many of the apartment views from Trivandrum make you feel that you are living in a hill resort, rather than a busy city.
