Yes Vadi, rates are higher nowadays. BTW that 60 lakhs is not the top end. It is the rate for smaller, beginning level apts.

BTW an Apartment is more than a shelter. Unlike other places in India, an Apartment in TVM or Kerala is not for mass housing. It is more for a luxury living. Common man normally build independant houses. For example, an Independant house, with 1500 sft modern finishes will be costing about 22-25 lakhs including land value (around 12 lakhs as construction cost and around 10 lakhs for 5 cents) . Land value is an average 2 lakhs, but yes, not prime areas. Mean while an apartment of the same size would be costing around 35-45 lakhs.

Advantages of Apartments are.

1) The views would be enchanting, esp in TVM. You will feel like living in a hill station
2) Lesser radiated heat from the ground, more breeze.
3) Security
4) Amenities like swimming pool, health club etc
5) Mostly good locations.
