Things are changing quite quickly because of all this sub prime stuff in US and the strength of the Phil economy, in March the exchange rate was around 93/5 peso's to the pound, today it is around 84/5. I was lucky as I financed the full price from the UK which allowed me to buy at the higher rate and also received a better discount.

Myra.s as a Property Specialist what is your take on the strength of the Paso at this time, will it have a major impact on the property market? There is a very high level of new developments, perhaps there will be some good deals in the near future?

It's constantly flooding on that area - near Washington part and traffic gets terrible as you approach Buendia coming from Waltermart both ways during rush hours. But on the Arnaiz Rd part, where Columns is, there's not much traffic problem. and if you are travelling from the South Luzon or Airport, access will be very easy via skyway. It's very near both Greenbelt and Waltermart. You will have options of high end or not so high end malls. Hehe.... I found the Beacon thread. Here to give you an idea...posted by Terence. The deep hole on far right is Columns... With Columns up...

Looks like the Southern view of The Columns will be blocked sooner rather than later by The Beacon.

@kevinlondon... I merged them before but the final product looked really off because the 2 renderings were not of the same scale to begin with. Too big a difference. This was the reason why I decided to just post the 2 renderings separately on post #213 of this thread. Maybe someone else other than @tebs and I can do the merging for you.

not even i can figure out if it's west or south. i may try to figure out this weekend where the sun sets with respect to Columns and Beacon.
well, i've tried merging the two photos using PS. the result? less than stellar. but this will somehow give us an idea on the orientation of each project. ![]() edit edit: wait wait guys. i am thinking. EDSA crosses SLEX at Magallanes, and it's directly facing the sunset if you are heading to Manila Bay or Mall of Asia. And Pasay Rd is parallel to EDSA on that part. but i think bEACON will not totally block sunset view of Columns. Beacon is few degrees to the north. or something like that. well, let's see.
