I think that's part of makati cinema square. I don't think they can know evakal down it belongs to someone else not ayala!

Good render but I think it will look proportionately higher.

I think in 20 years time both legaspi and salcedo will look like canyon city with small buildings torn down and going to much higher levels.

Silly me, I thought that the lot of ColumnsII was near the same size as ColumnsI. That was the reason I was wondering why there was no provision for street extensions of Adelantado to Pasay and Benavidez to Amorsolo at the sides of the Columns II lot. Therefore, my initial analysis of extension of Adelantado and Benavidez would not have made sense because the lot is simply too small. Still, I bet the Ayalas are negotiating with the owners of Evakal so they can extend Salcedo St to Arnaiz because by doing so it will create better accessibility for the current and future residents/business in that area especially once Salcedo starts to get even denser with highrises like in Legaspi.
