Kolkata (Calcutta) suddenly going vertical

Hi

In the last one year, there has been a sea change in urbanism in Kolkata. With older buildings being restored to the former glory, slums being replaced by towers, hugely better and expanded infrastructure, and, of course, the building boom.

The boom and real estate prices skyrocketing is transforming the Kolkata cityscape, that will make it in a couple years most likely the second most vertical city in India and south Asia. The quality of new construction is totally at odds with the 70s-era blocks that once defined the skyline, with newer projects of these even of increasing quality. The boom of construction is reported to be even more exponential in growth than even Mumbai.

Here are some u/c projects in Kolkata right now. All these are projects announced from only several months ago. And this is no means a complete list of u/c highrises either. I can't wait to see what new projects will be announced in the next coming months and years.

Supertalls wouldn't work with current infrastructure (I'd assume). Also, too much politics would be involved.

Very nice Jai: Good to see someone keeping track of the city like this.

Kolkata is India's most "East Asian" city. It's modern architecture has a very distinct Eastern flavor, much more than anyother Indian city!

Are the communists finally out of ruling in West Bengal?

I'm happy to see quite few elegant projects which differ from
popular 'heavy weight' estates so typical for Asian countries.
Unfortunately these 'heavy weights' still prevail in Kolkata.

Good that Calcutta finally will build something tall (though it already has some 90m buildings), even if it looks more like highrises than skyscrapers.

Supertalls, as spyguy said, probably cannot be supported under the current infrastructure. However if the city can break the 100 metre mark after the completion of the South City project and also sell out all the apartments, the real estate developers will probably gain confidence about building taller projects.

Right now the project to watch out for is the New Town which is coming up in east Kolkata. Spread over 35 sq kms, the new Town and surroundings will accomodate one million residents when completed.

The biggest project announced in New Town is the Bengal Unitech's Uniworld City (an Indonesian joint venture) (renders of which have been posted above). The Uniworld City project will have 82 apartment blocks ranging from 9 to 27 storeys. There will be 4500 apartments and the first phase of 400 was sold out.

A smaller township - Calcutta West International City,comprising of 4000 single family homes and several apartment blocks, will be built by an Indonesian combine

wow so many projects,
In some of them like the first red-blue-yellow it does look a bit like lego but
I like the use of bold colours instead of more and more greys

Kolkata is finally shaking off the political inepnitude that has impeded city development and is logging on to the Indian economic boom. Supertall development is incumbent on the level of overall development in the city -- not only infrastructure, but services and security. Even highrise s&g and glass facade buildings require considerable maintinance and a task on things like energy supply, which makes them not really suitable for Indian cities in isolation. Especially for organically developing Indian cities, where legal and political institutions make it extremely difficult to simply evict residents, raze sections of the city and rebuild cohesively from the ground up.

FSI has been designated keeping in mind that infrastructure cannot yet support supertall projects. Thus most high rises, like the ones above, require large grounds, ideally filled with gardens, and redundant security and transportation infrastructure that would make it possible for a tower to be tall and safe. This is especially so in Kolkata which has less developed infra than Mumbai or Delhi.

As citywide infra develops, taller buildings will result, especially as real estate prices continue to increase dramatically.

Hardly. (or, really, "")They've just seen the writing on the wall and have started to unoffiically embrace capitalism a la China. I can only hope that it will transform them as it did China.

The boom is caused by several factors: overall Indian economic development and incomems, return on investment of infrastrcutre, political relaxation of building codes, political encouragement of FDI, and a new will for quality buildings from the Indian consumer.

Well, skyscrapers will come. The above is development from less than a year. These projects are pathblazers, as it were, clearing the legal/political/economic way for building ever higher buildings. By every estimate Kolkata and India will continue their economic booms, and continually taller buildings will be a result.

I despised these towers when the renderings were first out. But I gotta say, it grows on you. The more I look at them, the more I love the design.

Well, the Chinese have been ruthlessly great in their quest for urban development. Certainly there are elements and policies for Indian cities to model themselves after.

Shanghai and Kolkata have a strong colonial legacy, and numerous historic buildings. Both cities are doing great jobs preserving them (Kolkata only recently)

Kolkata!!!!! I think it will be the Shanghai of India. Not only is it like east asian city but its temples are to. Here are some.
