Contracts for The Centrium and Al Manara in 30 days
Dubai: Dubai-based property developer ETA Star is preparing to offer construction contracts worth more than Dh500 million for two key projects. Company officials said the Dh250 million main construction package for The Centrium, a residential development in the International Media Production Zone (IMPZ) and the Dh270 million contract for Al Manara commercial tower at Business Bay, will be confirmed in the next 30 days. It follows news that contracting company Dutch Foundation won the Dh30 million contract for enabling foundation work in the two developments. The excavation and piling work on the Al Manara tower is scheduled for completion by the first week of October, while work on The Centrium is expected to be completed by November. The deal follows similar partnerships between the two companies on ETA Star's Goldcrest Executive and Goldcrest Views-2 projects at Jumeirah Lake Towers. Dutch Foundation's portfolio also includes the Saba Tower 1 and Madina Tower in Jumeirah Lakes Towers. Abid Junaid, executive director at ETA Star, the property development arm of the ETA-Ascon Group, said the company lays particular emphasis on foundation work. "Dutch Foundation has been involved in other important projects of ETA Star and the quality of their work has certainly been up to the mark, which prompted us to award the contracts to them," he said. But finding skilled contractors for the main construction package has been a struggle, according to P. Balaji, business development manager at ETA Star. "The supply of human resources and raw materials is strained and all the good contractors have extremely full order forms," he said. The four-tower Centrium project, located on Emirates Road in the IMPZ, features one, two and three bedroom apartments, which are scheduled for hand-over in December 2008. Balaji said the project is aimed at mid-income earners and will appeal to staff within the IMPZ, as well as people using Emirates Road for travel to work. Al Manara was one of the first commercial projects launched by a private developer in Business Bay and is set for a June 2008 completion. It was designed by Singapore-based Architects 61. The overall development value of The Centrium is expected to reach Dh450 million, while Al Manara's value is estimated at Dh400 million.

Flo, on Al Kazeem Towers thread I mentioned ASCG being fast builders, and you disputed that bringing up the Golden Sands Tower in SZR.As for the Citadel, it hasn't reached the ground level yet, despite starting many months before Al Manara. |

Citadel was pretty advanced when we were there in april, piling was already underway. i wonder what the delay is.
anyway ASCG WAS slow on Golden sands. but i must confess they do a fantastic job here
