Just one minute, there, PRB. Having looked at Victor's photo of the rendering, I also have a concern about the rooftop additions on YWCA. I accept that PRB has experience with "view from ROW" issues, but PRB's expertise about the legal definitioni does not trump the simple test of "what does it look like?"

To me, the rooftop additions on the YWCA should be set back further (perhaps 20-40 feet more?). Otherwise, they disrupt the effect of looking at the street and appreciating the YWCA as an individual structure. With those two rooftop glass-fronted floors, it tends to distract from the YWCA and starts to make it perceived as a false front, which we should try to avoid.

I hope that the above concern is addressed. Other than that, the building looks beautiful.

As per the graphics that where shown, neither of the set backs will be visible from the far side of Michigan Ave, and that is what the letter of the law requires. I don't know if this helps at all, but that is how it was represented at the meeting.
