One City Hall Phase I is currently going up... oddly enough, north of New City Hall. It's ~12 floors or so, I forget the exact number.
When this project was first announced there was talk, and even a model of a 50-story condo as a second phase. Personally I doubt this project will go through at this height, but I list it anyway on the chance it does.

One City Hall is 16s, not a great building but adds density to downtown. I don't think the city will ever let a 50s rise behind it. Realistically, I see it as about 35s, just about the same as CityHall and the One Dundas west building.

Anyone care to tell me about CASA? I've never heard about it, and all the while it's already in sales! I am excited to hear about it!

As well, where is SP!RE at? That looked like a great, exciting project.

Anyways, Toronto is finally getting it.. I mean, they are turning clone condos (like the old Cityplace ones and Toronto homebuilder-made condos) into works of architecture that could be famous! Good Work!!!

CASA is a 43s, 138 m Condo tower by Cresford dev. and is designed by architectsAlliance. It has wrap around balconies and is a pretty sleek and tall tower with a hat on top. It is on Charles Street (Just south of Bloor) and and a little East of Yonge street.



And SP!RE is at Adelaide and Church (Just west of the main cluster).

Last time I was in the area of Church and Adelaide I think Sp!re was at about 3 or 4 storeys. I think this one will rise quickly now that it's above ground. It's one of my favourite u/c too!

The Uptown is a gorgeous building. Too bad it won't be higher. What's the deal with 1 Bloor E.? The Ritz-Carlton is a much newer project and it's in sales already. 1 Bloor has been "proposed" for, what, three years now? Also, what happened to the tower proposal from a couple of years ago for 7xx Yonge?

Canada's office market will need the equivalent of 16 new towers in the next five years in order to meet growing demand from a strengthening economy, says a study from commercial realty firm CB Richard Ellis.
Two or possibly three towers will probably be started in Toronto within that time frame, the company added yesterday.
"It's about time we saw some cranes in the sky," president Blake Hutcheson said in an interview.
"The industry has been suffering a hangover from the tech wreck."
"It's been slow, gradual growth, but finally it's come to a head, where you have strong corporate profits that allow companies to expand," said Ray Wong, director of national research for CB Richard Ellis.
Wong estimated that 16.4 million square feet would be needed to meet expected demand. Most of the new construction is expected to take place in Toronto, Calgary and Ottawa.
After the bursting of the technology bubble in 2000, vacancy rates in commercial real estate space, especially in Toronto, zoomed up precipitously.
"An awful lot of space got contracted to the sub-lease market, and that's finally burning off," said Hutcheson.
Wong said 6.2 million square feet of space are already under construction, but another 10.2 million square feet will be needed between now and 2010.
Last month, developer Cadillac Fairview announced it expects to build the first new office tower in downtown Toronto in more than a decade, one that could be as big as 1.2 million square feet and 48 storeys when completed.
CB Richard Ellis estimated there is still room in the market, with Toronto requiring about 5 million square feet by 2010.
Including the Cadillac tower, about 1.1 million square feet of space is being planned or already being built.
That leaves room for possibly two more towers in downtown Toronto, including Brookfield Properties Corp.'s Bay-Adelaide Centre and Menkes Development's Union Tower as potential candidates.
Wong said he felt at least one of those projects will go ahead.
Under current conditions, all three are unlikely to be started at the same time, Wong said.
Hutcheson said he did not expect a "surge in demand for office space" but instead looks for a steady increase building up over the next five years.
"There are a lot of people out there looking who can't find anything suitable right now," he said.
Modern buildings with sophisticated heating and ventilation and access to technology are high on the demand list for tenants, said Wong.
Still, the market is not at the point where it is a slam-dunk for landlords.
A fair supply of office space is available in most markets in Canada, but space for larger tenants is severely limited, CB Richard Ellis said.
"It's very difficult right now to find large blocks of space."

Speaking of Bay Adelaide...How fast will this project proceed? And what are the factors involved? Will this be considered a condo development and therefore need to be 50% sold before the construction can start? Or would the approach be, find a major tenant and then move on it as quickly as possible?

Cant make up my mind...it is different than what is presently in the city, but just not sure if it does it for me!

The question which still remains, is how many of these projects are going to get built? After an incredible last 5-6 weeks of development news, are we really sure that even half of these projects will see the light of day?

not to rain on the parade...just curious!!

I posted this over on the Toronto Density thread... which had fallen to page five for shame...



Here's the approximate position of Bay Adelaide Phase One (62 storeys) and Two, as might be viewed from Phase Three (hotel/condo).

Talk about density... all of the TD Centre, Royal Bank Plaza and BCE Place have disappeared from this POV.

Yeah, that's going to be one insanely dense intersection indeed. I can't think of many more dense intersections in the world, though I'm sure there's got to be one or two.

I was surprised by the amount of condos proposed/approved/UC in toronto that have the same names as condos in miami (for instance, Met 1, Met 2, Element, Quantum, Infinity, Infinity II, Soleil). Are they by the same developers?
