Kudos to government for

It was not a deliberate miss though ... things would have been different if there was no economic problem in the middle!! But going by Kerala ways,
I think technocity is a breakthrough!!

@sakrishna the whole of IT is planned between Aakulam and Kadinamkulam lakes. As I understand, there is this canal that joins the two lakes together. So there will be plenty of recreation in water bodies.

Sakrishna - Technocity is about 5 Km North of Kazhakkoottam on the NH-47. The closest station is actually Murukumpuzha, which is hardly 1 Km from the project site.
That means it is around 25 to 30 KMs to the North of Trivandrum city centre. And 45 KMs away from Kollam City. Probably, it is a great idea in future to start Volvo bus services from both the cities to the Techno city. Infact, people in Bangalore including me travel around 35 Kms on one side itself spending 2 hours in traffic to reach office. Compared the new concept will be great.

It is only a plain fact. There are people driving solo or car pooling to Technopark from Kollam daily. The case with Bangalore is different. I take close to 1 hour daily for my 13 km drive. BTW if you travel 35 kms daily one side in Bangalore, from where are you coming??????. The place would be very well away from urban/suburban/peripheral areas.

I used to take only around one or one hour fifteen minutes in my car to get in to Trivandrum city border from my father’s place at Kallumthazham, Kollam.

There are many Technopark employees who make use of the ‘Technopark Express’ to reach Kazhakuttom Railway Station and proceed to Kollam. There was a guy in my wife’s previous company in Technopark who was asking for a stop for ‘Malabar express at Kazhakuttom in the evening. We had tried to raise this in Southern Railway discussion forums also. Once the MEMU starts, it will be beneficial for such people.

I am not sure how this would be practically true. The so called Trivandrum City Centre was earlier at Thampanoor/East Fort. But the thing is that there are new CBDs/high streets developing in a linear & radial fashion. See for example, The Kesavadasapuram-Pattom Stretch is the new ‘Hi Street’ of Trivandrum. From Kesavadasapuram it is just about 10 km to Technopark and about 15 km to Technocity. The new highrise- high density urban dwellings with towers as tall as 36 floors are all happening in the Akkulam-Kazhakuttom area which is next to the Technocity area.

That's indeed a good thing.

Our state Govt should woo the IT companies by clubbing tourism also.
This is one of the main advantages all the districts in Kerala posess.

There are many holiday destinations that can be accessed in 15 minutes - 4 hours from the all the district headquarters, which can be really exploited to develop our IT industry.

So, companies to Technocity should be allured in this way.

LAND ACQUISTION FOR TECHNOCITY - BY FORCE

The government has gone ahead and demanded the identified property be handed over by the residents/current owners, threatening to take the said property by force. Afraid of losing their property for nothing, most of the poor residents/owners have handed in their land deeds to the government at a throwaway price quoted by the government. Even so, the poor residents and owners who have been relying on their property for survival has yet to receive any payment or relocation details. If this is the way the Kerala Government/Technopark Officials are going to dictate to the people of Pallipuram/Thonnakkal, I see little hope in any reputed foreign companies wanting to set up their campus/business in Technopark.

As you may be aware, the Government had offered to take the land over on a negotiated purchase basis across the last two years or so. The prices for various parcels had been set by the DLPC in consultation with the local representatives and people. As far as I know, the land rates have been quite good, at an average of Rs 77,000 per cent. Especially so, considering that before the project was announced, the average land rate in this area was no more than Rs 35,000 per cent. Even today, large land parcels in the same area are going at no more than Rs 80,000 per cent on average. And that is quite negotiable.

Only those parcels which could not be bought under the fast track process have now been acquired under the Land Acquisition Act. This is the case with any major project where the Government acquires land.

Even as per the LA act, the owners are compensated at a premium to the last transacted value in that area plus a solatium amount. So, it is not that land owners will lose their land for nothing. Indeed, they can even apply for an enhancement of the compensation.

And lastly, one needs to remember that land in this area had very low value before this project came up. So a lot of people are going to benefit from the land appreciation due to it right now and also from the income and employment opportunities that it will generate in the years to come.

I wonder why the leading malayalam news channels have hidden the information about the technocity from its viewers. While they catered and concentrated more on some other project for example the Smart City project was given much publicity and more hype than it really was. But the Technocity project was well hidden. Similar is the case with other new projects. Many news channels especially one starting the 'M' really avoids TVM..

What’ new? Malayalam media has always behaved the same way. To my mind, today, Trivandrum, as an IT destination does not require publicity within Kerala. More important is how this happens across India and abroad, which will enable attracting more IT business and people with requisite skills to Trivandrum.

Kerala IT sector is all set for a “great leap” with the launch of ‘Technocity’, one of the biggest integrated IT township in 450 acres at Pallipuram, about five km from Techopark, Trivandrum.
Technocity, Kerala’s biggest IT project, will be launched by Chief Minister V S Achuthanandan on June 4.

The project consist of:-

*IT/ ITES infrastructure-15 million square ft of IT business space.

*Residential appartments

*Shopping mall

*Hospitals

*Hotels

*Educational institutions & other facilities.

*The project 'll coming up in an area of 450 acres.

*The project cost is Rs 5000 crore.

The project conceived under PPP model, expected to attract Rs.3000 to Rs.5000 crore investments .

*'The first phase of the project would be open in July 2012.

*The roadmap for developing the project would soon be ready as several developers have shown interest

*Technocity 'll be mainly focusing on the fields of:-

-Nanotechnology.

NEW TRIVANDRUM

Technocity is being developed as a self contained township totally dependent on its own without relying of either capital city Trivandrum or Technopark. Hence naturally it will result in the development of a second city north of kazhakkuttam, which can be compared with either navi mumbai which lies 50 km away from mumbai.
