- Awesome news, and on more than one account!

ORNL is one of the world's leading scientific institutions, carrying out pure and applied research in a variety of fields mostly related to Physics. It has created thousands of patents and is choke full of the best minds in the world, including a plethora of Nobel laurates.

Seeing Trivandrum considered as a possible destination along with the top IT/R&D hubs in India is the best possible validation of the fact that it is a leading hi-tech destination in the country and the best in Kerala!

The report also mentions that the first 200 acres of land for Technocity will be acquired in the coming months. The GoK notification for the acquisition of this land came in the papers last week, marking the final stage of the acquisition process.

And there are already a number of possible investors already queued up for the biggest IT project in Kerala. Names that have been heard include domestic majors like Mahindra World City and Reliance, in addition to global major Emaar MGF! Already, Technopark is in the final stages of finalising international consultants to prepare a plan for Phase IV expansion!

TRIVANDRUM - India's Evergreen City , Kerala's IT hub too

Ajay & Others,

There was a news in the Malayalam dailies in the Gulf last week that the IT Corridor Stretching between Kovalam & Quilon (via Technopark/Kazhakuttom/Technocity) would be a reality soon. It is also learnt that the GoK has already initiated the plan of work.

According to the same news brief, Infrastructure Subsidy for IT Projects has been enhanced from 20 to 30 % in respect of TVM & EKM Districts, while in other Districts, the enhancement is to the tune of 40 %. Why is it so? Does the GoK feel that IT industries are too much at TVM & EKM. Or is it just to promote other areas? Even then, lot of IT projects would come up in the TVM - Quilon District boundary. Right ?

- GoK plans to have IT development across the State as a means of accelerating uniform economic growth. It has already met with a number of international consultants for this project along with Technopark Phase III and IV expansion.

The higher subsidies in districts currently without any IT presence is due to the fact that these places are less attractive for IT/ITES companies, due to the relative lack of urban infrastructure and transportation hubs, lower human resource availability and absence of brand building. GoK hopes that higher economic incentives will help to tide over these and attract some companies to other places.

Realistically, we can expect SMEs, at best, to move to these places as well as some smaller ITES outfits.

And the Trivandrum IT Corridor will most definitely continue to be the hub of development, especially with the launch of the Technocity project.

Went for a drive to the Technocity location some days back.

This road is from NH 47 Pallipuram CRPF camp to Mangalapuram/Pothencode. Mostly it is rubber plantations, coconut groves etc. Roads in the vicinity are reasonably good.

Update

- Nice shots from Sudheesh. Hope to get more when I visit the area next weekend.

The Govt. has already notified the first 200 acres for acquisition. The compensation for the same is expected to be decided at a meeting with the land owners shortly and then the process will move into the payment and land takeover stage.

Meanwhile, it has been reported in the papers today that GoK might appoint Infrastructure Kerala Ltd (INKEL) as a nodal agency for the mammoth project, along with Technopark. INKEL is a special company formed by GoK to develop infrastructure facilities for major projects in various sectors. It will gather funds by issuing equity in the open market and execute various projects.

However, it has also been reported that GoK is also mulling setting up a special company exclusively to develop infrastructure for IT projects. This would have Technocity as its centerpiece. A meeting for the same is to be convened tomorrow.

- Yeap, it is a beautiful location, situated between the foothills of the Western Ghats and the pristine coast of the Arabian Sea.

Btw, Technopark and GoK have appointed Price Waterhouse Coopers as the consultants for deciding the strategy for Technocity.

"The basic premise of the IT company would be to see that all development initiatives in IT, be it IT parks and infrastructure development for IT, would be taken up by this new company which would act like a holding company. PriceWaterhouseCoopers has been roped in to prepare a master plan for all future IT initiatives in Kerala. The broad aim of the company would be to set up IT parks in each of the districts in the state," said M. Vasudevan, who is in charge of business development at Technopark.

The Dubai visit would aim to attract IT companies and investors for the proposed Rs.50 billion Technocity, which is the fourth phase development of Technopark. Technocity would be set up on a 507-acre campus and the state government has already acquired 205 acres. The rest will be acquired by the end of the year.

Technopark, situated on the outskirts of the state capital, has 126 companies with a work force of 16,000. "Around 30 new companies are in the pipeline that are likely to set up shop here. Currently 3.2 million square feet space is occupied and another 1.8 million square feet space is being constructed," said Vasudevan.

Technopark is setting up a finishing school to help train and equip around 25,000 engineers who pass out of the 84 engineering colleges in the state every year.

Nice to see Technopark taking the lead for IT development of the State. I am sure there will be no dearth of interest in Technocity, after all it is the largest IT project in Kerala.

The cleared area in the centre of the image is the CRPF Group HQ at Pallipuram. Technocity extends north of the camp for about a kilometer on both sides of the National Highway. Keep watching this space, as it becomes the most happening place in Kerala.

- Lol, these days one sees that many of the ad.s for land on sale are being benchmarked from Technocity. So, "X Km.s from Technocity" is fast becoming a parameter along with the distances from the CBD, Airport, Railway Station and Technocity.

As far as I understand, the notification for the remaining part of the land under the project will be issued by the Government in a few weeks. Meanwhile, the Government is looking to this mega-project as a centre-piece for its development vision for Kerala, as explained by Mr. Balagopal, Secretary to the CM, in a TV interview a few days ago.

Emaar MGF has submitted their proposal for the mixed development of IT, Commercial/Entertainment and residential in 200 acres to the IT Secretary yesterday..

Letz see what happens next and hope to share what Emaar has in store for Trivandrum.

Is this proposal in connection with the proposed Techno city. I was under the impression that PWC is drawing up the master Plan for the technocity .

Hope some body in the dark corridors of power do not suddenly find out that the land earmarked for Technocity is "Forest land " or that it is "environmentally fragile"

Yes, it is for Technocity..first phase development in 200 acres

PWC is doing the masterplan for the third phase for technopark, in 100 acres.

land Prices

Dear All

Myself Suby Sajan, settled in AbuDhabi. Let me first thank you all for such a nice forum on Techno city.

Am a new user to this group and hope to get familiar with you all soon.
I have concerns to share with you all and need some expert advice from you all.

Am having 10 Acres of Land in Murukumpuzha, about 500mtrs from the proposed Techno city, which we had brought 8 years back.
Now there are many real estate agents behind us offering various prices.

me being in UAE, dont have much idea of the present prices.

Can anyone of you advise me on this.
Whats the current prices of land in that area and should i not sell it now.
what will be the future market value.
