[South Pars E.Z.] Development Thread
Well, these kinds of threads have been tried elsewhere, so why not?
![]() South Pars Economic-Zone Development ThreadLocation: Some 50 kilometers long and one kilometer wide, the Pars Region economic-zone is located in the Bushehr province, on the coast of the Persian Gulf, between the two ports of ‘Assaluyeh and Nakhl-e Taqi, and flanked by Sherinu and Bidkhun villages. The Pars Region was created to accommodate oil and gas refineries and exportation facilities for Iran and Qatar’s common resources. Assaloyeh, a town being developed from pretty much scrath in Southern Iran, it's located 300 Km East of the port of Bushehr along the Persian gulf coast and 570 Km west of the port of Bandar Abbas. ![]() ![]() Map of Pars Special Economic Energy Zone (PSEEZ, Assaluyeh):

Atisaz Assaluyeh Project:
![]() The French firm Total, the Korean firm Hyundai and the Italian firm ENI are currently completing these projects. It is estimated that some 60,000 persons will be employed on the site, taking into account the future exploitation personnel and their families, more than 200,000 persons will become established in the area once the project is completed. Atisaz has completed the design of a project involving 1,000 residential units on an 90,124-square-meter plot of land and begun its execution since July 2002. Phase 1, comprising 10 three-storied blocks for a total of 240 apartments, is under construction. Phase 2, comprising 20 three-storied blocks for a total of 240 apartments, is under construction. Phase 3, comprising 22 three-storied blocks for a total of 168 apartments, is at the design stage. The administrative-commercial center No. 2 will cover a built area of 24,000 square meters on two floors. ![]()

Ahmad Jami, Managing Director of Pars Special Economic Energy Zone Co., where he briefly describes the various infrastructural projects and zone development plans being implemented in the Pars Special Economic Energy Zone.The Cabinet of Ministers has recognized Pars Special Economic Energy Zone as Iran's official boundaries and so it would be important to secure the area. Possession of Lands and Securing the Area: The Cabinet of Ministers has recognized Pars Special Economic Energy Zone as Iran's official boundaries and so it would be important to secure the area. We mull over 80,000-meter fencing with 70,000 meters accomplished so far. The fencing involves the northern, eastern and western sections. Domestic Road Network and Road Construction Projects: We have been building domestic roads to connect industrial sites in the area. The main roads are as follows: The road stretching from entrance to center of the area, the road stretching from the entrance to the service-providing port, the road connecting the airport and central entrance boulevard, the road connecting Assaluyeh and Nakhl Taqi villages with the new road in north of the zone. The construction operations of the mentioned roads have been started and are in different stages. The operations have progressed from 10 to 100 and the projects cost will be more than 1,000 billion Rials. Pars - Port Complex: The service-providing port is one of the comprehensive port complexes (Service Port and Petrochemical Port) measures 140 hectares and it can let 75,000-ton ships berth. Once completed, the serviceproviding port can accept loading and unloading of around 10 million tons of goods including one million tons of sulfur, three million tons of container-ferried products and six million tons of machinery for refinery. * 35% progress in Service Providing Port. The nominal capacity is 10 million tons per annum, which can let 12 ships berth simultaneously, and 1800 billion Rials investment will be made for this Port. * 27% progress in Petrochemical Port, The nominal capacity is 30 million tons per annum, which can let 15 ships berth simultaneously, and 3700 billion Rials investment will be made for this Port. Comprehensive Telecom Project: Located on 1,400 square meters adjacent at Kangan Boulevard, the Comprehensive Telecom Project is a two-story building with a telephone center in each site. The single story building of the telephone center has 360 square meters of built-up area. The telephone centers are connected to the telecom center through buried optic fibers and telecom lattices. The center can offer up to 10,000 wireless telephone lines and 40,000 wired telephone lines. Water Supply Projects: The water projects under study are: l. Installment of two water desalination plant with a capacity of 10,000 cubic meters per day 2. Building two concrete water tanks with capacities of 30,000 and 5,000 cubic meters 3. Laying on network for transfer of water from desalination plant to tanks (under design) 4. Setting up water distribution network (which is in materials provision stage) 5. Water supply from Moharram project and Kowsar Dam in the mid-term Power Supply Projects: 1. Final negotiating with a German company for building 600-Megawatt power plant under Build-Operate-Transfer (BOT) method. 2. Building seven electricity substations with capacities of 100 to 200 Megawatts and 132.20 and 20 kilovolts. 3. Laying a 40-kilometer 132-kilovolt transmission line (double circuit). 4. Erecting 62 distribution posts with 20x0.4-kilovolt capacity. 5. Distribution lines and streets lighting are under design. International Airport: The new airport is designed on an area of 18 hectares which includes the airport itself and the peripheral buildings, the executive operations of which have started since June 2003. The tarmac, hangar, fencing and patrolling roads are estimated to cost 70 billion rials; terminals are prefigured to cost 150 billion rials for transferring 750,000 passengers per annum. The control tower and its technical buildings located on 1,000 square meters cost 20 million rials while peripheral buildings like the fire fighting and meteorology section cost about 40 billion rials. The entire project is estimated to devour 280 billion rials. Sports Site: A sport site is designed on 19 hectares of land at the heart of Pars Special Economic Energy Zone. The site is predicted to field: * Grass soccer pitch with the capacity of 5,000 spectators ? Indoor swimming pool with 1,500 square meters of built-up area * Indoor multi-purpose hall with 3,000 square meters pf built-up area with 1,200 seats for spectators * Indoor bowling hall with around 1,000 square meters of built-up area * Buffet and coffee shop * Outdoor sport fields for volleyball, basketball, tennis, skate and ping pong * Bicycle track in all sites Construction of the "sports paradise" has so far registered 10% progress since it was launched this year. Passenger Terminal: A bus terminal is located in Shirino (western entrance of the area) on around 15,000 square meters of land. It fields buses and minibuses. The terminal building is two-story with 2,800 square meters of built-up area. The building has ticket selling box section, waiting room, trade and administrative sections Cargo Terminal: Lying on 45 hectares of land, the cargo terminal is situated at the center of the area. This terminal covers reparation centers, mosques, sport facilities, welfare facilities and washrooms and restaurants for the drivers. This site also includes customs, insurance, weighing machine and other sections. International Sadaf Hotel: A 400-room international hotel will be built on 100 hectares of land in Naiband Gulf on the route connecting the international airport to the industrial sites. The hotel is modeled on the marine environmental conditions and resembles a shell. The hotel is made up of three highrise buildings with 11, 14 and 17 stories. The total building lies on 43,000 square meters. The hotel includes large and small doublebed rooms, different types of suites, special rooms for the handicapped, recreational facilities and so on. Oil and Gas Industry Exhibition: In an attempt to set the stage for flaunting gas, oil and petrochemical potentials and offering information about the latest developments in this field, a piece of land is designed to exhibit oil and gas industrial achievements. An exhibition has been envisioned to be established in a beautiful coastal part of the Persian Gulf, Naiband Bay, to attract foreign tourists. Attention to the Environment and Natural Reserves: We have carried out the following operations to protect Mangrove (Hara) Woodlands: 1. Plantation of around one million Hara saplings in the woodlands 2. Producing 70,000 Hara saplings in the woodlands 3. Examining widening of the bridge's spans in order to supply water to Hara Woodlands to be protected from destruction 4. Setting up an ad hoc committee in association with relevant organizations for protecting Hara Woodlands 5. Cooperation with the Department of the Environment and Natural Resources Department of Bushehr Province, Persian Gulf University, Bushehr Plants Protecting Department and marine environmentalists 6. Collecting refuse and trashes discarded in the woodlands 7. Obliging use of sewerage systems by different companies 8. Negotiation with the Persian Gulf University to review the reasons behind dried Hara trees and offering ways for protecting them 9. Disposal of urban, industrial and chemical wastes and recycling them Greeneries Expansion Operations Outside Hara Forests: Projects Implemented within the First Half of Current Iranian Year are as follows: l. Setting up nurseries on five hectares of land to produce 750,000 saplings in each season 2. Creation of green belt on 40 hectares of land at the side road by planting endemic species enduring climatic conditions of the region such as Konar, Kahoor and Kort. 3. Planting trees alongside Kangan-Bandar Abbas Road on around 15 hectares of land 4. Expansion of greeneries inside the residential complex and along the airport boulevard covering two hectares of land 5. Building parks around administrative building on five hectares of land 6. Creation of greeneries around residential camps and hotels on three hectares of land. |

Dubai_boy, you're 110% right about those apartments! They are built by an Iranian company named atisaz...and they build 90% of their projects that uggly.
They seem to have a strange thing for white and simple facades!

those apartment buildings are built for workers, not middle class or rich people. i really hope that they are not being built on prime real estate because i have a feeling that in ten years that land by the coast is going to bet really valuable!

its for poor workers who need a job
how much money do you think they would spend on that stuff in the US. not much at all! maybe if they were middle class residents or upper class citizens but we are talking about poor poeple (probably even villagers or something) who need jobs and this is probably much better than where they came from. |

Woehahahaha have you ever seen the houses in Frans and Italie they are much uglier and smaller than these houses (well they prity much look the same but are much smaller) But i dont know about korean houses but im not expecting to much from those houses. And we need to consider this is mass housing so they wont spend a lot of atention on architecture....
