銀海基座酒店申加大房間面積

【明報專訊】信和西九龍新盤「一號銀海」,興建時不斷改則,增大每伙面積,結果去年賣個滿堂紅,近日連基座兩層酒店,亦向城規會申請加大房間面積,該酒店原已獲批,可建樓面逾4.47萬方呎,准以地積比率0.3974倍發展,提供不多於119間房間,房間面積平均約376方呎,近日申請將面積增至6.49萬方呎,房間縮減至不多於70間,即每房間面積近千呎﹗另外,荃灣愉景新城第7層停車場合共5.21萬方呎樓面,向城規會申請改作臨時汽車陳列室,為期3年。

Too bad such developments disrupt the natural flow of air currents, turning areas east of Olympic into smoggy mini-furnaces.

too bad the majority of hong kong residential developments show a staggering lack of imagination and care for their surroundings. wall after wall after wall of copy/paste dross as far as the eye can see. i know there are issues of space but that's no reason for everything to be this bad.

Yeh they aren't the most imaginitive developments, but they focus very much inside these flats...which r damn nice inside and have full imagination. Surroundings at the bottom ,which u never see in photos, r quite pleasant with nice greenery and parks as well.

一號銀海高層 呎造逾1.36萬
九龍豪宅入伙成火車頭 市況看俏

香港經濟日報

過去半年九龍區多個新型豪宅,如九龍塘畢架山峰、奧運站一號銀海、九龍站凱旋門等相繼入伙,加上廣播道地皮以高價成交,種種有利因素均刺激整體九龍區豪宅成交量;例如一號銀海入伙後交投量亦急升,當中一個高層單位更以呎價逾1.36萬元售出,創近期新高。

利嘉閣地產區域董事胡○榮表示,一號銀海1座一個30樓以上的B單位一手單位,面積1,548平方呎,日前以約2,113萬元售出,呎價13,650元,是該屋苑入伙後新高價。另接近發展商消息透露,目前該項目只尚餘7個1座B單位,呎價挑戰1.4萬元呎。

首宗租務成交 呎租近28元

據區代理透露,一號銀海交樓水準令人滿意,入伙後二手單位造價上升,本月至今錄得5宗成交,平均呎價約9,000元;相比上月全月錄得8宗二手成交,呎價約7,700元,數周內呎價已上升17%。而最新一宗二手成交為8座低層A室,面積1,006平方呎,以780萬元易手,呎價7,800元。

另外,一號銀海周末亦錄首宗租務成交,5座中層C室,面積898平方呎,以月租2.5萬元成交,呎租27.8元。據了解該屋苑現時有約100個租盤,每呎叫租介乎27至35元。其中2座一個1,296呎單位,叫租每月6萬元,呎租高達46元,是屋苑叫價最高的租盤。

一號銀海頂層 意向呎價2.5萬; 2億元會所曝光 明春加價推餘貨

去年以高價發售的信置 (0083) 奧運站一號銀海,早前發展商已正式發信小業主收樓入伙。發展商昨日則為其斥資2億元興建的現樓超豪會所揭開面紗,並事先張揚加價。

信置營業及市務聯席董事韓家輝表示,屋苑餘下單位將加價5%至10%,計劃明年初推出市場。

當中第1座的頂層特色巨宅Silver Dream,面積3,272平方呎,意向呎價維持2.5萬元水平。

約110單位可售

韓家輝指出,一號銀海累售近600單位,呎價介乎7,600至1.8萬元。現時尚有約110個單位,由於近期有多個利好樓市消息出現,公司看好後市,故餘貨單位將留待明年初才推售,屆時將加價5%至10%。

至於收樓安排方面,韓家輝指出,暫時收樓進度順利,小業主按揭也沒遇到困難,因為多間銀行如匯豐銀行、渣打銀行、恆生銀行等,為小業主推出不同按揭優惠,如匯豐銀行為小業主提供首兩個月免息免供優惠,其後全期最優惠利率(P以7.75厘計)減2.75厘,尚送出日本機票予業主。

屋苑二手 叫價企硬

發展商除宣布將加價外,發展商還開放超豪現樓會所予買家參觀。韓家輝表示整個會所耗資逾2億元興建,整個會所由建築、室內設計、設施以至服務質素,均以國際頂級酒店為藍本。

至於同屋苑二手市場方面,區代理透露現時市場有450個二手單位放盤,向中環海單位叫價約9,000至1.2萬元呎;而向北望昂船洲單位叫價約6,500至7,500元呎。大部分業主均表示會完成交易,且叫價企硬,只有個別業主肯減價求售,如3座中層C室,面積898平方呎,業主去年以647萬元購入,原本叫價600萬元求售,近日減價至585萬元。

Practicality and utility comes first in Hong Kong, as evidenced by things like T2 in HKIA as well. While I also do get tired of these massive slabs of concrete (esp the harborside) I do respect that it is the most efficient use of space, where residential design is more important on the inside than the outside, as long as the outside is not an absolute pain. I have to say, it makes for a boring skyline in residential areas of HK.

The podiums are also of concern, as they reduce "streetlife", per se, life on the streets to limited amounts outside the CBDs, and suburbs have less people walking around the streets. But since most of your time is spent inside anyway, there's certainly no lack of feel of there being people around all the time.
