นายวีระ บูรพชัยศรี ประธานกรรมการบริหาร บริษัท เมโทรสตาร์ พร็อพเพอร์ตี้ จำกัด(มหาชน )ผู้ประกอบการธุรกิจพัฒนาอสังหาริมทรัพย์ และได้เข้าซื้อขายในตลาดหลักทรัพย์แห่งประเทศไทยเป็นวันแรก เปิดเผยว่า บริษัทฯมีแผนการที่จะนำเงินที่ได้รับจากการระดมทุนในตลาดหลักทรัพย์ฯ ครั้งนี้จำนวน 525 ล้านบาท เพื่อนำไป 1)ไปชำระหนี้สถาบันการเงินจำนวน 150 ล้านบาท 2)นำไปพัฒนาโครงการอสังหาริมทรัพย์จำนวน 200 ล้านบาท และ3)ใช้เป็นทุนหมุนเวียนสำหรับซื้อที่ดินเพื่อการพัฒนาโครงการใหม่ๆ ในอนาคต อีกจำนวน 200 ล้านบาท


แม้ว่าดัชนีราคาหุ้นช่วงนี้จะมีการปรับตัวลงมาบ้าน แต่คาดว่าน่าจะเป็นการปรับตัวในระยะสั้นๆ และไม่น่าจะมีผลกระทบต่อหุ้นของบริษัท ซึ่งเป็นหุ้นที่มีพื้นฐานดี มีผลการดำเนินงานดี โดยมีทำเลของโครงการอยู่ในย่านศูนย์กลางธุรกิจ ได้แก่ สีลมและสาทร ซึ่งมีความต้องการสูงมากทั้งจากลูกค้าชาวไทยและชาวต่างชาติ จึงมั่นใจได้ว่าบริษัทฯ จะสามารถเติบโตได้อย่างต่อเนื่อง


บริษัทมีเป้าหมายในการเป็นผู้พัฒนาอสังหาริมทรัพย์ประเภทที่อยู่อาศัยในระดับแนวหน้า มุ่งเน้นการพัฒนาโครงการอสังหาริมทรัพย์ในย่านศูนย์กลางธุรกิจ และในพื้นที่ที่เป็นทำเลที่ดี ทั้งในกทม.และต่างจังหวัด มุ่งจับกลุ่มเป้าหมายระดับกลางขึ้นไป หรือเป็นกลุ่มลูกค้าที่มีรายได้ 80,000 บาท/ครัวเรือน/เดือน โดยผลงานที่ผ่านมาเช่น โครงการสีลม เทอเรส ซึ่งเป็นโครงการแรก และโครงการสีลม แกรนด์เทอเรส ได้พิสูจน์แล้วว่า เป็นที่ยอมรับของลูกค้า ทำให้สามารถปิดการขายได้อย่างรวดเร็ว


สำหรับโครงการที่กำลังดำเนินการอยู่ในปัจจุบัน ได้แก่ โครงการสีลม แกรนด์ เทอเรส เป็นคอนโดมิเนียมสูง 21 ชั้น ตั้งอยู่บริเวณถนนศาลาแดง มูลค่า 1,245 ล้านบาท ขณะนี้สามารถขายได้ 98%,โครงการเซ็นหลุยส์ แกรนด์ เทอเรส เป็นคอนโดมิเนียมสูง 28 ชั้น ตั้งอยู่บนถนนสาทรใต้ มูลค่าโครงการประมาณ 1,060 ล้านบาท มุ่งจับกลุ่มเป้าหมายนักธุรกิจ ผู้ปกครองนักเรียนและคนทำงานในย่านสาทร ปัจจุบันมีความคืบหน้าร้อยละ 18.63,โครงการสาทร เทอเรส,โครงการสาทร แกรนด์ เทอเรส บนถนนสาทรใต้ เป็นคอนโดมิเนียมเพื่อขาย มูลค่าโครงการประมาณ 1,500 ล้านบาท จับกลุ่มเป้าหมายนักธุรกิจ และคนอทำงานในย่านสาทรระดับบน-กลาง ขณะนี้ได้รับใบอนุญาติก่อสร้างแล้ว และโครงการสาทร แกรนด์ แมนชั่น บนถนนสาทรใต้ มูลค่าโครงการประมาณ 1,500 ล้านบาท จับกลุ่มเป้าหมายนักธุรกิจชาวต่างชาติ และคนทำงานในย่านสีลม สาทร ระดับบน ปัจจุบันได้รับใบอนุญาติก่อสร้างแล้วเช่นกัน

Metrostar to develop three prime sites on Sathorn Road


KANANA KATHARANGSIPORN

The high-rise residential developer Metrostar Property Plc plans three new residential projects on Sathorn Road worth a combined 4.65 billion baht next year.

The key central business thoroughfare remains the firm's development focus as it will benefit from four bridges planned to be built across the Chao Phraya River over the next few years. Three of the four bridges will provide access to areas near Sathorn Road.

``Physically, Sathorn Road has the most potential as it has four lanes with the most systematic traffic and many embassies,'' said managing director Ratanachai Phatinavin.

``It's like Hong Kong's Causeway Bay, Singapore's Orchard Road, Japan's Ginza and New York's Fifth Avenue. So good plots of land are very rare.''

In the first quarter of 2006, the company will launch sales of the Sathorn Terrace condominium worth 1.65 billion baht. The building will occupy two rai on South Sathorn Road near the Australian Embassy. It will house 175 units priced between five million and 20 million baht or 50,000 baht per square metre for a smaller unit, up to 100,000 baht for a penthouse. Construction began last May and is scheduled to be completed in mid-2007.

The second project, the Sathorn Grand Terrace condominium worth 1.5 billion baht, will be launched for sale in the second quarter of 2006. Occupying two rai near the Bank of Asia building, it will have 200 units priced at 75,000 baht per sq m on average, or four million to 20 million baht per unit.

The third project, the Sathorn Grand Mansion serviced apartments worth 1.5 billion baht, will have units for rent at 100,000 baht a month.

The company expects to break even within seven years with a yield of between 7% and 10% per year while payback would occur in the next 12 years.

Revenue from the new projects would be realised from 2007 onward, said Mr Ratanachai.

Metrostar posted a net profit of 71 million baht, up 49% year-on-year, from property sales of 225 million baht in the third quarter of this year. For the first nine months, it earned 164 million baht, compared with 30.2 million in the first nine months of 2004, on revenue of 553 million.

Mr Ratanachai said the company expected to generate at least 400 million baht from the delivery of units in its current condominium projects _ the sold-out Silom Grand Terrace and the 50%-sold St Louis Grand Terrace. For the full year it expects revenue of one billion baht, and a similar amount next year.

Metrostar plans to spend at least 500 million baht to acquire more land plots in the central business district next year after having froze land acquisition during the period leading up to its listing on the Stock Exchange of Thailand last month.

Shares of Metrostar closed on Friday at 9.30 baht, down 30 satang.

I quite agree on the news stated that Sathon road has the most potential. As we know that there are many great projects popped-up in that area such as the Infinity, The Met...etc.
