Depends on what kind of use this building is designed for. It looks very residential, but if it's a commercial block, then something glassier would've been much better.

@hkskyline, where did you take those pictures? I didn't know HKI had a harborside promenade

新世界中心東翼籌建70層酒店 (2007-03-27 05:35:00)

【明報專訊】尖東地標新世界中心，其東翼重建為酒店項目正進入最後籌備申請建築圖則的階段。最近共建維港委員會（共維會）的文件顯示，該地皮可重建樓高 265米的酒店，即約達 70層高。由於發展商於 98年已支付 5.13億元的補地價，意味這塊沿海地皮，可成功突破近兩年的「高度限制」風波，建成全港第二高的酒店（除了 118層的九龍站 7期，最高 15層為酒店外），並可躋身成為全港第十高的建築物。

共維會最近的文件指出：「新世界東翼的位置，地契修訂已被政府同意，修訂書指出地盤可重建為酒店，樓高 265米（主水平基準以上）」。

已屆申請圖則階段

新世界發展（ 0017）董事兼集團總經理梁志堅接受查詢時表示，新世界中心東翼的重建計劃已進入最後準備入則（申請建築圖則）的階段，只有些邊界要「再劃過」。對於 265米的最高可建高度，他表示「若可以建，好難話不用盡」，又指「真金白銀付了錢，當時付了好多錢，當然現時的地價已經不同了」。

知情人士指出，新世界於 98年與政府申請地契修訂，獲批出 5.13億元的地價，修訂包括現時新世界中心可重建樓面上限為 348.8萬方呎，而酒店的部分，不能少於 156萬方呎。

測量師羅錦培指出，該地契修訂書只規限了新世界中心最貼近現時星光大道的邊緣，高度限制為 112米，其餘地方包括東翼未有規限， 265米應是指行內俗稱的「飛機線」，即是飛機航道的管制。而根據現時的規劃大綱圖，新世界中心的範圍未有高度限制。

有甲級寫字樓代理指出，現時新世界中心東翼仍有放租盤，但租約規定業主可於半年前通知租客遷出。現時，樓高 88層的中環國金二期為現時本港最高的建築物，而興建中的九龍站七期環球貿易廣場，樓高 484米，共 108層，建成後將取代國金二期。

至於在建中的包括荃灣如心廣場、 魚涌港島東中心、九龍站 6期住宅及新世界的河內道（樓高 261米）項目，建成後將分別成為本港第 7至第 10高的建築物，而新世界中心東翼若重建為 265米高的大廈，將會取代同系河內道項目的位置。

The idea of building supertall right next to the victoria harbour make no sense in todays standard , but who can stop them? as the news stated,the land purchase agreement was approved long long time ago ,we have learned alot and will learn even more than before...Probably jesus christ will send New World Development a great architect to solve the problem....

besides, if they got a problem with it, just build even taller ones behind it then! problem solved.
