I dont think its as ugly as the ppl here say it is, (i read all 43 pages). In some way i think it's ugly, cus it looks a lil like a tower ppl would live in. But Now i look at it again and i think it looks amazing, guess it just depends on how u look at it. I kinda like the shape.

I believe the official name is K11. That original name was just to describe the location.

New World's K11 mall in TST redefines the art of shopping
3 September 2008

The developers of the new Tsim Sha Tsui shopping centre K11 aim to differentiate their retail offering in the crowded shopping precinct by maintaining permanent art exhibitions in the 340,000 square foot mall.

A joint-venture project by New World Development and the Urban Renewal Authority, K11 comprises the 384-room Hyatt Regency Hong Kong, 345 serviced apartment units and a shopping centre offering 340,000 sq ft of restaurants and shops.

The project, which cost more than HK$2.5 billion for construction, is scheduled to open in the third quarter of next year.

Adrian Cheng Chi-kong, an executive director of New World, said that to differentiate itself from other shopping centres in the district, K11 would be positioned as the city's first "art mall" - a combination of art gallery and shopping centre.

By combining the attractions of exhibitions with shopping, the new mall would stand out in the highly competitive retail property market in Hong Kong, Mr Cheng said, particularly since it was located close to the art museum and cultural centre in Tsim Sha Tsui.

He said 30 permanent art collections including sculptures, paintings and interactive installations would be featured in the mall, which would also provide 20 dedicated showcase windows for displays by local and mainland artists.

"It's not intended to be merely decorative. It's part of the experience of visiting the mall," Mr Cheng said.

He added that the mall would also present events co-hosted with art organisations and establish a K11 Artists' Club to promote artistic activities.

New World said it would seek to present alternatives to the luxury brands most commonly on display elsewhere and offer more individually styled "art" brands better suited to the mall's concept.

Pre-leasing of space had begun and responses were encouraging, Mr Cheng said.

Besides K11, at least two other shopping centres are scheduled to open in Tsim Sha Tsui in the next two years, providing more than 1 million sq ft of retail space.

First to be completed will be iSquare on 67 Nathan Road - the former home of the Hyatt Regency - which is now owned by Associated International Hotels and is scheduled to open next year, offering 600,000 sq ft of gross floor area to accommodate shops, cinemas and restaurants.

Chinese Estates Holdings' Tung Ying Building is being redeveloped into a shopping centre from an office and retail building and will offer 403,715 sq ft of gross floor area when it opens in early 2010.

In addition, 1881 Heritage - a conservation project for the former marine police headquarters - will offer 120,000 sq ft of space for restaurants and shops and a boutique hotel upon completion this year.

"I think the completion of additional shopping malls in Tsim Sha Tsui will create synergy with existing shopping centres as they may attract shoppers who did not take the time to visit Tsim Sha Tsui before because of the lack of choice," said Joe Lin, a senior director for retail services at CB Richard Ellis.

The frontline for shoppers used to be the shopping centres along Canton Road, in particular Harbour City, which hosts more than 700 shops including many international luxury brands.

Mr Lin said the redeveloped Tung Ying Building and K11 could help extend that line to the eastern side of Nathan Road and added that street-front outlets would benefit from the higher traffic in the district.

Rentals were likely to be driven higher, he said, noting that it was too early to predict the level of the increases as the latest malls had yet to open and pressure on rents would also be subject to the overall economic environment when the new facilities did open.

河內道34萬呎商場 90%獲洽租

【明報專訊】新世界發展 旗下與市建局合作發展的尖沙嘴河內道重建項目,總投資額超過25億元,當中包括服務式住宅、酒店及商場部分。其中服務式住宅將於明年第1季推出,酒店及商場部分均於明年第3季落成及開幕。

整個項目總樓面達120萬方呎,樓高共64層。名為「K11」的商場部分佔6層,總樓面34萬方呎。酒店部分樓高21層,將是九龍區唯一一間凱悅酒店,面積近30萬方呎,設有384間五星級客房。服務式住宅樓高37層,共設345個單位,樓面55萬方呎。

意向呎租100至300元

新世界發展執行董事鄭志剛在記者會上表示,「K11」商場現時有90%面積正洽租,意向呎租介乎100至300元,目前最大手洽租為一餐飲行業洽租 4000至5000方呎樓面,亦有珠寶鐘錶業的客戶,洽談中的呎租高達每方呎500元。鄭氏稱,「K11」將注入不少藝術元素,為本港首間以支持本土藝術為重任的商場。

「K11」商場入口將設於尖沙嘴港鐵站B2出口。商場分為三部分,包括歐陸式花園設計的「天幕廣場」、集國際零售品牌的「旗艦坊」,以及有20間特色餐飲的「Gourmet Tower」。目標客源方面,六成為女士服飾及現飾品牌,三成為餐飲,不設百貨公司及電影院。

New World profit triples on property sales boost

New World Development's (0017) underlying profit more than tripled to HK$3.82 billion in the year to June 30 on 95 percent growth in property sales.

Net profit surged 124 percent to HK$9.67 billion and earnings per share were HK$2.59. It declared a final dividend of 25 HK cents. Turnover rose 26 percent to HK$29.4 billion.

Property revenue came mainly from the sales of Harbour Place, Prince Ritz and inventory. The company sold 1,472 out of 2,470 Harbour Place units.

The conglomerate paid HK$31 million in termination fees to previous hotel managers for buying out the existing management contracts of a hotel in Shenyang and one in Xian.

``We aim to expand our hotel management business and may consider spinning off the hotel management segment in the long-term,'' said managing director Henry Cheng Kar-shun.

NWD said it plans to launch four projects comprising 1,213 residential units that could bring more than HK$10 billion in income, including projects at Hanoi Road in Tsim Sha Tsui, Ma Tin Road in Yuen Long, Block A, Wylie Court in Ho Man Tin and 42-44 Belcher's Street.

``The units are ready to sell but we cannot guarantee we will launch this financial year due to the uncertain property market,'' Cheng said. ``I don't think home prices in Hong Kong will plunge a lot because of tight supply, but a slight correction of 8 percent to 10 percent is expected.'' He said there was still demand for property but transaction levels would not rebound until buyers regain confidence after the financial crisis.


Cheng said he expected the mainland real estate market to take one to two years to recover having been weakened by austerity policies.

NWD plans to consolidate its two investment subsidiaries New World Strategic Investment and New World China Enterprises Projects this year, and has targeted investment of HK$10 billion in the next five to seven years, executive director Adrian Cheng Chi-kong said.

NWSI has about HK$3 billion invested, while NWCEP has about US$186 million.

NWD shares rose 3.9 percent yesterday to close at HK$7.95.

The exterior is done, but the interiors are not. Sales haven't even begun yet and it is not yet open to the public.

河內道項目申請預售一年仍未批

新世界旗下尖沙嘴河內道項目延後推售,發展商指皆因預售文件及滿意紙仍未批出,超出原來的預期,影響推盤時間。據悉,系內的河內道項目及馬田路項目申請預售,申請期至今達一年仍未批出,發展商稱,其他發展商亦批評政府批預售較慢,料年底馬田路項目及衛理苑A座,將有機會較先推出。

建築工程料明年初完成

新世界代理執行董事何伍燕榆表示,受預售文件及滿意紙未批,加上建築工程預期至明年初才完成,影響系內尖沙嘴河內道項目推盤時間。她稱,據了解有關政府部門與律師,主要是就項目的大廈公契等文件有多次修訂,文件來往等需時,故預售文件至今仍未批出。

據了解,發展商於去年十月透露已為河內道項目申請預售,至今已達一年,何伍燕榆稱至今仍未批出,而發展商亦於去年十月向地政總署為馬田路項目申請預售,申請期至今亦達一年,對於政府在審批預售是否需時過長,何伍燕榆稱,不評論政府在批預售文件的速度,只謂有其他發展商曾批評政府批預售較慢。

元朗項目及衛理苑料先推

河內道項目受預售紙及滿意紙未批而影響推盤進度,何伍燕榆指,系內馬田路項目及衛理苑A座,將有機會較河內道項目更先推出,料馬田路項目最快於十一月至十二月,位於新世界中心的示範單位竣工後登場,不過仍要視乎批預售文件情況而定。

她解釋,尖沙嘴河內道項目,由於鄰近未有較大的地方可以做示範單位及售樓廠,所以發展商決定要在現樓做示範單位,惟預售文件及滿意紙未批,加上建築工程亦預期將可在明年初才完成,故此才出現延後推出。至於在現時市況下,發展商即使獲批預售因礙於市況而不推盤,何太指,現階段未能評論,將視乎到時市場情況而定。

旗下三盤新供應1057伙

新世界旗下即將推出的三個新盤,當中以河內道項目最為矚目,共提供三百四十五伙,當中四十八伙為相連及複式戶;衛理苑則提供四十個單位,另外元朗馬田路項目,則提供六百七十二伙,三個項目合計提供一千零五十七伙。其中,馬田路項目間隔由兩至四房,目前正在尖沙嘴新世界中心打造示範單位;至於衞理苑均為二千五百方呎的四房單位,呎價參考同區物業,整體呎價約一萬五千元,預料入場費由二千萬元起。

事實上,早前已有不少發展商指,政府在預售樓花同意書審批時間過長,本年頭九個月多個獲批預售的新盤,申請期介乎十一至十八個月,遂引起不滿。

It appears to be, although right now it's still bare but it doesn't look like it'll be lobby on all the street-fronting sides.

When does the mall open? I looked on both the NWD website and the K11 website and can't seem to find the opening date =( I'm in HK in December and would like to see what all the fuss is about!
