樓市轉活 新世界逢低買

【明報專訊】樓市呈現小陽春,本地地產商的推盤態度轉趨積極,信置(0083)剛宣布推出馬鞍山銀湖•天峰,多家銀行降低按息爭做該盤的按揭生意。另一邊廂,券商摩根士丹利發表報告唱好地產股,營造良好的投資氣氛,不妨留意即將有大型新盤推出的新世界發展(0017)。

K11收益不容小覷

新世界發展的尖沙嘴河內道項目,可成為刺激股價的催化劑。該項目名為「K11」,集酒店、商廈及服務式住宅於一身。尖沙嘴住宅物業近日成交價不俗,以港景峰為例,部分高層單位成交呎價超過1萬元。新世界高層早前表示,該項目服務式住宅部分已獲批滿意紙,預計於6月開售,分層標準單位意向呎價為1.5萬至1.8萬,頂層特色戶意向呎價為4萬元。K11的土地成本不高,開售能令集團有大筆資金回籠,有助推高今年盈利。

除了「K11」可帶來憧憬外,新世界今年賣樓成績亦頗為理想。年初至5月中,元朗翹翠峰已累售330伙,平均呎價3100元,為集團套現8億元。旗下新創建(0659)佔半權益的紅磡海濱南岸,年初至今已累積重售超過1000伙。

未來財務支出有限

回歸基本因素,新世界現時股價並未反映其合理價值。第一,近期樓市交投回升,土地註冊處資料顯示,5月份首21天全港共錄得10179宗樓宇買賣登記,總值342.19億元,較4月份同期的6437宗及200.94億元,分別大增58%及70%。

其二,新世界的財務狀况較03年低潮時更理想。當年,新世界在建項目較資產值比例較高,資金需求較大;如今,預計K11項目發展完畢後,未來投入項目所需資金並不大,負債比率可維持於現時水平。

內房消費回暖 兩子貢獻看漲

最後是新世界子公司的規模較以往為大。近日內房股急升,新世界子公司之一新世界中國(0917)在內地北京、上海、天津及武漢等21個大城市擁有37個項目,一旦提速發展,貢獻幅度將不容小覷,可重新引起投資者注意。另一子公司新百貨(0825),亦受惠內地近期消費市道回暖,兩者可推高母公司的資產淨值。

筆者相信,隨着「K11」未來陸續錄得成交,新世界的資產淨值將獲部分市場人士重新評估,屆時股價上升的空間又可擴大,建議等待該股跌至12元附近吸納,目標價14元。

河內道項目意向呎價萬八

烏溪沙銀湖.天峰銷情理想,樓市氣氛升溫,促使發展商紛紛調高旗下新盤的意向呎價;新地界發展(017)大幅調高尖沙咀河內道項目標準單位意向呎價二成至一萬八千元。 新世界地產代理執行董事何伍燕榆指出,目前樓市氣氛良好,並對後市持樂觀態度,故把河內道項目的標準單位意向呎價由上月公布的一萬五千元,調升至一萬八千元;特色單位則介乎三萬至四萬元,最高價單位售價達二億元,項目正待批滿意紙。 她表示,元朗翹翠峰已在六月起調高百分之二至百分之三,累售逾四百伙,佔單位總數約六成,平均呎價三千一百元,套現逾九億元,尚未推出的第六座涉及的一百四十四伙,計劃在月內推出;紅磡海濱南岸第三座意向呎價則低於七千元。 此外,新地(016)北角形品亦受同區剛重推的港濤軒銷情帶動,把全線意向呎價調高半成至一成。發展商上月公布的標準單位及特色單位意向呎價分別約一萬及一萬五千元。該項目現正待批圖則,計劃本月首推約五十伙。 雖然發展商對後市充滿信心,但市場仍有買家看淡後市。中原地產高級分區聯席董事劉國輝表示,溱喬單號屋剛以五千萬元售出;據悉,原業主在二○○五年以八千萬元購入單位,賬面蝕讓約三千萬元。 另一方面,地政總署昨天公布,五月份發出一份住宅單位預售樓花同意書,屬興勝創建(896)旗下的九龍塘One LaSalle■

發展商心雄 新盤未賣先加價

樓市轉活,過去數月新盤銷情理想,發展商除加快推盤步伐外,開價心態亦轉進取,紛紛為新盤餘貨加價,甚至連未推出市場的新盤,亦提高意向價。除長實(00001)元朗四季名園洋房下周加價6至8%外,新世界(00017)亦表示,旗下元朗新盤翹翠峰已提價2至3%,而同系將推出的尖沙咀河內道K11項目,意向呎價亦加兩成。

發展商趁樓市轉勢,加快推出新盤,新世界代理執行董事何伍燕榆昨日於記者會上表示,旗下元朗新盤翹翠峰,累售近400伙,平均呎價約3,100元,暫已售出項目約6成單位。

K11最快7月推 呎價加20%

新盤銷情理想,發展商陸續提價,何伍燕榆表示,本月元朗翹翠峰已加價2至3%,而項目第6座將稍後推出,屆時料會加價。至於集團其他項目部署,何太表示,同系尖沙咀河內道K11項目,最快可在7月推出,據悉,該項目於去年底金融海嘯爆發後,意向呎價約1.5萬元,但有見近期市況轉好,已提升至1.8萬元,加幅達兩成。

對於發展商近期加快推盤,何太認為,發展商仍按本身部署開盤,但見近期市況好轉才加快節奏。

事實上,近月樓市好轉,發展商心態亦明顯轉為進取,由年初推盤以「貼市價」吸客,轉為近期加價加推。除上述兩樓盤外,新地(00016)旗下北角形品意向呎價亦準備全線調升5至10%。至於近期熱賣的信置(00083)烏溪沙新盤銀湖.天峰,開賣一星期內數度加價,反映發展商心態由保守轉進取。

四季名園50複式 加6至8%

另一方面,長實旗下元朗四季名園5月份單月售出共25幢複式洋房,套現達1.8億元,平均每幢售價約720萬元。長實高級營業經理袁添鴻昨宣布,鑑於市場氣氛轉好,洋房供應罕有,故餘下50幢複式洋房,會於下周起提價6至8%,加價後每幢平均售價約770萬至780萬元。

四季名園去年10月開賣至今,共售出逾180伙,套現近14億元,而發展商已於本周向約30伙住戶發出收樓通知信。

上月售出的單位當中,用家佔了7成,而客源有一半來自同區,有近4成客源來自九龍站及西九龍,當中有買家連買4間洋房,涉資近3,000萬元。

河內道項目 矚目豪宅登場
賣點:
尖沙咀罕有豪宅新供應。
綜合式設計,集住宅、酒店與商場於一身。
800呎1房至逾5,000呎複式俱備,間隔極多元化。
所有單位均享360度不同景致。

繼新地天璽後,九龍區下一個矚目豪宅新盤為新世界及市建局合作發展的尖沙咀河內道重建項目。去年宣布商場訂名為K11後,發展商日前與代理開會,除搜集區內二手成交,更表示項目最快有機會於7月推出。

新世界營業及市務高級經理劉仲良表示,河內道項目5個示範單位,由著名室內設計師梁志天打造,已接近竣工。暫定7月初進行軟銷,最快7月中旬開售,首階段或會以高層特色戶打頭陣。集團尚未釐定意向呎價,但區內罕有800餘呎1房單位,呎價或會較進取,可屆$2萬水平,入場費約由$1,600餘萬起。

360度環迴景致

河內道重建項目為一幢以橢圓形設計大廈,集商業、酒店及住宅於一身,屬「三合一」綜合發展計劃。大廈樓高逾70層,27樓以上屬住宅部分,共提供345個住宅單位。項目比鄰矮層舊樓,由於住宅部分位於中層(27樓以上)位置,所有單位均可享有維港海景或尖沙咀區內環迴360度景致。

大廈首層至6樓屬購物商場已正式命名為K11,目標打造成全港首個購物藝術館,將藝術元素引入商場,並與本土藝術家合作,推廣本港藝術發展。商場佔地面積約34萬方呎,將分作Gourmet Tower、旗艦坊及天幕廣場3個主題區,涉及100間商舖及20間食肆。

標準單位每層11伙設計,雖然大廈外形屬弧形設計,但單位間隔四正,不設多餘角位及走廊位。分層單位約由800呎1房起,至最大4房(連套房)間隔,部分連工人套房設計,適合換樓客需要。特色單位計有5個逾4,000呎相連及2個逾5,000呎複式,間隔種類極之多元化。

區內代理指,河內道項目位於尖沙咀心臟地帶,就近港鐵站及碼頭,除用家外,估計亦有投資者垂青。樓齡7年的港景峰,6月平均呎價約$8,810。天璽已售出的一手單位,平均呎價為$1.6萬。

《經濟通通訊社23日專訊》新世界地產代理執行董事何伍燕榆於記者會表示,新世界發展(00017)與市建局合作於尖沙咀河內道的項目,正式命名為「名鑄」,現樓即將竣工,但暫未定推出時間,最快可於數個月內推出。

定價方面,普通單位則由早前公布的每呎1﹒5萬至2萬元,調高至1﹒8萬至2﹒3萬元,升幅超過10%,複式單位呎價更預期可超過3萬元或以上。整個項目總市值超過100億元,面積由816呎至5260呎不等,現已收到不少大手洽購的查詢,但仍未落實買家,預期5間示範單位將於8月10日以後開放於公眾參觀。(js)
