Bandar Utama’s RM1bil GDV projects
Wednesday, January 18, 2006



KUALA LUMPUR: Bandar Utama Neighbourhood Centre Sdn Bhd expects to achieve RM1bil in gross development value (GDV) this year from its four ongoing projects.

Its director, Datuk Teo Chiang Kok, said that among the projects were the 1,000-unit condominiums in phase two of Bukit Utama, two and a half-storey linked houses (300 units), the 550 sq ft offices and a 428-room five-star hotel.

He said that the company aimed to launch the condominium and the link houses before the end of this year and offices in June while the five-star hotel in the middle of next year.

''We have invested RM200mil for our five-star hotel, which is located next to One Utama Shopping Centre,'' Teo told reporters at the launch of the new phase of CentrePoint Bandar Utama, yesterday.

He said that the company had also invested RM200mil in the 550 sq ft office project, which was expected to be completed soon and was already 80% occupied.

As for the 1,000 condominiums, Teo said: ''We are awaiting the final building plan approval to start building and we will be launching it soon.''

He said that the company had invested RM20mil in the new phase of CentrePoint Bandar Utama consisting of shops, food and beverage outlets and offices.

''Our new phase is fully operational and the occupancy rate is 100%,'' Teo said.

The CentrePoint Bandar Utama is managed by Bandar Utama Neighbourhood Centre.

Ingress plans RM30m centre for BMW

Ingress Corporation Bhd, recently appointed as BMW’s fifth dealer, plans RM30 million investment in a 4S (sales, service, systems and spare parts) centre in Damansara, Selangor.

Ingress executive chairman Rameli Musa said on Feb 10 that the 4S centre, covering 9,783 sq metres, would be along Jalan Damansara fronting the Lebuhraya Damasara-Puchong Expressway. The centre is expected to start operations by first quarter of next year.

However, he said the automotive component manufacturer has no plans at the moment to supply parts to BMW, as such initiative needs “heavy investment and large volume”.

He was speaking to reporters after Ingress’ unit Ingress Auto Sdn Bhd was appointed officially as BMW fifth and latest dealer.

BMW other four dealers are Sime Darby Bhd subsidiary Autobavaria, Sapura Holdings Bhd, Lee Motors Autocare Sdn Bhd and Seong Hoe Premium Motors Sdn Bhd

BMW Malaysia Sdn Bhd managing director Wolfgang Schlimme said he expected further growth in sales to be driven by introduction of new model lines along with an efficient dealer-network strategy, said.

He said such approach has contributed a growth of 25.1% to over 3,000 units in its car sales last year. Its BMW-5 series alone recorded a growth of 82% in sales.

“Expansion of our model line gives us the growth. Plus we would be launching two more model lines, but later, not this year,” he added.

Noting that dealerships have always “formed the critical touch-point for the brand to its consumers” Schlimme said the appointment of Ingress as well as the establishment of Ingress’ 4S (sales, service, systems and spare) centre was a vital of its strategy.

“With the new Ingress centre, we have the right capacity to display, service and maintain all these products (new models).

“Ingress is covering a very important part of Kuala Lumpur, Mutiara Damansara, which has a fast growing infrastructure and investment,” he said.

Optimistic on a national automotive policy (NAP), Schlimme said, “The opportunity (of growth) is in the viability of assembling cars in the country as it had been clearly laid out."

Citing that growth of 50% in the premium car segment globally while, Schlimme said:

“Our outlook is that Malaysia is not behaving any differently than other of part of the world that the premium segment here has a steady growth over the last year and would grow further.”

Mutiara Rini sells office tower, land to LTAT for RM168m

February 15 2006

BOUSTEAD Properties Bhd’s wholly-owned subsidiary Mutiara Rini Sdn Bhd (MRSB) is selling a 26-storey office tower to be built on freehold land in Sungai Buloh, Selangor, to Lembaga Tabung Angkatan Tentera (LTAT) for RM168.327 million.

MRSB and LTAT signed yesterday a conditional sale and purchase agreement for the tower and land, which is located within the mixed residential and commercial development area called Mutiara Damansara.

Boustead Properties said the sale will allow the company to generate income during the construction period of the tower.

“The proposed development of the property is also in line with the group’s efforts to develop Mutiara Damansara into a premium residential and commercial centre in the Klang Valley,” it said in its filing to Bursa Malaysia Bhd.

The price was arrived at on a willing buyer-willing seller understanding on the basis of RM500 per sq ft for the net lettable area of 336,655 sq ft for the tower and after taking into consideration the independent valuation of the property (tower and land) of RM178.3 million.

Boustead Properties said proceeds from the sale would be utilised to fund the construction of the tower and as working capital.

Construction of the tower is expected to commence in September 2006 and completed by August 2009.

The sale is expected to result in a gain on disposal of about RM19 million to the Boustead Properties Group that will accrue progressively over the 36 months construction period for the Tower.

Hitachi Malaysia sponsors region's first baseball/softball batting cage centre

Hitachi Sales Malaysia Sdn Bhd (HSM) has signed on to be the main sponsor for Southeast Asia’s first batting cage centre, a training ground for baseball/softball, in Malaysia.

In a statement on Feb 22, HSM said the sponsorship, valued at RM500,000, gave Hitachi the right to name the batting cage centre one year from its opening in April. 'It’s a Hit! Batting Cages' is located on the rooftop of One Utama Shopping Centre.

“It’s a fantastic opportunity. We can create sporting history, inspire the next generation of ballplayers, plus the concept’s great! It’s fresh, exciting, innovative – qualities which represent Hitachi,” said Shigeharu Annaka, managing director of HSM.

“The fact that we have an existing campaign called ‘It’s A HIT!’, a play on a famous baseball phrase, makes the sponsorship an outright winner,” he added. In the campaign slogan, ‘HIT’ is short for Hitachi.

“Baseball and softball have all the attributes to be popular in Malaysia. The sports have a hip image, and cater to different players, from kids to adults who haven’t exercised in years," Annaka said.

"It’s already a part of popular culture through fashion, movies, video games and music,” said Tim Freebairn, general manager of Jolt Sports, which owns and manages It’s a Hit! Batting Cages.

FIVE years ago, Jolt Sports general manager Tim Freebairn harboured a burning desire to set up a baseball and softball batting cage centre in Singapore.

He tried for three years to get his dream off the ground in the republic but various constraits led him to set his sights on Malaysia.

After 18 months of pitching, his dream will become a reality when It’s A Hit! batting cage at the rooftop of 1 Utama shopping centre opens next month.

“Commercial survival is important to keep the centre going. People were surprised with our huge investment to set up the centre. But, we are passionate about the venture to introduce baseball and softball to a wider audience.

“The supposed lack of interest among Malaysians in the two sports is a misconception,” said Freebairn, 39.

Censure only hastened Freebairn’s convictions to prove the critics wrong.

Although he played the game at school and university, he only got hooked on baseball following a four-year stint as an art director for an advertising agency in Japan.

Four months of covering the Major League Baseball (MLB), World Series and Little League World Series in the United States for the ESPN Sports television production based in Singapore only compounded his interest in the game.

“Just look around, there is such a huge following in MLB apparel such as caps and jerseys among Malaysian youth. We need to translate their fascination into playing the game. Having a centre will inspire them to pick up the game. In a way, it will get them connected with the game,” explained Freebairn, who is also a committee member of the Federation of Baseball Malaysia.

The centre owned and managed by Jolt Sports is definitely hitting a home run in developing and promoting the sports in Malaysia.

“It is also a focal point for the baseball and softball-playing community here. Expatriates from the United States, Japan, Korea and Taiwan who play the game have waited for this for a long time.

“Besides that, we are also bringing the game to Malaysians at affordable rates. For the sports to grow here, we need to give the opportunity for locals to have a go at it,” Freebairn added.

Hitachi Sales Malaysia Sdn Bhd (HSM) has pledged a sponsorship of RM500,000 in support of the initiative to set up the centre.

“We have struck the right note with our title sponsor, Hitachi. For a start, we share the same passion. They understand and appreciate the game. It only took them a week to provide us with a favourable reply,” Freebairn pointed out.

HSM managing director Shigeharu Annaka said: “We are delighted to play a part in nurturing budding talents in the country. The sponsorship complements our ongoing ‘It’s A Hit’ campaign. ‘Hit’ is a famous baseball term, which is also the short form for Hitachi.”

The centre has eight batting cages with four cages each for baseball and softball.

It is also equipped with a fully automated batting machine system from the United States that delivers 15 balls per round at an eight seconds interval.

According to Freebairn, the pitching speed can go up to 161km/hr (100mph).

“The professional ballers’ pitching speed range between 158 and 161km/hr (98-100mph). Those intimidated by the high speed can have it reduced to 64km/hr (40mph),” he added.

A portable 21.34m (70 feet) in length “Bulpen” pitching and batting tunnel and T-ball area that can accommodate up to 20 junior players will be part of the centre’s f acilities.

The three stages to improve batting are – T-Ball (teeing off a stationary ball for beginners), soft tossing hitting (intermediate batters) and pitching machine (advanced batters).

“The challenge in batting is to connect the ball with the bat,” said Freebairn, who has acquired Level One and Level Two coaching credentials from the American Sports Academy and the Australian Baseball Academy respectively.

Considering the fact that Asian baseballers are making the grade in the MLB, it should not deter Malaysians from picking up the game.

“The game is no longer dominated by Americans. Look at MLB superstar Ichiro Suzuki, who honed his skills in the batting cage,” Freebairn pointed out.

1 Utama awarded “Shopping Complex of the Year”

1 Utama Shopping Centre has won the platinum award for “Shopping Centre of the Year” in the Retail World Excellence Awards 2006–2007, the first series of trade awards to acknowledge role-model Malaysian retailers and shopping centres.

Its anchor tenant U Parkson was also awarded the “Departmental Store of the Year.”

The shopping complex’s centre manager Kenny Chin said in a statement on March 27 that they were “delighted” on being chosen as the recipient of the award. The award is endorsed by the Ministry of Domestic Trade and Consumer Affairs, retail associations and judged by top industry professionals.

“We have always strived to provide a first-class environment for shopping, dining and entertainment for all visitors.

“We believe that winning the award was a united team effort, contributed by our dedicated staff, loyal shoppers, supportive business associates and the media,” he said.


congratulations to 1 Utama shopping centre, i dont go there often as its out of the city centre but its a large mall and they must b doing well expanding & building a hotel next to it, really crowded during weekends good catchment area of Bandar U, TTDI and all the new Damansara watever areas
