Company: AEON Co. Bhd

Leasing agreement of 1Utama Old Wing still in negotiation. Management denied market rumours that AEON has failed to renew its 15-year lease agreement (will expire in Aug 10) with See Hoy Chan (SHC) that allow AEON to manage 1Utama Old Wing. During our meeting, management was silent on the matter and only indicated that the negotiation is in progress. It is unlikely for AEON to exit the Jusco departmental store and supermarket business housed in the 1Utama shopping centre. There is also the possibility that a bigger retailing space will be given to AEON as compensation if the contract is not renewed, as reported by media, is part of the discussion. Management also pointed out that everything will remain status quo (meaning AEON will continue to manage 1Utama Old Wing) as long as both parties are still in the discussion, even after the lease lapses in August.

Related report: http://www.btimes.com.my/Current_New...n1u-2/Article/

Earnings revision. We understand that 1Utama contributes approximately 10% of AEON’s property management EBIT. Should the contract not renewed, we estimate that AEON could potentially lose about RM6m in earnings, translating into a -3.7% drop in our FY11 net profit foecast. As management expect the negotiation to be completed only by end of 2010, we are keeping our FY10 estimates unchanged at the moment. However, taking a more conservative stance, we have not imputed the property management income contributed from 1Utama Old Wing into our FY11 forecast. In addition, we have extended the timeframe for future new outlet opening. Hence, we adjust our FY11 EPS downward by -4.5% to RM158.1m.
I recall that rumours of Jusco moving out and being replaced by Isetan. Can anyone confirm about this?

i think Jusco will remain....

but the company AEON will lose the right to manage the 1Utama Old Wing as the current management of the New Wing, also the developer See Hoy Chan, will take over............... SHC's initial plan was to bring in Isetan but dono lah....

High chances of Jusco dissapearing because:

AEON+JUSCO= They owned JUSCO and if AEON loses then Jusco will be gone since I checked that Aeon owns Jusco unless some company bails it out then it is safe. Recently, Aeon wants to buy out Carrefour but still it doesn't mean that Carrefour will be the anchor tenant?
