harry will run off to the OMB to get the decision overturned... mixed feeling about that, given the design.

/\ Depends on the reasons council objected the development. Remember, city administration recommended 'non-support' for the proposal. If Stintons lawyer can argue that the proposal meets the intent of the Official Plan, Zoning Bylaw and will not create any other major nuisances (shadows, wind, microclimate effects, etc), then perhaps the OMB will grant the appeal.

Looks nice, but for Toronto to get a skyline like that it will take like 35 years or something..

You are incorrect.

Most of the projects are sold, selling fast (anything at Cityplace sells out within months), under construction, will start in 2006, are approved or will be approved... Sapphire is the only very tall project that has to go begging to OMB (an agency with the power to overturn the recent thumbs down).

P.S. 1 Bloor East seems in limbo (silence) as well, and I've contacted Kilter for news... suffice to say it will sell easily if comes into this hot market.

Dreaming of what? Many of those towers are approved. 20 towers in Cityplace are going up alone.

The only tower that is questionable is 1 Bloor East (718 ft). Sapphire Tower WILL go up, it maybe at another height or location or with a different design, but I have faith that it will go up. The developer is not one that is known to quit. Stinson is very stubborn.

All of the others are mostly UC or approved. And some that are definite approvals...it is unlikely that Shangri-La / flagship Four Seasons will be cancelled. Ritz is already close to 40% sold (another 700 fter) and Cadillac Fairview (office tower) will start construction next year. Trump has all but officially confirmed construction start for 2006. Sales are progressing very well.

So by 2007 we should have at least Trump at 325m above ground, dual 700fter in Ritz and Cadillac Fairview going up, possibly Shangri-La, Four Seasons, Hummingbird and definitely a few towers of Cityplace rising above ground -- if not -- the Signature Tower.

Minto Midtown by SOM is going up right now. 160m, 524 ft.
Residences of College Park, North Tower is U/C 152m, 505ft.
West One is U/C 148m, 485 ft.
Spire is U/C 145m , 476 ft.... and list goes on.

Heck, Murano 1 and 2 will be going up the same time.

I think people underestimate the boom here. The Greater Toronto Area is growing by approximately 100,000 people annually, most of them as new immigrants and downtown is being seen as a very affordable option for many of these people.

Skybean is correct. This is far from dreaming. Much of what's in the illustration is under construction or soon to be. As a matter of fact, I wouldn't be surprised if the skyline looks more impressive than that rendering by 2010 or 2015 since undoubtedly countless new towers will be proposed and under construction by that time.

Not to mention most of the projects are not even shown in that rendering. In fact its impossible to make a rendering with the amount of projects going on!

If you don't mind a clarification... I think what RISE is referring to is the fact that even with some "squashing"... this skyline is essentially downtown/midtown as viewed from the southwest, and none of the 100s of projects in North York, Scarborough, Etobicoke and other clusters are even included... nevermind what you can't see on the east side of the big skyline, along the lakeshore where the phot was taken from, the terrifying Mississauga explosion and more....

It adds up to a lot of bricks and mortar so to speak.

sorry dude but you need to do abit more research.....
infact i can almost guarentee you that in 15 years the skyline will be even larger and more impressive then what you see in the rendering. Most of the projects shown are either under construvtion already, sold out, or in the process of being sold out. Sapphire and 1 Bloor east are the only towers in doubte...and I have confidence in that harry will find a new location or new design for Sapphire. Trump is pretty much gaurenteed to go up at this point.
For you to believe all this you first have to understand the magnitude of the Toronto BOOM, its massive!

It just goes to show how little people actually know about Toronto on this forum. Even when we show a real picture, it doesn't matter, I guess they think its doctored. I can't wait for another 5 years when all of these projects are finished and even newer, better ones will have emerged. Maybe by then people will respect T.O.
