Doha: H E Sheikh Hamad bin Jassem bin Jabor Al Thani, the First Deputy Premier and Foreign Minister and Chairman of Qatari Diar, officially launched the Lusail Development project in Qatar.

Speaking at a news conference yesterday Sheikh Hamad bin Jassem said bids had been invited for the groundwork of the site for future development with bids for services to follow soon. The land plots ready for construction would be handed to investors within between 24 and 30 months, he said.

Sheikh Hamad bin Jassem said that the whole project would be completed by 2010. Situated in the North of Doha, the Lusail Development project, with an estimated budget of $5bn, will cover over 35 square kilometres and can accommodate up to 200,000 people.

Nasser Al Ansari, CEO, Qatari Diar Real Estate Investment Company, explained that the project has been conceived as a phased development.

He said the project consists of ten independent districts, each with its own distinctive features. All districts will have all necessary amenities. Residential units will total 25,000 and each district will have its own infrastructure to meet all needs.

Lusail Development will include a large blue water lagoon with two marinas, major residential areas providing quality, high and low density housing to meet all needs, extensive commercial districts and mixed-use areas, comprehensive leisure and entertainment facilities including two golf courses and an entertainment district, naturally functional silt-free beaches as well as all the necessary social amenities such as mosques, parks, schools, shopping centres and medical centres.

Al Ansari explained the thinking behind the development. “The whole development, by encouraging inbound investment and providing world class living and working environments, will stimulate the local economy. It has been a collaborative process and is a prime example of what can be achieved through effective partnerships across the private and public sectors.”

The commercial districts have been designed to provide a comprehensive range of appropriate premises for major multinationals as well as local entrepreneurs and small to medium enterprises with an architectural character suitable for a new urban community such as pedestrian-friendly streets, parks, shaded areas, restaurants, shops and easy access to transport facilities.

The first phase of the development, The Marina District, a high density mixed-use area comprising residential towers, attractive waterfront features and community amenities, will be open for sales enquiries immediately on the launch of Lusail.

Lusail Expressway early next year

In the glut of gigantic Projects in Qatar in general, and in accordance with already orchestrated ambitious plan, the Public Works Authority is launching its largest road and infrastructure Project executed in Doha in one piece, with the Final Countdown approaching for tendering the Lusail Expressway early next year.

The Lusail Expressway aims at creating a strategic free flow north-south axis of movement connecting the heart of Doha City with is north, along the eastern coastal line, to serve the current and future planning. The observer can easily watch the continuous changes in the sky line with tens of towers and cranes penetrating the horizon. This expressway will change the traffic patterns within Doha in the medium to long range (within 20 years) moving the centre of gravity of population towards the north, where there will be a modern road network built to the highest international standards which will facilitate for people reaching their destinations safely with speed and ease.

This axis of movement will extend at its ultimate configuration from lusail area to jeeda Flyover, with a series of free flow grade separations at its junction with all other intersecting arterials, and with sufficient number of lanes ranging between three and four depending on the future traffic volumes using it.

The length of lusail Expressway to be executed under this stage is approximately (5) km and consists of there interchanges, the first one from south to north at Arch Roundabout (junction with Wahda Street), the second on is at Aladdin Roundabout (Onaiza Street) and third is at Safliya Roundabout apposite to the Qutaifiya East Gate. The Lusail Expressway will therefore service important ongoing residential, commercial, touristic and entertainment hyper Developments in north of Doha, such as the Towers Zone, New diplomatic Area, Cultural village, Qutaifiya lagoon, in addition to the Pearl-Qatar which will be populated by (35,000) inhabitants, and the lagoon Plaza and Mall near the Diplomatic Club, and the Lusail Beach Developed by DIAR with an expected population of (120,000) .

Many international experts believe that the three level interchange servicing the pearl-Qatar represents by itself a real engineering challenge, being squeezed between the northern and southern Qutaifiya Canal Crossings. This situation necessitated the widening of the northern canal crossing from two leans to four lanes in each direction, and the southern canal crossing from two lanes in each direction .

Due to massive amount of traffic volumes generated by the Pearl, it has become necessary to separate the traffic movement from and to the Pearl to avoid negatively impacting the local traffic movements, therefore and in addition to the dual three lane underpass and two underpass bridges, this interchange consists of free elevated two lane directional link for the traffic heading to the Pearl, and another free elevated three lane directional link for traffic exiting the pearl and heading south to Doha city .

The interchange at the Arch Roundabout will represent the escape gate for the thousands of vehicles generated by Towers Zone, trying to fine their way to the lusail Expressway and then to their respective destinations .

Finally, they are going to build it. I think it i going to be great--just look at the towers!BTW that ball shaped building I think is the Real Estate Bourse. It was proposed maybe a year ago, in the newspaper, but then got dissapeared. I think it is 20+ stories.

As for the Losail expressway, i think it will be a great idea; but I hope the dont destroy the Arch Roundabout.

Qatari Diar launches Qatar's single biggest development

The scale and influence of Qatari Diar as a major regional force in real-estate and property development was confirmed yesterday when His Excellency Sheikh Hamad Bin Jassim Bin Jabor Al Thani, The First Deputy Prime Minister and Foreign Minister of Qatar, Chairman of Qatari Diar officially launched the Lusail Development in Qatar.

Covering over 35 square kilometers, accommodating up to 200,000 people and with an estimated budget of $5 billion, Lusail is one of the largest developments in the region. Situated in the North of Doha, this breathtaking city expansion will transform the existing raw tidal flats north of the Ritz-Carlton Hotel and dramatically change the economic and physical profile of Qatar for the better.

In his address at the Launch Event held at the Ritz-Carlton in Doha, Nasser Hassan Al Ansari, CEO of Qatari Diar, confirmed the significance of the Lusail Development for Qatar and the region as a whole.

'The launch of Lusail is a major milestone in Qatar's development. It will generate significant economic diversification which in turn will create great opportunities for our nation and the wider region.'

Mr. Al Ansari, is proud of the effective blend of financial acumen, environmentally friendly development policies and social responsibility that Lusail Development represents. 'Lusail will be a unique, vibrant development, master-planned to complement and support other developments in Qatar and promote the sustained growth of our nation,' he said.

Mr. Al Ansari explained the thinking behind the development. 'The whole development, by encouraging inbound investment and providing world class living and working environments, will stimulate the local economy. It has been a collaborative process and is a prime example of what can be achieved through effective partnerships across the private and public sectors.'

Contracts for the implementation of the necessary infrastructure have already been awarded and on site work on Lusail is due to start by early 2006. Conceived as a phased development, the Lusail project has been carefully planned around the concept of Districts in order to provide enhanced, state of the art living and working environments that celebrate traditional Qatari and Islamic architecture and foster community values.

The commercial districts have been designed to provide a comprehensive range of appropriate premises for major multi-nationals as well as local entrepreneurs and small to medium enterprises with an architectural character suitable for a new urban community such as pedestrian-friendly streets, parks, shaded areas, restaurants, shops and easy access to transport facilities.

Lusail Development has been conceptualized and planned down to the last detail by recognized leaders in their fields who are qualified in every aspect of the design, planning, construction and management of real estate developments. It will appeal to investors from Qatar and the international community who are interested in property opportunities that will, in addition to world-class design, benefit from best practice professional management that will ensure that the integrity, value and viability of their investment is maintained over the long term.

The first phase of the development, The Marina District, a high density mixed-use area comprising residential towers, attractive waterfront features and community amenities, will be open for sales enquiries immediately on the launch of Lusail.

The launch of the Lusail Development comes at a time when the property market in Qatar is experiencing a boom, with recent forecasts suggesting that billions of US dollars worth of investments will be channeled into the country over the next eight years.

Wholly owned by the State of Qatar’s High Supreme Council for Economic Affairs and Investment, Qatari Diar was established in December 2004 to support Qatar’s growing economy and to co-ordinate the country’s real estate development priorities.

Qatari Diar is a government-owned real estate investment company responsible for creating and coordinating financially sound property development opportunities that will generate sustainable and tangible socio-economic benefits.

Qatari Diar’s vision is to become the region’s most trusted and effective real estate investment company by focusing its value proposition on the creation of quality, well-planned and desirable developments. Qatari Diar will provide interested local and foreign property developers with opportunities to invest in numerous projects in Qatar and the wider region.

The company’s Board of Directors is chaired by Shaikh Hamad Bin Jassim bin Jabor Al Thani.

The board members are:

Yousef Hussein Kamal, Minister of Finance, Vice Chairman

Sheikh Nawaf Bin Jassim Bin Jabor Al Thani

Engineer Nasser Hassan Al Ansari, CEO

Tariq Ahmad Al Malki

Ahmed Sultan Al Kuwari

Issa Hilal Al Kuwari

Lusail Development will cover approximately 35 square kilometers and will transform a large area of land, mostly raw tidal flats, located to the North of Doha extending some 7km from the Ritz Carlton Hotel. This area is bounded by the Arabian Gulf to the East and Al Khor expressway to the West.

Using environmentally responsible development policies, Lusail Development will be a spacious, low density development with a cohesive and self-sustaining mix of residential, commercial, retail, hospitality, resort and entertainment venues including the new Entertainment District and Energy City.

Designed to complement and support other Qatari developments and further the sustained growth of Qatar, Lusail Development will be implemented with a controlled development strategy over the next 10-15 years.

Lusail Development will promote a family environment and foster community values by providing open spaces and parks and incorporating state of the art district planning principles. This will ensure ease of access, sufficiency of parking and proximity to necessary amenities such as mosques, medical facilities, schools and shopping centres.

The first phase of the Lusail Development, the Marina District will be located at the southern end of Lusail, close to the West Bay area, this will become one of the most attractive and inspirational areas to live. An eclectic mix of desirable dining and shopping options, striking modern architecture juxtaposed with the design features of traditional Qatari design to create a community steeped in style and character.

An impressive array of theatres, attractions, gourmet restaurants, internationally renowned speciality merchandise shops and gloriously distinctive boutique hotels make the Entertainment District a feast for the senses.

Spread over a vast 100 hectare area, the Entertainment District will be a world-class destination for leisure, a focal point for local families and residents, an irresistible magnet for international visitors and tourists that easily rivals the best that the world’s other major cities have to offer.

Designed as an enhanced working environment and situated in a wide expanse of open land, populated by landscaped low-rise office blocks in a campus-style plan creating a calm and professional atmosphere, the Corporate Office Park is easily accessible from the Al Khor Highway and includes ample parking for everyone.

The architecture will be defined by striking contemporary forms constructed using stone, glass and metal. The district overlooks the Wadi Park which will provide a nature reserve where wild oryx can roam freely in a protected area.

Landscaped paths and walkways leading through lush, oasis style parks will provide runners, pedestrians and cyclists to get close to the natural environment of this district.

Civic & Mixed Use District

The essence of this district will be the harmonious balance of commercial, residential and civic buildings, a haven for relaxed, convenient, contemporary living. Grand mosques will sit at either end of the district which benefits from a generous planting of palm trees.

Towards the centre of this district the building will rise 5-9 stories above ground leading towards state of the art 30-40 storey commercial developments that will create a striking centerpiece. Excellent schooling, libraries, a health centre and civic facilities will reinforce the strong, well-founded cohesive community atmosphere of the area.

This district will also be home to the superior business class hotels and serviced apartments that will cater to the needs of a world-class convention centre to be located here.

Waterfront District

Meandering streets, a winding shoreline, fascinating shops, restaurants and a vibrant atmosphere are key features of the Waterfront District. One of Lusail’s key communal areas, boasting a grand plaza, lagoon fountain and many of the characteristic hallmarks of a traditional souk, the Waterfront will be an energetic and vivacious destination.

In addition there will be a recreation centre, modern cinema complex, indoor botanic gardens and an outdoor amphitheatre.

Boulevard Commercial District: The heart of Lusail’s business area combines striking high-rise commercial buildings with a relaxed ambience where business and pleasure blend harmoniously.

At the eastern end of the Boulevard Commercial District will sit the striking and prestigious high rise buildings forming the heart of Lusail’s central business area. As its name implies, the district will harness the atmosphere of an avenue where pedestrians will be able to browse at their leisure from a host of international designers stores, luxury furniture and car showrooms.

For the business community who work here, the district will offer excellent links to Doha at one end and to Lusail’s vibrant waterfront area at the other.

Palm Allees District: Destined to be one of the most attractive living environments within Lusail, Palm Allees District will be elegantly lined by rows of palm trees and many green parks will create a relaxed and calming atmosphere. The excellent schools and mosques coupled with the gardens and play areas will create a vibrant family community in this peaceful district.

The Golf District: The Golf District will offer a relaxing, comfortable place to live where the most prestigious residences will be afforded sweeping views over the fairways of the districts two 18-hole golf courses and equestrian bridle paths and other resort facilities.

Three separate neighbourhoods, each with gated entry will form self-contained communities each with their own parks and open spaces, schools, mosques and shops. Each neighbourhood will have distinct and unique characteristics fusing the modern and traditional elements of Qatari Islamic architecture.

Island Resorts: A collection of islands at the northernmost tip of Lusail will house luxury resorts and prestigious housing. Beautiful naturally clean beaches and exclusive 5-star resort hotels will make the Island Resorts a destination for the world’s elite.

The island resorts will be home to some of the most desirable private properties in Lusail. Large villa compounds, many with spectacular waterfront views will be built in contemporary design as will the ultimate in contemporary luxury apartments at the heart of the island. Sophisticated housing, convenient local shops, schools and a health centre mean a luxurious but practical community life-style.

Corniche District: Two small islands surround a protected cove to create a safe haven for yachts, cruisers and motor launches.

A series of ingeniously crafted bridges and walkways will allow easy and pleasant access to the islands. Smart waterfront restaurants juxtaposed with luxurious apartment buildings constructed to the highest specifications with clean modern lines will create an eminently attractive living environment enhances by the picturesque charm of bright whitewashed colours and meandering canals.
