Hmmm, now a 5 star hotel...and it looks like the operator is agreed(subject to planning).

The proposed hotel will be a five star full service offer operated by an internationally-branded operator. The scheme design has been developed in close liaison with this operator.

During the detailed design of the previously approved hotel and due to the changing nature of the hotel market place, both nationally and locally to Trafford a change in hotel operator has arisen. Not too much of design change from the original design, the hotel operator before was apparently Crown Plaze so maybe it could be one of the IHG group hotels, so Intercontintal Hotels, Crowne Plaza, Holiday Inn, Holiday Inn Express, Hotel Indigo, Stayleybridge Suites.

The only 5 star brand IHG own is Intercontinental which is usually based in City Centres and Airports. That said Crowne Plaza were due to run it and Peel are running the Media City hotel as a Holiday Inn so it seems they have a partnership with IHG.

Don't see the point in having a roof garden(?). The view is either the TC car park and TC in the background or a container park.

Why would anybody pay 5 star rates for a hotel in this location. Surely it has no appeal whatsoever

The location does seem bizarre for a high end luxury hotel, I sense a certain amount of spin from Peel.

They've managed to get another floor in, adding 18 rooms, yet reduced the height by 6m, aims to be the first 'BREEAM excellent' hotel in the UK.

Actually Crowne Plaza does get an extremely small mention in the bottom right of the plans,



makes you wonder whether the operator has changed.

Couldn't they have come up with a better design. It looks like a block of flat 'tarted' up. I personally can't see Intercontinental wanting to take up residence in such an ugly building.

It has a Brighton or Morecambe feel about it. I expect the old QE2 to sail past any minute. Where's the lighthouse going?

Discounting the football bits, I would say you're not far off. The number of "shopping tourists" who visit the TC is more significant than you might think. Pretty big demand for something nearby thats not Premier Inn. This'll do well... "Panoramic views of the M60" too.

Travelodchester. Jesus, is the demand really there? Why and what sort of people will be staying in them? No snob, but the only time I'd do it is when partaking in smash. There are better and cheaper options in my opinion.

Alan Burke, of Deansgate Securities, which is in a joint venture with Ask Developments Ltd and Realty Estates, said: “It’s a difficult market, and to get a deal on the Boddington’s site is great.

“We’ve got big ambitions and this reflects a massive vote of confidence in the site, which is a stone’s throw from a highly successful M.E.N Arena and Manchester’s primary shopping area, the Arndale Centre.”

Travelodge will submit a planning application to Manchester council by the end of this month, and if given the green light, the hotel will be opened in June 2011

Travelodge has agreed to take a 35 year lease, which is the first pre-let and pre-sale deal for the developer.

Deansgate Securities has also sold the site being occupied by the 75,000 sq ft Travelodge to Marcus Worthington Properties, which will construct the hotel.

Alan Burke, of Deansgate Securities, said: "We are delighted to have agreed terms with Travelodge, our first tenant, on the former Boddingtons Brewery site. This decision has been taken while the economy is still fragile and the property market remains subdued. It reflects a massive vote of confidence in the site, which is a stone's throw from the highly successful MEN Arena and Manchester's primary shopping area, the Arndale Centre.

"We are also delighted to announce today that we have agreed terms with Marcus Worthington Properties to forward purchase the investment and undertake the construction work. Our forward sale deal with MWPL reflects both parties willingness to think outside the box in a difficult funding marketplace".

Russ Worthington, director of Marcus Worthington Properties, added: "Because we are both developer and contractor we can aggressively compete with others in the market and act as a catalyst for development, facilitating deals like this one with Deansgate Securities.

"MWPL are delighted to be working with DSL and this is the third hotel deal we have done in the last six months which will further enhance our commercial development portfolio. We have been active throughout this turbulent period and are continually in search of similar opportunities."

The developer expects to submit a detailed planning application for the scheme by the end of February and be on site in July 2010. It is anticipated that the hotel will open for business in June 2011.

Ask and Realty Estates acquired the site in 2006 with funding from HSBC. Architects are HKR in Manchester.

Travelodge now operates 380 hotels in Ireland, Spain and the UK. The company has ambitions to expand, with plans to operate 70,000 rooms by 2020 and to be the biggest hotel operator in London by the time of the 2012 Olympics.
