There is a 3 bedroom on the 58th which is very very nice. Furnished. The management is open to offers for the grand penthouses. We sold 4 of 8 already.

to st francis management: P95/sqm is quite a steep jump to the dues....it would be nice to have a detailed financial statement explaining this. they note because of govt needing an engineer, bec salaries have increased, etc - please show actual figures as salaries increase maybe 5% a year - not the 26% jump in dues....

I am with you. 40% increased in HOA is a big dent in my limited budget. I might end up selling my unit in the future if they will continue increasing it with 40% every year.

st.francis is more stronger structural. eei built. they have a outriger at 32 to 35 floor to fight the earthquake. first outrigger in ther philippines. iwan k lng s one shangrila. d k p nkkta ung pla ng datem e.

Usually the cost of maintenance increases with the age of the building. P95/ sqm is high even by international standard for a new building. It could be possible that there is misappropriation of funds.

regarding earthquake sometime in 2010. i remember being in the unit and feeling like my head was moving a little bit. i checked the internet and found it had been an earthquake.
i'm at 40th floor and it was not much more than that. I think it was a 5.5 or so.
