Barely two months after the launch of its Jumeirah Business Center 1 & 2 and the subsequent sell out of the properties in record time, Al Fajer Properties, a member of Al Fajer Enterprises established in Dubai in 1965 by its Group President His Highness Sheikh Hasher Bin Maktoum Al Maktoum, today announced expanding the brand further by developing two more freehold commercial towers- Jumeirah Business Center 3 & 4.

The JBC 3 & 4 will be developed at an investment of AED 490 million in the prestigious Jumeirah Lake Towers project further enhancing the company's presence in Dubai's commercial freehold market.

Mr. Mohammad Bin Mubarak, vice president of Al Fajer Investment & Development commenting on the phenomenal sell out of Jumeirah Business Center Towers 1, 2 & 3 in less than two months explained: 'Investors in Jumeirah Business Center Towers are guaranteed to optimize their resources by turning their rent liabilities into assets. Considering that the annual office lease rates on Sheikh Zayed Road, typically range from AED 120 to AED 220 per square foot, JBC investors are expected to enjoy return on investment (ROI) within 4 to 5 years.'

Offering spectacular views of Jumeirah Lakes and Jumeirah Islands, and situated within Dubai's emerging district consisting of over 250 residential buildings, JBC is poised to become the commercial landmark of New Dubai.

A top official of Al Fajer Group said that Al Ahmadiah Contracting, established in 1970, was awarded the construction contract for the AED490 million project following comprehensive due diligence process, including a public tendering exercise and several rounds of evaluation and assessment by the company's project development team.

Mr. Saeed Masoudi, Development Director of Al Ahmadiah Contracting Company said, 'It is a privilege for us to be selected for the development of such a unique and pioneering project. I barley put this in the gossip thread wat 3 days ago and they have already launched 3 and 4...wow !!! so that means 1 plot left which could be residential...but on the other hand it could be comercial...maybe the extra 15 plots at jlt are all commercial which is a V.good idea!!! also i hope they are fully green and blue cuz we already have black and white and also gold and silver...

because this is no4 while the other one is number 1,2 and 3.

still, maybe even one thread would have been enough maybe, but these look different, not like the green lakes for example, they only need one thread i'd say. same with armada.

I saw an report on Real Estate TV and they made the presentation on Burj Al Arab. They had a model of the three towers and all three of them were shown as on the same cluster.

Two of them on plot ?1 and ?2 were black with white horizontal bands, but very similar to JBC1, while the other one on plot ?3 was white and seams to have balconies, therefore being a residential.

They never clearly showed them, so I couldn't have a good look.

It seams that JBC 3 & 4 are on the same cluster. If so, just one thread would be enough.



The tower in the middle, seams to have balconies, so it should be residental.

also, i think the 3rd one is rather a random filler, it does not look like a real tower, does it...

Al Ahmadiah wins JLT deal

Real estate developer, Al Fajer Properties has awarded a US $133 million (AED490 million) contract to Al Ahmadiah Contracting Company for the construction of two freehold commercial towers.

The Jumeirah Business Center (JBC) Towers 3 and 4 will be located at Jumeirah Lake Towers (JLT) in Dubai and will cover a surface area of 80 826 m2.

“We have awarded Al Ahmadiah Contracting Company the contract after a long and drawn out tender process where at least six other contractors bid, including Korean, Chinese and local companies,” said Mohammad Mubarak Iesa, vice
president, Al Fajer Investment & Development.

Work is set to start on site within weeks. Saeed Massoudi, development director, Al Ahmadiah Contracting, said: “We are making a few changes to the structural design and in three weeks we will start the sub-structure. We have 30 months to complete the structure.”

The two towers will be 40 storeys high. The National Engineering Bureau is working on the designs.
