Royal London sells £11m Blackfriars Road development site

One of the Funds managed Royal London Asset Management, advised by Strutt & Parker, has sold 231 and 235-241 Blackfriars Road, London SE1, to Great Portland Estates plc for £11m. Royal London will also be participating in the profits of the completed scheme.

231 Blackfriars Road – totalling 5,599 sq ft - is currently vacant. The adjacent 235-241 Blackfriars Road - which is 22,890 sq ft - is let to KPMG until 2008. The combined sites currently comprise a total of 25,000 sq ft office accommodation. Initial feasibility studies suggested that some 170,000 sq ft net of office and residential accommodation could be provided on the site.

Julia Martin, Head of Property at Royal London Asset Management, said:

“Whilst we believe in this opportunity and Southwark in general, it was more suitable for this particular Fund to sell the two properties whilst retaining in interest in the success of the completed development. We are extremely positive about Southwark which we believe offers a central location, excellent transport links and local amenities. We also believe this area will only get stronger in the medium to long term. We are delighted to be working with Great Portland Estates on this scheme.”

Actually according to my logic and A-Level Physics determinations I predict that when/if anyone jumps of LBT they'll have a higher rate of survival and probably just break a few bones, break thier back or jaw or a few legs and ribs. This is because the design of LBT is tapered and the body will simply slide accross the plane. Therfore the only true fall from LBT by being airborn will be from when the body is coming down over the entrance roof and onto the pavement below.

Edit2: However, after reading my hypothesis is slightly flawed as accelleration due to gravity will be approximetly 9.81 (m/s)^2 neglecting opposing forces, which leads to the ultimate question. Can a human body survive a fall of displacement of a 1000ft, going from rest to probably terminal velocity at a rate of approximetly 9.81 (m/s)^2 whilst being slowed down by the increasing negative gradient of LBTs plane?


Mmmmmm....I think Renzo Piano took this into consideration when he designed LBT.
