Al-Burj centrepiece set to dwarf Burj Dubai at 1,200 metres

The Al-Burj tower being planned by local real estate developer Nakheel will be the world’s tallest, according to those close to the project. Construction will begin later this year and form the centerpiece of the Madinat al-Arab at Dubai Waterfront.

The final height of the tower has not been confirmed but it will be taller than the Burj Dubai which is expected to exceed 800 metres. Companies involved in the project under pre-construction agreements last year have said the initial height was 1,600 metres but that was scaled back to 1,200 metres.

“The tower’s height is confidential but I can confirm it will be taller than the Burj Dubai,” says a source close to the project.

Nakheel has previously only said that Al-Burj will be one of the world’s tallest towers.

The piling and excavation package is due to be tendered soon. “We expect to receive documents in a few months,” says a local piling contractor.

The tower was originally conceived as the focal point of the Palm Jumeirah and known as the Pinnacle. It moved to Dubai Waterfront where it was renamed Al-Burj and received a major design overhaul (MEED 27:10:06).

The consultancy team is led by the UK’s WSP and includes Australia’s Van Der Meer Consulting and US-based Leslie E Robertson Associates. A US team of Pei Partnership Architects and Axis Design Group (ADG) completed the preliminary designs.

Two other kilometre-tall towers are planned in the region – the 1,001-metre Mubarak al-Kabeer in the Silk City project in Kuwait and a 1,022-metre tower in Manama, Bahrain.

Burj Dubai gets a rival

Dubai: Burj Dubai, which is on its way to becoming the tallest tower in the world, could be dwarfed by another Dubai landmark, Al Burj, before its completion in 2008, officials told a Meed Projects conference on Tuesday.

"With more than 700 metres in height and more than 160 floors, Burj Dubai will be the tallest tower in the world," Abdullah Lahej, Emaar Properties director of construction, told delegates at the second Major Project Developments in Dubai conference, organised by Meed Projects, an online projects tracker. "We are now pouring concrete for the 17th floor."

Though it is unclear as to which Burj will eventually dwarf the other, one thing is pretty clear: Dubai will have the two tallest towers.

Following the launch of Burj Dubai, Nakheel, a Dubai-based property developer, last year announced Al Burj, which was initially planned to be developed on the Palm Jumeirah's trunk, where the Palm Trump Hotel and Tower is being planned.

Al Burj has been presented to General Shaikh Mohammad Bin Rashid Al Maktoum, Crown Prince of Dubai and UAE Minister of Defence.

The location of Al Burj was later shifted to Dubai Waterfront the world's largest man-made waterfront development. However, its height remained a secret until yesterday as Nakheel did not want the public to speculate on it.

"At the moment, I can only say that Al Burj will be at least 700 metres tall and one of the tallest towers in the world," Robert Lee, Nakheel's director for development, said, avoiding further queries on its actual height, or if it would challenge Burj Dubai.

"Al Burj will be a mixed-use project with a combination of offices and residences. We are currently working on its design."

Construction officials are certain that it will be higher than Burj Dubai.

"I can't imagine anyone spending so much money to raise it up to 700 metres and not make it the tallest tower. It would be foolish of any developer not to stretch further to make it the tallest one in the world," said an official of a large contracting company.

"I hear, Nakheel is looking to stretch Al Burj to around one kilometres in height, that is 1,000 metres," said a participant.

Nakheel, owned by Dubai Government, and Emaar, a listed company, which is 32.5 per cent owned by the government, are two of the three entities mandated by the government to offer properties on a freehold basis to expatriates.

Together with Dubai Holding, the government's investment arm, they are rapidly transforming the emirate.

I think Burj means tower, and I cannot speak Arabic. Just logical thinking. Nice to hear that the old pinnacle maybe get a new life with the name Al Burj.

people in dubai are fast, but they even set their completion dates too early

read the first sentence, completion before burj dubai in 2008

And if they still have the same design, they would need twice as much material etc. So being built in 2008 is a joke obviously.

This is sooo good news, anyway. good to see the 'pinnacle' get a new life! maybe somewhat taller than the burj dubai tower. i don't know, we'll see this in a few months. but should they confirm the exact high? or should they do the same as they've done with the burj dubai?

it it really turns out like in the render it will have 200 floors+ and will be 1km tall

oh man, i'm so excited
earlier they said al burj will NOT be a rival to dubai and look at this now, only 2 months later

it is approved and in the last design stages

the same situation as for the burj dubai about 1 1/2 to 2 years ago


guys, this one is 100% going ahead and they can't stop playing games with us


another developer called bonyan has the 666m hotel tower approved


and as these 3 major developers have announced their wtb attempts, the biggest one will probably want to participate in this game: dubai properties, a subsidiary from dubai holding, fully government owned

these guys invest hundreds of billions all overn the world and in dubai, so i guess we don;t have to wait for the 4th attempt

no renders so far unfortunately.

nothing for months now, they have also announced another 150F tower for so called West Jumeirah Beach.

Al burj is still in design stage, so it might turn out a little bit different than in the render.

not the best one though, i would prefer Burj Dubai to be extended even more so that it remains tallest.

stil dreamin of the magical figure..

al burj might rival burj dubai in height but burj dubais design is far superior.

Apparantly, George Lucas got some inspiration for some of the coruscant towers from the design of the burj dubai. I think it's in that interview with Adrian Smith.

They will still win out, their design wins by 1000 miles!!! Also I definitely wouldn't trust Nakheel to build something like this. Read the story on Jumeirah Islands in the UAE section and you'll know what I'm talking about.

Dubai is not WOW anymore...!

They can announce a big tower of 2000 meters of heigth, and everybody will be like "Great news"...


The only place in the world, they look at those projects as "normal"...

How many people are living in the United Arab Emirates ?

According to the highest estimates I've encountered, the population of the whole country should be about 3.5 million, including non-nationals.

Even if those 3.5 million people would all live in Dubai metropolitan area, how the demand for so many supertalls can reach the supply they are currently planning ? The Emirates are indeed a weird country... they buy tons of double-decker A380 jumbos, they build tons of 700m towers... and all this for so few people ?? Either the UAE will soon reach an ugly great depression, or they lie on their population.

by Dubai standards, all these properties are not moderately priced. but when you compare real estate prices in Dubai to that in other countries, dubai is very cheap.

i've heard it is almost impossible to find a small meagre apartment in midtown manhattan for less than $1 million. however, for $1 million in Dubai, you can get a huge luxury high-profile apartment.

additionally, all these properties are sold out in spite of any real financing options. at the most, you may find a 2-5 year financing plan (very rare). however, if 20-30year payment plans (like in the USA) are introduced, suddenly these properties seem MUCH more attractive to Dubai residents who have in recent years been plagued with soaring rents (as much as a 30% increase in rent price per year).

People the pinnacle design may have been dropped and they may have just used a extended design for the waterfront renders.

Been said before:
Burj Dubai 705-950m
Al Burj 700-1000m
KM 1 666m
KM 2 500m+

And maybe a Dubai Property's super tall.
That would be crazy.

Dubai city population today is 1.3 million. its metro population including sharjah is well over 2 million. projected population growth is between 6% and 12% mostly middle and upper-middle class.

(unless my math is completely off)
assuming 12% population growth

Dubai city population in 2015: roughly 4 million

assuming 6% population growth

Dubai city population in 2015: 2.3 million

so by 2015, Dubai city proper will have between 2.3 and 4 million residents. the metro area will also increase rapidly.

using the most conservative growth projections, it is safe to assume that at the very least, the Dubai metro will be 3.5 million (again these are VERY conservative estimates) which is 1.5 million more than what it is today.

are you saying that 1.5 million people will not be enough people to fill these towers? there are a huge number of buildings in Dubai already, and they are sufficient to hold 1.3 million. surely a few thousand highrises will not be overkill for 1.5 million more people.

additionally, dubai also aims to become a business and financial hub. not only are the highrises they are building residential towers, but also office towers where people will work and not reside in. lastly, dubai is also planning to become a tourist hub/resort. many people will buy resort homes as 2nd or 3rd homes just to "get away." this is a very common thing in the US, where some families own "cabins" or very rich people have multiple homes in multiple cities.
