The site is owned jointly by three companies and one of them (LandSec) is looking to sell it's share

Could be a good move, was talks of Hammerson swapping some of its office developments for land securities retail portfolio, could see Hammerson take on their share and hopefully it will see more of a chance of going ahead

It makes sense - sounds like Martineau is moving away from having a heavy retail element which relates to what I've been hearing about a significant office element in the scheme.

A new multiplex cinema, bowling alley and ice rink could help with taking up a lot of space. A couple of hotels, restaurants and an office element too.

An ice rink would be great and an upmarket cinema. Art gallery? Be good to bring something new into the city centre... what are we missing?

It'll only work if that big car park stays open.

Not really, I am pretty sure it would be a success minus the car park. I think an Ice Rink would be better suited along Broad Sreet though, there needs to be more variety up there, and an Ice Rink would be perfect.

With the front door opposite HS2, it needs something high density to make the most out of it. I'd prefer to see an Office Led scheme with small amounts of High(er) end retail. Very small serviced apartment element and possibly some owner occupied apartments depending on how the market is.

Well it'll probably be a phased development and given the timescales already involved, it'll probably be a similar size to the existing masterplan or bigger...

The Martineau Galleries complex has been delayed due to the economic downturn and developers say work on the project will not start before spring 2014.

The shopping and leisure complex is due to be built in the north-eastern part of the city centre around Dale End, linking the Bullring and High Street with Eastside regeneration area.

Planning permission for the development, which will include apartments, shops and offices, was granted to developers the Birmingham Alliance by principal site landowner Birmingham City Council in 2006.

A spokesman for Land Securities Group plc, one of the companies involved in the development, said: “The current economic climate is not conducive to big developments.

“The current environment would not be conducive to starting a big retail-led scheme. Our current estimation is that we would not be starting before spring 2014, but we are still working on plans for what we can deliver for Birmingham.”
So nothing until this time next year at earliest. Ah well.

Why not get a new department store new to the UK to anchor it?

I'm sure I read an article a few years back that a few Chinese department stores are looking at overseas expansion in the UK

I still think it would be ideal location for a large underground car park with a focus on big bulk item homeware stores, would also help house of Fraser in my opinion. Of course have offices and residential above

Infact why not a huge city centre ikea as anchor store? I'm sure it'd be a huge success and drag people up here

Yeh but more than likely they'll want to take a site close to China Town - ie on the site of the wholesale markets, when they move off it... In fact, I wouldn't be surprised if BCC has approached anyone in China. It would certainly expand the Chinese Quarter a little bit.

MG However certainly needs to move into leisure retail, office space, car parking, residential etc. But I do feel the success of the whole masterplan will very strongly depend on how it interlinks in with all sections of the this end of the city for the whole thing to become more relevant than it is now.

Surely with what is happening at pallasades there has got to be scope for some low end retailers who want a site in Birmingham. I'm thinking the likes of wilkinsons, home bargains, b&m bargains, matalan, 99p store, homesense, class ohslen, etc. Maybe even getting bhs to move from its current location so something could be done with big top and new street. Plus maybe it could move some retailers away from the bullring who arn't really suited allowing the bullring to focus on high end fashion. It's just a thought anyway hopefully we will see some development on this site as its urgently needed.
