The Çiftçi Towers Project which we are a partner of, consists of two towers, each with 10 floors underground and 45 above ground, built on a base of 25,000 m², located in Zincirlikuyu, the most valuable site in İstanbul, over a total construction site of 292,000 m². Our project incorporates a parking space of approximately 2,500 vehicles, residential area of 84,000 m², office area of 10,000 m², shopping center area of 68,000 m², as well as depot and technical floors. The design of the project is performed by John McAslan, a British architect. The facades will be covered with aluminum and terracotta panel systems. Heating and cooling will be provided with central systems of fan coils.

The project was submitted to the invited competition opened by the Municipality of Beyoglu to replace their existing building on Istiklal Avenue.

1st basement and ground floor were planned as an art gallery, whereas each of the upper floors were solved as different units of the municipality. The roof floor was allocated to the mayor’s spaces.

Due to the strictly limited maximum building height and the demanding building program, only a few specific spaces could be solved as higher volumes.

The 1st basement floor belonging to the art gallery space was planned to have a 4,00m rough height, the maximum allowed by the zoning. Daylight was allowed into the basement via the skylights opened on the floor of the rear garden.

The 1st floor was set back from the front façade, in order to create an entrance with double-floor height. Similarily, a gallery void was opened on top of the meeting room on the top floor and it was covered with a transparent skylight as a continuation of the glazed façade.

Projections that are allowed were not used on the front façade due to the layout of the interior, as well as the concern to achieve harmony with the neighboring buildings. However, on the rear façace projections covered with transparent glazing were created, in order to allow the Bosphorus view and natural lighting into the building.

Fire escape stairs were solved as a steel structure outside the building due to the area limitation. It was positioned along the wall of the neighboring Santa Maria Church, in order to maximize the open space of the rear garden. Steel mesh slabs of the fire escape stairs were connected to the projections so that they function as balconies opening up to the Bosphorus view as well.

Natural stone was preferred as the façade cladding material, in order to blend with the existing architecture of the surrounding. Referring to the sculptural ornaments of the stone façades of Pera district, a three dimensional effect was created on the façade by applying recesses and projections to the stone cladding.

In addition to achieving a harmony with the context, the front façade was divided into two with a diagonal line spanning all along the façade vertically, in order to achieve a contemporary and striking façade. Two different stone patterns matching the neighboring buildings were used on those two parts.

The art gallery on the ground floor and the meeting room on the top were emphasized with large glass surfaces on the front façade. On the rest of the façades, the window openings of the neighboring buildings were continued with various widths and a random distribution.

On the side façade facing the Russian Consulate, the lines of the front façade was continued. Since it is forbidden to open windows, narrow slits were opened on the side façade according to the interior planning. By using semi transparent, insulated profilit glass panels in those slits, allowing daylight in during the day, whereas creating a random lighting effect at night was aimed. Additionally, the outstanding character of the façade was underlined by the light coming out of the narrow recess between the two layers of the frong façade at night.

Bronze color matching the stone colors was preferred for the aluminium joineries as well as the metal roof cladding.

Shame on them that they call it also Art Gallery...Only one floor is Reserved for Exhibitions...the rest is for the municipality...and on top, where this Glassy thing is will be the exclusive space of the Mayor...like a Throne Hall.

Yeah, probably from Camlica Hill There are at least 39 Prep or U/C towers above 100 meters in this picture, most of them not yet visible. And there are at least 11 proposed towers.

Renaissance Tower is located on the Asian side of Istanbul at the intersection of the two major highways that connect the continents. Due to efforts coordinated by the government, the Atasehir area is emerging into a financial center with all necessary infrastructures, as well as residential, retail and varied amenities to support a new world-class commercial development. At the center of this new prime location is the Renaissance Tower.

A fusion of cultural response and sustainable concerns guided the design. Renaissance Tower’s chiseled massing takes cues from Ottoman geometric motifs and draws inspiration from surrounding local landforms. The tower rises from its base and meets the sky gracefully to redefine Istanbul’s skyline, and become a new symbol of the city.

The tower is rotated 33 degrees for optimum solar control as determined through insolation modeling. A stippled golden scrim, tuned to the solar orientation, further reduces heat load. Together, these enable the incorporation of floor-to-ceiling glass while simultaneously achieving ambitious energy efficiency goals. A marriage of performance and ornament, this second skin coveys the spirit and aura of “The East”.

The tower features a four-sided structural glazed unitized glass curtain wall with full-depth shadow boxes, cantilevered metal scrim that provides intermittent shading on three elevations, double height sky gardens with structural glass spanning members, and a hybrid glass wall at the podium. The design is environmentally-friendly, using technologies such as floor-to-ceiling insulating glass to contain heat and maximize natural light, and an automatic daylight dimming system. Facets of the curtain wall to the east, south, and west have been designed with a perforated sunscreen panels as part of a sustainable strategy.

The unique asymmetric shape also gives the building a different appearance from every angle. Environmental emphasis is evident in green spaces laced through the tower. Three groupings of “sky-gardens” are strategically placed at key exposures. These two-story high gardens provide access to fresh air, a thermal buffer between the interior and exterior, and a respite for office workers. A larger exterior garden crowns the tower with a weave of planting and architectural elements. The base of the building is outfitted with varied features: a water garden reflects the tower and sky and a piazza provides a social focus. Taken together, these green spaces temper the insistent vertical stacking and hermetic environments often found in high-rise design.
