Benjamin West wins massive Makkah hotels deal

The first five hotels of Jabal Omar DC are expected to open in 2013

Benjamin West, a leading global purchasing firm for furniture, fixtures and equipment (FF&E) and operating supplies and equipment (OS&E), has won a major contract for a 26-hotel project currently under construction in Makkah.

The FF&E and OS&E purchasing for the multi-billion dollar project, developed by Jabal Omar Development Company (JODC), will be coordinated by Benjamin West offices in Boulder, London and Hong Kong, supported by a local project office in Jeddah.

The first five hotels, a 637-room Conrad, a 797-room Hilton Convention Hotel, a 562-room Hilton Suites, a 744-room Hyatt Regency and a 455-room Marriott; 3,195 rooms in all, are expected to open in 2013.

The JODC complex will surround the Grand Mosque, the holiest site in Islam, and is believed to be the world`s largest, multi-hotel development.

The project will feature 38 towers, including residential components, covering 1,950,000 sq m of floor space, including 58,000 sq m of prayer space, a retail concourse and a 2,000-seat conference hall.

The 26 hotels, comprising 11,535 keys with 40 food and beverage outlets, will showcase brands from 11 international hotel companies, including Hilton, Hyatt and Marriott.

"Our role has been to evaluate, recommend and negotiate the appropriate brands and operators for each hotel, as well as identify internationally acclaimed interior design firms, and other industry leading professional services," said Abdul Suleman, president and CEO of San Francisco-based Equinox Hospitality, a global hotel acquisition, development, management and project consulting company.

"When it came to purchasing FF&E and OS&E, we conducted an exhaustive selection process involving several of the most respected purchasing companies in the world. We recommended Benjamin West because they demonstrated that they have the size, global resources and proven procurement capability to successfully execute this massive project."

"This hotel complex dwarfs any development I`ve heard of in my more than 25 years in the hospitality industry," said Alan Benjamin, president of Benjamin West. "It will involve some 20 Benjamin West associates on four continents. Our London office, led by Daniel Englender, managing director, and our Jeddah project management office will help coordinate day-to-day local area needs in Saudi Arabia. Our Hong Kong team, led by Bill Cheung, managing director, will help supervise and coordinate the manufacturing of the FF&E produced in Asia. Our other offices will coordinate the sourcing of goods from around the world," he said.

The scope of the JODC project is what sets it apart. More than 10,000 separate items will be sourced, purchased and shipped from approximately 15 countries in quantities from one-of-a-kind antiques to some 25,000 beds and 100,000 pillow cases.

The hotels will require more than 750,000 sq m of carpeting and some 1.4 million lineal meters of vinyl wall covering. When completed and fully operational, the JODC development will provide lodging for an estimated 60,000 people daily and some 15 million people annually. - TradeArabia News Service

« جبل عمر » تفصح عن نتائج استخدام متحصلات الاكتتاب

11/ابريل/2012 اعلنت شركة جبل عمر للتطوير نتائج استخدام متحصلات اكتتاب زيادة رأس مالها الذي تم خلال الفترة من 4/7/1432ه الموافق 6/6/2011م وحتى 13/7/1432ه الموافق 15/6/2011م حيث تم استخدام المبلغ المتحصل من الاكتتاب وهو الفان وخمسمائة وثمانون مليون ريال ، اما المبلغ المصروف على البنود المنصوص عليها والمحددة في نشرة الإصدار الخاصة بالاكتتاب بالمادة الحادية عشرة حتى تاريخ 27/2/1433ه الموافق 21/1/2012م فتتضمن ما تم صرفه لتنفيذ المرحلة الأولى من المشروع 400 مليون ريال ، سداد الجسر التمويلي الممنوح من مصرف الراجحي 350 مليون ريال اضافة الى رسوم الاكتتاب والمصروفات المتعلقة به 76 مليون ريال ومصروفات على المرحلة الثانية (تصاميم وأعمال تحت الأساسات 47 مليون ريال) .

أما مجموع ما تم صرفه حتى 27/2/1433ه فبلغ 873 مليون ريال ، وسيستخدم المبلغ المتبقي في الصرف على البنود المنصوص عليها والمحددة في نشرة الإصدار الخاصة بالاكتتاب بالمادة الحادية عشرة وسيعلن عنها لاحقاً.

بدء تأجير محلات الأسواق التجارية بمشروع جبل عمر

Jabal Omar Development Project in Mecca on Schedule, Watan Says

Jabal Omar Development Co. (JOMAR)’s real- estate development project in Saudi Arabia’s holy city of Mecca is proceeding on schedule, al-Watan newspaper reported, citing Chairman Abdul Rahman Faqih.

The company has rented 48 shops for a value of 62 million riyals ($16.5 million) a year in an area of the development on Ibrahim al-Khalil street, the newspaper reported, citing Faqih.

Jabal Omar starts renting out shopping outlets

MAKKAH — Jabal Omar Development Co. has rented 48 shops for an amount of SR62 million a year in an area of the development on Ibrahim Al-Khalil Street. The announcement about starting commercial leasing of the massive development project was made by Abdul Rahman Faqih, chairman of the company, in a press conference here on Wednesday. "This amount is equal to three times of the revenues projected in the economic feasibility study. Construction work of the multi-billion riyal project is proceeding on schedule," he said. Jabal Omar Project that overlooks the Holy Kaaba in the central Haram area includes luxury hotels, commercial shops and houses.

Faqih lauded Custodian of the Two Holy Mosques King Abdullah, and Crown Prince Naif, deputy premier and minister of interior, for their material and moral support that enabled the company to make great strides in developing one of the Kingdom's largest projects. He also commended Makkah Gov. Prince Khaled Al-Faisal, who is also chairman of the Authority for the Development of Makkah and the Holy Sites, for his keenness to complete the project at the earliest possible. Faqih said that the company's shareholders were briefed on the progress of the project at the fourth general assembly meeting held recently.

Unveiling details of leasing commercial units, Faqih said that a total of 2,106 square meters of shopping space have been allotted for 48 shops, and this represents 2.5 percent of the total commercial area. The first phase also includes 86 villas and furnished apartments. Hilton Worldwide will manage six hotels while Marriott and Hyatt will manage three hotels each at the project. "Renting commercial outlets in the first phase of the project will be completed early 2013. Contracts for the second phase of the project on Ibrahim Al-Khalil Street were awarded to Saudi Arabian Baytur Construction Co. and Azmeel Contracting and Construction Corporation for an amount of SR1.49 billion," he said adding that the second phase would also include commercial area, four hotel towers and 72 residential villas. Period of implementation of the second phase is 24 months.

Calling Jabal Omar as one of the largest development projects in the Middle East region, Faqih expressed satisfaction over the project's cash liquidity. "We had carried out studies about financing the project in a scientific and meticulous manner. The company managed to collect a major portion of the cost of the first phase through a syndicated loan from local banks, amounting to a total of SR7 billion instead of SR5 billion that was agreed upon earlier," he said.

Faqih noted that the company signed a loan agreement with the Ministry of Finance for SR3 billion to implement the third phase of the project that includes four hotel towers, and a central commercial market. Referring to the electricity power supply for the project, he said that a huge electric transformer with a capacity of 240 mega vault will be established by the company. He said that this would be enough for the project, and the electricity consumption at the project would not affect the power supply in the central Haram area.

Jabal Omar project rent at SR100000/ square meter

MAKKAH – The rent at the Jabal Omar Development project site has jumped to SR100,000 per square meter, Sheikh Abdul Rahman Fakih, chairman of board of directors of Jabal Omar Development Company, said Tuesday, a clear indicator of the resounding success of the project, he added.

Sheikh Fakih expected the number to rise in the future in light of the development pace Makkah has been witnessing recently in all economic fields.
Forty eight shops have been rented annually for total value of SR61 million, an amount that is three times the annual revenue projected in the feasibility study, he pointed out. The area of rented shops is 2,106 square meters, which constitutes 2.5 percent of the total area allocated for rent, he noted.

The first stage of the project will be completed in early 2013 and will consists of 10 hotels and 86 villas and residential units. The second stage will be completed in 24 months from now and consists of four hotels and 70 villas.

Regarding the cash flow and financing of the project, Sheikh Fakih said several local banks expressed desire to finance the project. Some SR7 billion were borrowed to implement the first stage of the project and SR1,490,000,000 were borrowed for the second stage.

Financing for the third stage was secured from the Ministry of Financing with a loan of SR3,000 million.

Sheikh Fakih said the electricity consumption in the project would not impact the overall performance of electricity in the Central Area of the Grand Mosque. An electricity station will be built near the location of the project to cover all its electric needs, and 90,000-meter-long high-voltage cables from the main electricity station west Makkah will link the station with the main one.

BEIRUT (Zawya Dow Jones)--Saudi Arabia's Jabal Omar Development Co. (4250.SA), or JODC , plans to launch soon the third phase of its large-scale mixed-use real-estate project in the Saudi holy city of Mecca, Jeddah-based Okaz daily reports Thursday, citing an executive.

JODC has secured a loan worth 3 billion Saudi riyals ($799.9 million) from the kingdom's finance ministry to cover the cost of the third phase which will involve the construction of two building platforms, four hotel towers, and a central commercial market, Abdul Rahman Faqeeh, the company's chairman, said according to the paper.

The second phase, whose cost totals nearly SAR1.5 billion, has been launched and will be completed within two years, the daily cites Faqeeh as saying. The first phase is expected to be completed in the first months of 2013, he added.

"جبل عمر" تؤجر 16 مطعماً ومحلاً بقيمة 20.9 مليون ريال

أعلنت شركة جبل عمر للتطوير عن نتائج (المرحلة الثالثة) للمزاد العلني لتأجير عدد من المطاعم ومحلات الوجبات السريعة بمنطقة ( S1 ) بمشروعها بمكة المكرمة والذي أقيم اليوم السبت 14/6/1433هـ الموافق 5/5/2012م وكانت نتائج المزاد العلني كتالي :

1-تم تأجير عدد (16) مطعماً ومحلاً للوجبات السريعة بالمزاد العلني بقيمة إيجاريه سنوية قدرها (20,927,205 ريال ) عشرون مليون وتسعمائة وسبعة وعشرون آلفاً ومائتان وخمسة آلاف ريال وقد بلغ متوسط إيجار المتر المربع الواحد مبلغ (12,890ريال ) اثنا عشر الف وثمانمائة وتسعون ريالاً سنوياً .

2-مدة عقود الإيجار ثلاث سنوات هجرية تبدأ من 1/8/1433هـ .

3-سيتم إعطاء المستأجرين فترة سماح حتى أول شعبان 1433هـ لأعداد ديكوراتهم وتجهيزاتهم على أن يتم التشغيل الأبتدائي أول شعبان القادم إن شاء الله وسيتم التشغيل الكامل في أول رمضان القادم بمشيئة الله

4-ستحدد الشركة لاحقاً أوجه استخدام هذه المبالغ والأثر المالي لذلك .

5- مع العلم أن المنطقة (S1) تقع على شارع إبراهيم الخليل ومطلة على الساحة الغربية للمسجد الحرام
