I remembered vincent saying it
was under-construction and we prob won't see anything
above ground until summer or later ...
right now its still at foundation or something ...
the clearing of the site was done in 2004-2005
i think ... there were previously two industrial site there ...
if its suppose to be finished by march2008 it should rise above ground
soon ...
the site is estimated to be around 260m-280m
but looking at the stats it might only be around 240-260
hopefully it will be taller ...

according to sources it will be 280m ...

Yep. Lots of heavy machinery in site when I went there half a year ago.

旭日發展的九龍灣商廈One Kowloon,預計今年9月落成,物業外形與同系的尖沙嘴北京道一號帶幾分相似。

【明報專訊】九龍灣「變身」進入新階段,繼嘉里 (0683) 即將推出九龍灣企業廣場5期招租後,區內其他寫字樓也蠢蠢欲動,其中原計劃增加商場樓面發展的萬泰商廈項目,經過研究後已初部定出興建70萬方呎純甲級寫字樓項目,並於最快今年第二季尾招租,租金將緊貼企業廣場5期意向呎租20元水平。此外,楊釗旗下的九龍灣商廈One Kowloon亦正式招租。

萬泰製衣 ( 國際 ) 總經理周國材向本報透露,集團旗下的九龍灣甲級商廈項目,原計劃增加商場樓面,但經過研究後,初部拍板將該項目發展為純甲級寫字樓,放棄興建商場,而項目內只設小量商舖,全個項目涉及樓面達70萬方呎。他又稱,純寫字樓發展有助增加項目的競爭力,該項目最快第二季尾招租,租金將參考區內的甲級寫字樓項目,包括企業廣場5期等﹔預期項目的租戶對象將來自尖沙嘴、銅鑼灣及灣仔。

另外,旭日集團旗下九龍灣甲級寫字樓發展項目One Kowloon,現推出市場招租。負責招租的仲量聯行表示,物業採高智能設計,配備光纖網絡,總面積約70萬方呎,樓高43層,底座商場面積約3萬方呎,預算於今年9月落成。

仲量聯行九龍商業部主管顏慧萍表示,除租戶外,One Kowloon現時亦有多名用家及投資者洽購。她續說,未來3至5年新寫字樓供應將集中在九龍灣及觀塘,One Kowloon現階段推出市場,預計可吸納用家及投資者入市。

另新地 (0016) 代理執行董事雷霆稱,已有多間企業洽租九龍站ICC ( 環球貿易廣場 ) 其中10層約30萬方呎樓面,接近意向租金35元水平,不排除將調高意向租金﹔料待位於中環國金的示範單位開放後,最快於今年第三季落實。

It is located in Kwai Chung, with two residential blocks and one hotel.



Nota Bene: That circular thing on top is a rotary clubhouse.

A lot of the ads for premium real estate developments like to use other cities' settings. Some media critics have complained it is misleading advertising. For example, the luxury residential development at Cyberport used a house in the France as a backdrop for its ad. It was quite obvious that the house wasn't going to be anywhere near the final product but the developer claimed they were selling the lifestyle and not the house in the ad.

For people who can afford these developments, putting your rendering in another city's backdrop isn't going to change the customer numbers.
