Qatar Investment Authority acquires all Porta Nuova business district
Milan is behind London now

The sovereign wealth fund of Qatar has become the sole owner of Porta Nuova, a new business district in Milan. The announcement was made on Friday in a press conference by the head of Hines Italia SGR, Manfredi Catella. Catella did not mention the amount paid by Qatar.

''The figure is confidential,'' he said, but ''it is of course an important transaction.'' ''It is one of the most important deals in Europe,'' he stressed, ''and certainly one of the most important in Italy.'' Catella added that work had been underway on the transaction for the past 6 to 7 months and that it was signed this week. Through a subsidiary, the Qatar Investment Authority (QIA) had in May 2013 acquired a 40% stake in the investment funds that own Porta Nuova, and now it has bought the entire project. Porta Nuova has a market value of over two billion euros.

Initial investors in the project include the Hines European Development Fund, UnipolSai, and the Italian investment funds MHREC and HICOF as well as COIMA (of the Catella family, which remains in charge of property and project management activities) and Galotti. ''None of the investors earned less than 30%,'' regardless of when they entered the project, Catella said.

The transaction “shows that Italian real estate can compete with other countries in attracting international capital,” said Manfredi Catella, chief executive officer of Hines Italia SGR, Hines’s joint-venture with Catella in Italy. Investors in the district made a profit of more than 30 percent, he said, without elaborating. Qatari owners and their ever-growing influence is growing in Italy: Milan is the second European city behind London now.

Arese Shopping Center

Arese Shopping Centre, currently under development in Milan, Italy, will become one of the largest shopping centres built in Italy, boasting over 200 shops, cafés, restaurants, outdoor as well as indoor sport, cultural and health activities. The centre will attract over 8 million visitors within one hour reach. But what makes Arese unique and different is that it is not just a shopping centre - typically a hermetic and decontextualized “retail box”. Instead, it is a permeable street with indoor buildings, indoor and outdoor squares, porticos, gates and gardens.

The project is designed by a consortium of notorious architects including Arch. Michele de Lucchi, Arch. Arnaldo Zappa and, the most recent addition, of Arch. Davide Padoa of Design International. Along with real trees, different plazas with their own identity, a ramp resembling that of the Guggenheim in New York City and a roof supported by one of the largest glulam structures in Europe, which capitalizes on the tradition of covered city streets like Galleria Vittorio Emanuele, Arese Shopping Centre will also be the most sustainable large scale shopping centre ever designed in Italy, which will be certified Leed Gold.

The principles of the eco-village and the smart-city are all contained within this experimental project: green roofs, community manager, walkability, integration of different urban functions, features and centrality of green space, environmentally friendly materials; indeed, it has been used the cross-laminated timber panels building system, making it the highest building in Europe built with this technology, enough efficient to let a reduction of 50% of the construction time at the same cost of traditional residential buildings.

The Cenni district’s buildings are designed in the energy class A (the greatest energy class). The excellent performances, which allow to estimate a reduction of the consumption of the 70-80%, are the result of the construction characteristics of the buildings, of the ecological devices adopted and of the plant and equipment used (heat pumps fed by groundwater) that allowed combine great economy, an high comfort and above all an elevated social identity of the persons who live there.

MUDEC - Museum of Cultures
Milan | Zone 6

architecture studio: David Chipperfield
status: completed

Museo delle Culture (Museum of Cultures), or MUDEC, is the latest addition to the museum landscape of Milan. Opened on March 26, 2015, it is a centre dedicated to interdisciplinary research on the cultures of the world, and focuses on the relationship of these cultures with the city of Milan.

The project for the Museum of Cultures originated in the 1990s when the Municipality of Milan acquired the former industrial area of Ansaldo to give it over to the cultural activities. The disused factories, which are true monuments of industrial archaeology, have been transformed into workshops, studies and new creative spaces.

The intercultural vocation that runs through it today finds its expression in a design that is capable of meeting the call, which over the years has become more and more widespread, from a cultural public in a landscape that is in continuous transformation for museum institutions, their sustainability and their identity between scientific research, historical witness, interpretation of the present day and a vision of the future.

A visitor to the Museum of Cultures can visit great international shows proposed via diverse artistic languages, get to know the ethno-anthropological heritage of the collections of the Municipality of Milan which are made up of more than 7000 works of art, objects of use, textiles and musical instruments from every continent, take part in a schedule of events and initiatives curated by the international communities present locally.

The museum is designed by the British architect Sir David Chipperfield. His firm David Chipperfield Architects is responsible for the design of many other cutting-edge museums like the Neues Museum in Berlin, the Saint Louis Art Museum in Missouri and the Liangzhu Culture Museum in Hangzhou, China.

The very architecture of the building mirrors the many spirits that dwell in the MUDEC. The building features blocks of squared off forms clad in zinc and a crystal structure – lit around the clock – that bursts geometrically upon the area hosting it and appears very different from the adjacent rooms. The MUDEC sets itself apart by its central hall in a free and organic shape which generates an internal courtyard with a characteristic “flower” shape, a covered piazza, a meeting place between cultures and communities.

Within the building various spaces are laid out that offer the visitor and the city a multiplicity of cultural proposals and services. The ground floor is devoted to welcoming; it has a bistrot, a design store, ticket office, wardrobe, restoration workshop and storerooms set up for visits by small accompanied groups. The exhibition area of the Museum, located on the first floor, is set around a large covered central piazza and hosts the section of the museum itinerary holding the works from the permanent collection and halls given over to the large temporary shows. The space is rounded out by the auditorium, a theatre that sits three hundred, devoted to performance and visual arts.

On the second floor on the other hand there is the MUDEC Club restaurant, which offers unseen glimpses over the building and the surrounding area and aims to be a container for events linked to the art-world: artistic performances, presentations, and workshops will be held in series over a yearly calendar and will stimulate the artistic spirit of this space.

Finally, MUDEC Junior is the space specifically dedicated to children, where it is proposed bringing the younger ones closer to the diverse cultures of the world through activities of play, multimedia stations and manual workshops.

New Ferrari store
Milan | Zone 1

area: 750 sqm
architecture studio: Massimo Iosa Ghini Associati
status: completed

The Prancing Horse gallops into the heart of Milan with a new flagship store. Ferrari has thrown open the doors of its newest core store in Via Berchet. Located a stone’s throw from the Duomo in the historic Palazzo Ricordi, the store rises up to three floors with fifteen windows overlooking Milan’s most central shopping streets.

This flagship is one stop shopping destination offering men’s, women’s and children’s apparels along with accessories, design objects, toys, and more.

The ground floor is home to the upscale men’s Pr1ma ready-to-wear collection, entirely manufactured in Italy. Upstairs, customers will find a range of women’s wear, kids’ wear and toys, with a play area where Ferrari’s smallest customers can color their own cars on a touch-screen television.

Since Ferrari is not just a fashion brand, the store ups the ante by offering an experience beyond shopping too. Visitors will be entertained with interactive video walls, multi-sensory brand-experience stations and four F1 simulators which render the thrill of five different race-tracks. With such adrenaline boosting experiences, shopping at this Ferrari Store can never get boring. Shoppers can indulge in fun playing with a giant Carrera racetrack and remote control cars till then.

IULM University - Knowledge Transfer Centre
Milan | Zone 6

architecture studio: 5+1AA
status: completed
area: 23,300 smq
cost: 17,8 mln euro

Opened to the public on April 13, 2015, the building is not accidentally located inside a lot, as the modernity in everything, but that constitutes full and empty spaces in the same way. A mimetic building in respect to the surrounding area. Bricks, exposed concrete, glass, plaster. In the inside part an explosion of emerald green ceramics. As a traffic light in the fog.

The three buildings that divide the building space are meant for distinct but complementary functions. A tower, above all, to report a strong presence and a authentic willingness. In the tower centered on a spiral staircase-space are located the archives, the areas of consultation and the digital library: the memory of the initiatives and activities of IULM in the field of fashion, film, communication and the place of training and study.

The South building, and linear low-rise building, is home of spaces whose flexibility makes them usable for academic facilities of various kind as offices, laboratories, halls, classrooms, but also as venues for events and activities related to companies. in fact, the crucial challenge of dialogue that this complex is precisely that wants to strengthen operational osmosis between knowledge, creation and production. The KTC can accommodate spin-offs that characterize in collaboration with the university an important opportunity for specialization and growth: public institutions and private companies in journalistic communication, television, business, fashion and style industry fields. Osmosis of ideas, people, facilities, TV studios used both as students laboratories and for production facilities. An osmosis which radically transcends the concepts and practices in vogue today to articulate the relationship knowledge / production, university / company, so those of the university consulting or internship. To this logic of sectorial and episodic cooperation is replaced the logic of the organic osmosis, of being able to produce, of facing together the challenges of the future by filling with concrete ideas the concept too much abused knowledge-based economy.

The north building, in direct contact with the head office of IULM is also low and linear (two floors) in order to allow permeability with IULM itself, and it hosts the library and the more traditional archives than the digital ones hosted in the tower. This building, in connection with the spaces of entrance, is opened to the public, becoming an element of direct connection with the city.

The auditorium is another essential hub of the complex: the communication university / territory finds its most extensive and continuous dimension in a place of great architectural prestige suitable for movie projections, congresses and cultural and artistic events. IULM can thereby enhancing its role as a multi-cultural center for the most active Italian city life in the arts, where, however, there are still spaces to give life, especially in the cinema, to international events. Auditorium and tower reflects, down and up, the two implicit phases in this type of events: the immediate public use, the preservation of memory as a source of enduring knowledge.

There are two underground levels for archives and plants and parking for a total of 8200 square meters, with access from Via Russoli and exit from the entance-exit of the exisiting underground, that in fact will be connected to the new basement. There are safety driveways in the same location and on the front of the Via Carlo Bo and from the green area on Via Russoli.

Armani / Silos
Milan | Zone 6

architecture studio: Tadao Ando + Giorgio Armani
status: completed
cost: 50 mln euro

Armani Silos which from now on, in number 40 Via Bergognone, is a fashion museum that celebrates the Armani style. The museum is a reconstruction of the complex of buildings and premises that were formerly a Nestlè factory, which the stylist-entrepreneur bought in 2006.

Visiting it is like a voyage through the fashion of Armani and its psychology. On four floors, in an architectural style respecting the original rough cement that exalts elegance, grouped by theme there is the whole itinerary of pret-a-porter (600 outfits and 200 accessories). One passes from fluid jackets and many famous greige, from whites to stunning evening black, among festive dresses inspired by the orient and decò, very simple but also coloured, floral, spectacular.

Soon there will be other buildings and also a space for the Armani Privé collections or perhaps Emporio.
