Nest Business Campus
Segrate | Milan urban area

property: Fondo Cimarosa - Generali Real Estate SpA SGR

Nest is the new space where life and work meet. A comfortable and people-oriented campus fostering the natural development of business, talents and ideas. It is not an exclusive place, but a big open-air square, an open path full of light through areas fostering aggregation and wellness.

At the entrance there is a wide car park with tree-lined roads and flower beds in bloom, then a peaceful walkway running along the buildings up to achieve the core of Nest: the wide square surrounded by the three buildings Magnolia, Bamboo and Eucalyptus. In addition to the working areas, inside the buildings there are various services, from gym to kindergarten, from bistro to restaurant, bookshop, exhibition space and auditorium.

Natural materials give shape to organic design structures, which interior can be freely designed to encourage exchange and concentration. Ever evolving services offer a quality environment that feels like home.

Nest is a project geared towards wellness of people living it and respecting the environment. All buildings and facilities composing it, thanks to state-of-the-art systems and technical equipment, have obtained the energy certification LEED Gold (Actionable level).

The big main square is ideal for relax but also for an extemporaneous meeting or to focus on and work out new ideas. It is surrounded by smart, crystal and wood architectures.

The main building, Bamboo, contains on the ground floor restaurant, bistro and bookshop. A spectacular spiral staircase gives access to the very wide underground auditorium. On the whole surface of the roof there is a big solarium where shading devices give life to a snug and relaxing atmosphere and, almost like a big, exciting sundial, indicates the time of day.

The spectacular cantilevered roof draws a graphic arcade indicating the access to the square. The five-storey Magnolia building is an irregular and comfortable structure, also thanks to the particular loggias giving great prestige to the executive offices. Each floor is equipped with meeting rooms, single offices, executive and open spaces, waiting areas and reception. The double height hall is really striking. The building is equipped with an underground “dedicated” parking area.

A transparent and slender cover, cadenced along the façade by the movement of the vertical shading devices. The full-height glass walls find their natural completion in walkable loggias and terraces, with elegant wood slat floors. This is a seven-storey building. On each floor there are open spaces and single offices, meeting rooms and executive offices, waiting areas and reception. On the underground floor, gym and kindergarten. The double height luxury hall allows to accede directly to the services hosted on the ground floor of the building Eucalyptus.

Offices space area: 20,340 sqm
In between services: 2,300 sqm for restaurant and cafè, gym, conference centre and kindergarten
Auditorium: 275 seats for projections, conferences, conventions and shows
Open air service: 1,720 sqm terraces, open air offices, dedicated parking areas
Parking: 517 spaces

DOSSIER: Dolce & Gabbana is evaluing to open luxury hotel in Milan historic centre

The Chinese giant Fosun gave mandate to the architectural firm Piuarch in recent weeks to develop a structural restoration project of the building on Piazza Cordusio in Milan that UniCredit bank will vacate in the coming months.

The redevelopment hypothesis that is gaining momentum — the selection of the architectural firm took place not on the basis of a design of the future building, but taking into account the previous work of the professionals in charge of the project — is that of creating a luxury hotel. In partnership with a famous name in the fashion world.

Designers Domenico Dolce and Stefano Gabbana are, in fact, evaluating their engagement with the creation of the first hotel under the eponymous brand. What suggests the possibility that it is the Dolce & Gabbana brand that will open in piazza Cordusio is the fact that the architecture firm in charge, and selected in a competition between ten international firms, is very closely connected to the fashion world.

Piuarch has designed more than 40 Dolce & Gabbana stores throughout the world, in addition to the group’s offices in Milan and the factory in Incisa Val d'Arno. Furthermore, Piuarch also designed the Gucci headquarters on via Mecenate in Milan and the building that houses Nike in Porta Nuova. The city of Milan, however, has the last word, due to the fact that the opening of the hotel — which would be accompanied by offices and large retail spaces — involves a change of intended use.

The brand would therefore add itself to the long list of designers that have decided to create their own brand of hotels worldwide, like Giorgio Armani, Roberto Cavalli, Bulgari.

DOSSIER: The Reintegrated Apple

A symbol of the "epochal transition that the world is experiencing" and "how to deal with it". With these words, the artist Michelangelo Pistoletto sums up the concept underpinning his La Mela Reintegrata - The Reintegrated Apple. The artwork is a gift to the city.

"La Mela Reintegrata is a work that involves all of us and our future" explains Michelangelo Pistoletto. "Human history is in its third stage. The first was natural paradise, when we were inside the apple. When the apple was bitten, we emerged from nature and entered the second stage, artificial paradise, which is now devouring the apple, ie. destroying the whole of nature. We must now, all of us, work towards the third stage, in which the artificial world is stitched together with the natural world".

Are there any projects aimed at the San Siro region of Milano (excluding the stadium and its surrounding land)? In particular, the Quartiere Ippica consists of HUGE areas of land that are currently not used. To my knowledge they are owned by Snai who recently, together with the Comune di Milano, renovated Ippodromo 'La Maura' to make it the new racetrack of Milano. However, the other two racetracks seem to be abandoned and there was talk that Snai was planning to build new residential spaces here? Any news?

You are right, these areas are Snai properties. I know that on some months ago, FC Inter President Eric Thohir proposed to build a sports village near San Siro (Ippodromo del Trotto area). However, I have no more news at moment.

Yes I heard that too. But I was more interested in the other Ippodromo areas as they seem to be dismissed as all attention is given to San Siro and the proposed sports village on the Trotto area. In my opinion, the San Siro region is quite residential and quiet, I was wondering if there were any plans to make it more than just this as I think it would be strange to have a huge stadium and sports village in the middle of a quite, residential neighborhood.

House of Artists
Milan | Zone 1

This building is known as Casa degli Artisti, literally House of Artists. Everything starts in the beginning of the last century, when the Bogani’s brothers decided to build an house for artists, a place where painters, sculptors, photographers and others could work in a comfortable environment and share ideas with each other, an attraction pole for intellectuals and artists, the source of a cultural debate for the whole city.

They commissioned the building to the architect Luigi Ghò in 1910 and within a year, in 1911, the building was ready to host the first artists. Ghò used two different styles for the building, a classical architecture on the front and a rationalist on the back, where he used very modern materials like glass, concrete and iron. Also the most modern techniques were used for the building construction, like the use of concrete for the slab floors.

The House of Artists was also sitting in the right neighborhood: Brera in fact was full of taverns, brothels, artists, musicians, art collectors. This was happening during the golden age of the House, the period during which the first generation of artists was living in there. From the chronicles of the time we know that, even though not everybody loved this place and its bohemian lifestyle, many art collectors, actresses and people of the Milano’s families used to visit the atelier to be portrayed, buy an art piece or simply be inspired by the cultural essence of the place. However, WWII damaged the building.

After years of decadence, the House of Artists has been restored to its old glory!

74 Via Chiese Building
Milan | Zone 9

design: Park Associati Architects
status: refurbishment
client: Unicredit Business Integrated Solutions

The renovation project proposes a complete revision of a building of poor architectural quality. The project therefore aims to restore to the urban fabric in question a new and contemporary property suited to the rapid development of this area, which has recently acquired strategic importance as a result of the opening of the Ponale underground station. The project also aims to emphasise the adjustment of the whole building's energy performance in order to achieve standards of excellence.

In terms of architecture and distribution, the choice was to shift the focus of the building's connection to the urban fabric towards the underground station and towards viale Testi by adjusting the volume of the two ground-floor reception areas; to keep giving due prominence to the green area, which is currently also visible from the street, and above all to reconsider the flexibility of interior office spaces as well as the façade system, with a view to adapting them to the current energy-saving and soundproofing requirements.

All the above will be accomplished by taking apart the building and re-proportioning and re-adjusting the composition of the various volumes in order to achieve a much lighter and articulated configuration. The project also proposes to create a new porter's lodge on the corner between viale Testi and via Chiese, to be built entirely within the perimeters of the land belonging to the building.

The lodge, which will be positioned right at the front of the property, will consist of a complex system of transparent glass and press-bent sheet metal seamlessly merging with the fence of the building's property. Still within the perimeters of the site, a cantilever roof will overhang from the 'security' area towards viale Testi, offering protection to the building's guests; this cantilever roof-fencing system protects and accompanies those entering the building all the way to the two halls, which are contiguous with the two main staircase blocks.

The ceiling-to-floor design of the new insulated double-glazing façade will make the most of the transparent casing and will allow for a full visual connection between the workplace and the external environment. A compositional layer outlined by horizontal and vertical anodised aluminium intradoses, designed in such way as to fragment the building's size, will be superimposed onto the design of the various glass modules.
