Greetings everyone!

Wow. Came across this site about 6 hours ago and haven't left. Wow.

I've just recently become aware of all the developments going on downtown, and I'm finally at the point in my life where it's time for me to buy, not rent. So I've been trying to research online via downtownnews, etc... but everything else pales in comparison to the wealth of info available here!

I've seen a lot of lists of projects, but it's kind of information overload... I'm specifically looking to purchase, not rent. Places like Elleven don't work, as they've already been sold. Lots of other places in the lists are rentals, or senior accomodations, or what have you. Is there anywhere I can go to get a "subset" list of places downtown that are currently for sale (or soon will be)? What about a real estate agent... is that even possible, or is preferable/necessary to just deal directly with the developers?

I'm planning to drive around downtown for a couple hours tomorrow... from what I gather, Evo is exactly the type of thing I'm looking for (as units will go on sale shortly). I'm not worried about it taking a year or two to complete, etc... so I'll definitely be hitting their sales office. I'm trying to learn more about 1100 Wilshire as well. Any other suggestions of offices to visit if I'm looking to purchase a downtown condo in the near future?

Finally, someone (I forget if it was this thread) was asking about downtown districts. I was wondering the same thing in recent weeks as I really began exploring LA, and I made the following map. So I figured I may as well post it here as my initial contribution to the community! Critiques welcome. =-)

Forgot to mention that I'm planning to hit Little Tokyo to check out Savoy and Artisan on Second as well... although I don't know if Artisan even has an office on site yet...

First of all, welcome to the LA Forum. Second, I only know of Colemonkey { I forgot how to spell his name} who is moving downtown for sure. Third, if you think this site has lots of info, try Skyscraperpage.com, it is the bomb. One bad thing about it is that it is freaken hard to register to the forums. If you don't find what you're looking for in dt, scheck out Long Beach too.

Stray Doug, welcome to the forum. I've been living downtown for a little more than six months now. On skyscraperpage.com, there are several other forumers who live downtown, and even more who will be moving into dt in the coming weeks, so there's plenty of coverage and knowledge on both sites. I try to post pics on both sites when I create the threads.

If you are looking at a new building (new construction or a new condo conversion), I would recommend going through the developer and skipping having an agent. The developers will know as much as you need, and they'll be willing to work with you if there's no realtor taking a cut. If you are looking at a pre-exising condo, an agent can be very helpful. There are realtor's who specialize in DT condos, but I don't have that info in front of me right now.

Yeah..Hanover's crane has been up for a little over a week. Construction of a tower crane takes about..roughly 5 hours depending on how tall a building is (least that's what the foreman told me).

Doug: I think Elleven, Luma are sold out. But you might have luck with Evo. You also have Grand Lofts (right across the street from Elleven), Pakard Lofts, as well as a few others. And the sign for the Glass Tower is up so reports of it being cancelled is untrue.

Incredible Glass Tower. 11TH and Grand is going to look kick ass in a few years with Grand Lofts, Ealleven and the Glass Tower! Go Glass Tower.

Thanks for the replies everyone... I was downtown last weekend and will be again this weekend. My intent is to post sort of a "what I've learned" along with a few photos after this weekend's "round 2" visit. Last weekend I hit the offices for Artisan and Evo, as well as touring the 31st floor of 1100 Wilshire, and lots of units in the Savoy. I also stopped by Skylofts, but by the time I got there they were closing up for the day, so I'll have to go back next week for the tour. Sky is a bit out of my price range anyway... about 700k and up for even the smallest/lowest floor units.

I also spent a bit of time just touring the downtown area and getting a better feel for the various neighborhoods (such that the map I posted earlier makes a bit more intuitive sense to me now). Of course there was also the requisite mid-afternoon food break at Grand Central Market, after which I poked my head into Bradbury for a couple mins. *sigh*

You know, the Broadbury is one of the quietest buildings dt, but one of the greatest also. Did you check out LA Live's, Luma's, and the Hanover's construction?

2 towers of 50 and 60 funded and will start construction next year!! can someone please post the renderings? i wrote the company an email and got a response...

Dear, I am not certain which buildings you found on the Internet because I cannot find them. But we have two buildings that will be announced in the Los Angeles Times sometime around April 23, in just the next few weeks. The City House is 60 stories and the Olympic is 50 stories. The buildings are funded and will be built. The construction will start in about a year. The sales office is being set up at the corner of Flower and Olympic. The sales office, which will have everything about the buildings, will be ready in January or February of 2007.
