I actually like these towers should I find the former designs better. But it will give Midtown Metro Manila more height and iconic buildings.

Ayala land goes big in QC with Vertis North

July 20, 2012

Quote:
Ayala Land continues its unrivaled leadership in bringing intelligently master-planned integrated communities as it breaks ground on the country’s next central business district in Quezon City.

The real estate developer, which pioneered the rise of integrated business hubs like the Makati Central Business District (MCBD) and Bonifacio Global City (BGC), has had investments in Quezon City and is continuing to grow within the city. The company has established its presence in the city through commercial establishments, like the UP-Ayala TechnoHub and TriNoma mall, and residential developments, such as Ayala Heights, Ayala Hillside, Ferndale Villas, Fernwood, Avida New Manila, and Amaia Skies Cubao. Aside from this, Ayala Land is still looking to strengthen its presence in the city as it works on upcoming developments like the Fairview Terraces and the University of the Philippines-Integrated School (UPIS).

Offering an integrated mix of multi-faceted growth centers for businesses and individuals alike, Quezon City possesses key elements that further establish itself as a burgeoning central business district in Metro Manila.

Ayala Land continues to sustain its confidence in Quezon City as it partners with the local government of Quezon City and the National Housing Authority (NHA) in pioneering yet another central business district after Makati and BGC—Vertis North at Quezon City.

P65 billion investment

Ayala Land has been at the forefront of pioneering developments that have emerged as the face of the cities that host them. Today, Ayala Land is bringing this kind of expertise to fore as it breaks ground on Vertis North, a 29-hectare integrated urban development that will rise as Quezon City’s newest city center.

Vertis North will converge a broad range of offices, retail, hotel, and residential development with functionality, convenience, accessibility and urban sustainability within a 10-year timeframe.

“Quezon City is fast becoming a center of gravity for economic developments as it works to be at par with international business standards,” says Antonino T. Aquino, President of Ayala Land Inc. “Ayala Land is investing a total of P65 billion to bring Vertis North into Quezon City to help establish the premier central business district north of Metro Manila.”

The launch of Phase 1 of Vertis North—a P12 billion investment by Ayala Land—will mark the development of its office, retail, and hotel components within a 7-hectare land area, and is expecting completion in the next three to four years. This initial phase will put up a total gross floor area of 220,000 square meters, including business process outsourcing (BPO) establishments, hotel, and retail shops, while generating close to 200,000 jobs during its entire development phase, 35,000 of which will be filled during the development stage of Phase 1.

Groundbreaking facilities

Accessibility through all major modes of land transportation, and proximity to major airports and emerging economic hubs outside of Metro Manila provide Quezon City an unparalleled connectivity few other cities in the country have.

Vertis North is strategically located at the northern tip of Quezon City as it is the convergence point of commuter rail lines and three major road arteries, particularly the Epifanio delos Santos Avenue (EDSA), Mindanao Avenue, and North Avenue. It also serves as the gateway to the North given its connection to the North Luzon Expressway (NLEx). Ayala Land intends to capitalize on this huge upside by bringing an intermodal transport terminal facility at Vertis North.

Ayala Land also highlights its thrust towards building sustainable, eco-efficient developments by utilizing the latest in storm water management technology in Vertis North, and eventually in all its future urban development projects. “In Vertis North, as in all other Ayala Land developments, we make sure that we do not contribute to the problem further by actively reducing the occurrence of flooding,” explains Aquino. “Ayala Land has a very high regard towards promoting urban sustainability, and one way to achieve this is through technologies and innovations that address environmental concerns for extended periods of time.”

The national government, through NHA, also eyes to gain P11 billion worth of housing investments through its partnership with Ayala Land at Vertis North. This will further boost the government’s efforts to reduce the national housing backlog, as it stands to benefit close to 50,000 families.

With Quezon City looked upon as the gateway to dynamic and progressive living in the North, more opportunities have yet to be unveiled in one of the country’s fastest growing urban regions. And with all the substantial elements of a central business district already in place, all the possibilities point to achieving this vision in the soonest time with Ayala Land’s Vertis North at the helm.

My only concern with the vast number of condo-projects happening around Metro Manila and other cities is, does the supply fit the demand?

And is the market large enough for those who buy units in these condos. The worst case that can happen is a bubble burst when too much condos are built and there are not enough buyers.
