MANILA, Philippines - High-end condomimium developer Anchor Land Holdings Inc. will launch before the end of the year a 55-story luxury residential building in Binondo, which is envisioned to become the tallest skyscraper in the whole of Chinatown.

The project is expected to cost P3 billion.

Aside from flagship project Anchor Sky Suites, the publicly listed residential property developer is investing about P300 million (including land acquisition) in a new commercial property venture called One Shopping Center in Kapitan Ambo Street, Baclaran. This project is expected to open to the public with 10,000 square meters of general merchandising space in nine months.

“We start to enter into a new segment which is for commercial center. This will be more of a wholesale center in Baclaran,” Anchor Land vice chair Steve Li said in a recent briefing. “We try to somehow diversify. This is something we think will contribute to recurring income.”

Anchor Land is now finalizing plans for the construction of Anchor Sky Suites on a 3,000-square-meter lot in Ongpin and is targeting to start the pre-selling before the end of the year.

The new building will have 330 units ranging from two- to five-bedroom units and even loft and suite units. The two-bedroom units will have 95 square meters of floor space and the five-bedroom units with 250 square meters.

Here is a pic of Grand Hamptons taken Sept 12 [Start turnover Jan 31]
A little over 4 months (granted X-mas season surely slowed down construction).

Comparing the two right now, At that point GH2 was ahead with everything painted and all the glasses were installed.

So i'm not expecting turnover for another 4 months or so.
They can say unit is ready for fitout but why rush if the building is not finished yet.

There were some unforeseen delays in the beginning of the construction of The Blue Sapphire due to the fact that the neighboring building, Fort Palms Springs, built only one basement level. The engineers saw it necessary to reinforce the foundation on the side of FPS, just to be on the conservative side, and ensure the safety of The Blue Sapphire Residences building.” This was the explanation given by the G&W representative.

I think this is one of the few weakness of g&w with its client. It fails to update the unit owner! Why was the reason given only now? Even that, I have not received any official communication from g&w. As a bit on the
positive side, at least it's just delayed by 3 months for now...

Circulo Verde will commence construction of its first building in the third quarter of 2009, and units will be turned over in 2012. The whole project is targeted for completion in 12 to 15 years.

“We are proud of the concept of our living environment,” said Drilon. “Circulo Verde is located in a quiet part of the city that is still very accessible to the major commercial and business districts like Ortigas Center, Makati, Greenhills, Tiendesitas and Cubao. Seventy percent of the land area has been devoted to green, open spaces that include dog parks, swimming pools and sports facilities. Tucked into various levels are sky gardens—landscaped atriums—that will make the building breathe and bring the outdoors indoor.”

Described as an oasis within the city, Circulo Verde is almost entirely surrounded by water. The Marikina River encompasses about three-fourths of the territory, helping to flush away pollution and providing a scenic view not commonly available in other developments. “The government says the River will be of recreational quality by 2010,” Drilon added.

At the groundbreaking, Miss Earth 2008 Karla Henry donated saplings to Circulo Verde so it can further its advocacy for green, healthy living. Artist/environmentalist Eghai Roxas rendered a unique artful performance prior to painting an environment-themed work. Heavy earth-moving equipment literally moved earth to show the reality of Ortigas & Company’s delivery on its promise to make Circulo Verde available to its buyers and investors on target date.
