TV5 breaks ground at media center

BROADCAST outfit TV5 yesterday broke ground at its future headquarters in Mandaluyong as it continues to slug it out with media giants ABS-CBN Corp. and GMA Network, Inc.
TV5’s planned media center will have 63,000 square meters of office and studio space to consolidate operations in Novaliches, Quezon City,Taguig and Makati.

Manuel V. Pangilinan, chairman of TV5, told reporters in a press briefing the property where the facility would be built was sold by the Philippine Long Distance Telephone Co. (PLDT) to Mediaquest Holdings, Inc.

Mediaquest Holdings, a unit of the Beneficial Trust Fund of PLDT, owns Nation Broadcasting Corp. or NBC, a network of radio stations and ABC Development Corp., which operates TV5.

“Majority of the capital expenditures of Mediaquest will be spent on the construction of the facility. We can’t disclose figures. We had looked at all the properties of the group so we did not have to make new acquisitions for this facility. We bought this property from PLDT,” Mr. Pangilinan said.

The television network operates in Novaliches, Broadway in New Manila, and SM City North EDSA’s Skydome in Quezon City, Marajo Tower at Bonifacio Global City in Taguig, and the PLDT main office in Makati.

“The construction of the new facility will include two phases. The first phase will involve the construction of the news department and the target completion is in the fourth quarter of this year. The second phase involves the entertainment department which will be completed in 2012,” Mr. Pangilinan said.

“However, even we have completed the construction of the media center, the offices and studios in Novaliches and Broadway will be retained,” he added.

Mr. Pangilinan said the media center will have a nine-storey corporate building and two eight-storey structures for offices spaces, six television studios, television production and post-production areas, radio booths, and other broadcast facilities.

“It will house state-of-the-art broadcast studios, the Technical Operations Center, along with the latest digital technologies,” he said.

Ray C. Espinosa, TV5 president and chief executive officer, told reporters the network would be allotting P3 billion for programming this year, covering facilities and program production and acquisition.

“TV5’s net income for last year was at P800 million. We had set P10 billion in capital expenditures until 2014. We are expecting the third year to be break-even for us and the fourth year to be profitable,” Mr. Espinosa said.

Mediaquest Holdings has a minority stake in BusinessWorld. -- Aura Marie P. Dagcutan

Anchor Land bares 7 new projects this year

Anchor Land bares 7 new projects this year
By Zinnia B. Dela Peña (The Philippine Star) Updated January 28, 2011 12:00 AM Comments (0)

MANILA, Philippines - Placing its bet in on a resurgent property market, listed high-end Binondo-based developer Anchor Land Holdings Inc. is gearing up to launch seven new projects – from commercial developments to luxury residential suites – this year.

These likewise include the expansion of Anchor Land’s best-selling mid-rise condominium project at the ASEANA Business Park in Parañaque City.

“This is our vote of confidence on the Philippine economy in general and the property sector in particular. It is also our way of living up to our motto of 100 percent commitment to deliver all projects on time, without sacrificing the quality and beauty of our developments,” said Anchor Land chairman Stephen Lee Keng.

Lee said construction works in four projects are in full swing, namely The SoleMare Parksuites Phase I near Macapagal Blvd. at the ASEANA Business Park; Two Shopping Center along Cuneta Ave. in Pasay City; the Anchor Skysuites along Ongpin St. in Binondo; and the Wharton Parksuites along Masangkay St., also in Binondo.

SoleMare Parksuites and Two Shopping Center are being developed by Posh Properties Development Corp., a subsidiary of Anchor Land, while Anchor Skysuites is being undertaken by Gotamco Realty Investment Corp. Wharton Parksuites is a project of another subsidiary, Manila Towers Development Corp. (MTDC).

Anchor Land has recently broken ground with its Admiral Baysuites project under subsidiary Admiral Realty Co., Inc. as well as with SoleMare Parksuites Phase II while a seventh project, Clairemont Hills Parksuites under the parent company will be launched by the second quarter of the year.

Lee said bulk of Anchor Land’s current revenues comes from the SoleMare Parksuites Phase I, now almost entirely sold out. Strong buying interest has prompted the company to launch a second phase which will also be a twin 18-story development.

Another bestseller is the 39-story Wharton Parksuites, which caters to those who send their children to the most prominent Chinese schools in Binondo. The project is likewise nearly sold out.

Last year, Anchor Land started development of its signature project in Chinatown, the Anchor Skysuites, which at 56-storys high is set to become the tallest edifice in Binondo and in all Chinatowns around the world. While units are scheduled for turnover by 2014 yet, most are already taken.

Aside from this, Anchor Land is redeveloping the historic Admiral Hotel in Manila into a European-inspired boutique hotel with white gloved service that will redefine luxury in the Roxas Blvd. area. Behind the hotel will rise a 53-story luxury residential condominium where some units are more than 1,000 square meters in size, with their own private swimming pool.

Gateway to Bonifacio MANILA

Manila Bonifacio, Wohn-, Geschäfts- und Bürohochhaus, Vorprojekt für eine Projektentwicklung, 2008

Gateway to Bonifacio, Manila, Philippines
project development

The Gateway to Bonifacio is located in the centre of “Bonifacio Global City”, a new urban development on the edge of Manila.
The GTB is a 200 metre high mixed used real estate. The main functions of the complex are residences (2 towers) extended stay appartments (1 tower) and shopping (pedestral).
The building itself is a vertically shaped structure moving up and down all over the site.
The “moving” of the complex leads to a shift of the towers in the longitudinal axis. This means an unrestricted view from each apartment - despite the immense density of the whole complex..
The two residential towers are connected by the so called “Sky-Bridge”. This enables to offer a large amount of high-quality dwellings in the most valuable areas of skyscrapers: the upper floors.

BGF: 150.000 m²

Is that an active project? Listed in 2008 and no developer.
