Since I posted that I've been told that the developer's excruciatingly high community fees of AED 10/sq ft for villas and townhouses is putting potential buyers off.

I went up last weekend! No sign of any retail yet, but the apartments are definitely filling up! There is now sign of life in Mina Al Arab lagoon sector!

No Idea when they will start retail, there was no sign of any movement on them to be honest.

I didn't take any pictures, I was handing over the studio to a tenant! Finally!

I rented mine with Jav who works for Hunt and Harris over at Al Hamra Mall. Best of Luck!

small Studio's are renting for 15k and Big for 18k!

Choithrams is set to open in building 18. As of today the windows have been painted out but not much sign of progress.
There's an Italian/Mediterranean restaurant set to open soon in building 1, and it looks like maybe another restaurant in building 2.

Maintenance fees reduced from AED 10/sq ft to AED 8 sq.ft

I had my 2 studios listed for rent with hunt and Harris since handover in June, they were useless to say the least! No update, nothing, I even passed leads to them but got nothing in return.

In the end I ended leaving the doors unlocked and rented them myself on dubizzle.

My small studio went for 15 k and larger one 17 k

They went quickly once I had decided to keep doors unlocked for viewings.

@ palm i think you rent them very low cost. is this fee usual rental cost or you was in hurry to rent them out ??
I stop renting my 1 BR coz i think the rental cost shall go up asap .

I had them listed for 6 months! This is the current market rate! I did not want to wait any longer otherwise the studios start becoming a cost!

I was quite happy with the rent I got from them considering the lack of infrastructure at the development.

RAK Properties are renting out studios for 15k directly. How and why would you cost the same product higher?

Is it a townhouse they're interested in (they're 3 bed)? I have a villa (4 bed, detached), some improvements done, that I want to sell. We live in it as a family home so it's being maintained, not sitting empty and left to rot.
