Abandoned project to be turned into city’s signature building

ONCE an eyesore, the 19-storey commercial building project in Jalan Dato Ahmad Said, Ipoh, which was abandoned for the past 10 years, has been revived.

The building, which was initially planned for a hotel, will be converted into an integrated commercial centre by Ipoh Tower Sdn Bhd.

Its director Jeffrey Liew said the project would comprise business suite, corporate offices, office units, service apartments, hotel apartments, penthouses, a club house, a cafe and a swimming pool.

He said that with different types of property built under one roof, the company was confident that it would be a signature building for the city when it was completed in May next year.

“It will be the first integrated building in Ipoh,” he told reporters at the launching of its business suite, service apartments, and office units recently.

Liew said the company had targeted RM70mil from the sale of the project.

He said the company was offering the first batch of its office units for as low as RM165 per sq ft, adding that the cheapest unit was priced at RM265 per sq ft then when the project started in 1997.

“We bought the half-completed building for RM10mil from Dana-harta two years ago, which is a huge discount compared to its present market value.

“We are now passing down this saving to our buyers,” added Liew.

Perak to get more tourist police booths

MORE tourist police booths will be built in Perak to help ensure the security of visitors.

Tourism Malaysia's new state director Mohd Izal Mohd Nor said the booths would be built in Sungai Perak, Tapah, Ipoh, Taiping, Kuala Kangsar, Lumut, Pangkalan Hulu and Pangkor.

“We hope to complete the booths this year.

“Tourist police will man the booths to handle inquiries from visitors and help them lodge police reports,” he said during the farewell gathering and handover of duties ceremony for outgoing director Rohaiza Haris in Ipoh recently.

He said the booths would be built with the cooperation of the police.

Mohd Izal said he planned to organise international level events to attract visitors, especially foreign tourists to Perak.

He also said he planned to promote sports tourism as the state had many sports facilities.

Wenzhou investors coming to Perak

TWO trade delegations from the coastal city of Wenzhou, China, are expected to visit Perak next month to scout for business opportunities in Malay-sia.

State Urban and Local Govern-ment Committee chairman Datuk Chang Ko Youn said Perak had a lot to offer Chinese investors in the form of cheaper land, electri-city and water.

“Setting up plants in Perak will also allow Wenzhou entre-preneurs to escape the anti-dumping duties imposed by the European Union on Chinese shoe-makers.

“Wenzhou is a well-known industrial city with many busi- nessmen who became successful through hard work and strategic planning,” he said in Ipoh recently.

Last December, Chang had accompanied a Perak Chinese Assembly Hall delegation led by its chairman Tan Sri Chong Chin Shoong to Wenzhou, Nanjung and Ruian districts.

Ipoh sedia khidmat akses internet percuma

IPOH: Bandar raya ini muncul sebagai bandar raya pertama di negara ini menyediakan perkhidmatan jalur lebar tanpa wayar kepada orang ramai hasil inisiatif kerajaan negeri.

Menteri Besar, Datuk Seri Mohd Tajol Rosli Ghazali, berkata untuk fasa pertama kawasan liputan dalam bandar raya akan merangkumi 70 peratus dengan beberapa kawasan disediakan akses internet percuma.

Beliau berkata, perkhidmatan itu adalah sebahagian usaha kerajaan negeri menjadikan Perak sebagai negeri berteraskan pengetahuan atau `K-State' dan negeri tanpa wayar menjelang 2010.

"Sasaran kita adalah untuk menyediakan sekurang-kurangnya 70 peratus kawasan dalam bandar raya Ipoh dengan kemudahan jalur lebar tanpa wayar dan kita berjaya mencapai sasaran itu.

"Setakat ini, 25 alat ‘Wifi' jarak jauh sudah dipasang di sekitar bandar raya Ipoh meliputi 70 peratus kawasan dalam pusat bandar," katanya pada sidang media selepas melancarkan `Ipoh Tanpa Wayar' di Padang Ipoh di sini, semalam.

Turut hadir pada majlis itu, Pengerusi Jawatankuasa Pelajaran, Pengajian Tinggi, Sains, Teknologi dan Inovasi, Datuk Dr Zambry Abdul Kadir; Datuk Bandar Ipoh, Datuk Rafai Mokhtar dan Pengerusi Red Snapper Sdn Bhd (Snapper), Rais Hussin Mohamed Ariff.

Projek itu dilaksanakan kerajaan negeri dengan kerjasama Panel Penasihat Teknologi Maklumat dan Komunikasi (ICT) Perak, K-Perak 2010, Majlis Bandaraya Ipoh (MBI), Snapper dan Jaring Comunication Sdn Bhd.

Ketika ini, dua kawasan di bandar raya Ipoh menyediakan perkhidmatan jalur lebar secara percuma kepada orang ramai iaitu sekitar Padang Ipoh dan Taman Rekreasi D R Seenivasagam.

Tajol Rosli berkata, kemudahan itu diperkenalkan selepas kajian rapi di beberapa tempat termasuk Hong Kong, Taiwan, Los ******* dan Philadelphia di Amerika Syarikat bagi memastikan sistem yang dipasang adalah terbaik.

Katanya, kerajaan negeri juga akan memperluaskan perkhidmatan tanpa wayar itu secara percuma ke beberapa bandar dan daerah lain tidak lama lagi.

“Kerajaan negeri menjangkakan dapat menyediakan semua 15 kawasan PBT di negeri ini dengan kemudahan ini menjelang akhir Julai.

"Mengikut perancangan kerajaan negeri setiap daerah akan dibekalkan kemudahan ini bagi tiga kawasan terpilih di mana rakyat boleh melayari internet dengan percuma tanpa batasan.

"Saya difahamkan sistem tanpa wayar yang dilancarkan ini adalah antara yang terbaik dan terkini serta merangkaikan kepelbagaian penggunaan internet dan siaran TV melalui komputer riba," katanya.

Bagi anda yang belum pernah ke taman tema itu, mungkin memikirkan tiada apa yang menarik kerana taman tema ini lebih kurang sama dengan Sunway Lagoon yang sangat terkenal di Kuala Lumpur.

Jika sudah penat bermain air, apa kata berehat seketika dengan menjamu selera di Restoran Waves atau Bazar Tambun LWOT sebelum menyambung semula aktiviti anda. Selesai berehat, bolehlah mencuba permainan di taman tema kering seperti Dragon Flight, Perak Parade, Giddy Galleon dan bersantai dengan menaiki keretapi Adventure Express mengelilingi taman.

Di LWOT juga, pengunjung boleh menyewa basikal untuk bersiar di sekeliling taman seluas 40 ekar itu sambil menikmati dan melayari pemandangan indah yang pasti mendamaikan.

Penat mengayuh, anda boleh berhenti rehat seketika di Tiger Valley untuk melihat aksi lapan harimau comel dan aktif bermain. Menariknya, tiada pagar yang mengelilingi Tiger Valley dan pengunjung lebih puas dapat melihat haiwan itu tanpa halangan.

Jika masih belum puas dengan keriangan di LWOT, anda juga boleh membawa keluarga melakukan aktiviti lasak merentas terowong gua sepanjang 700 meter yang mencabar dan memerlukan ketahanan fizikal yang kuat. Gua ini unik kerana ada pelbagai simbol termasuk wajah manusia dan haiwan yang tercipta secara semula jadi.

Sebelum sampai ke terowong gua, anda perlu mengharung kolam berlumpur sedalam tujuh meter sebelum berjalan merentas air separas pinggang di dalam gua. Di sini, anda boleh melihat keajaiban ciptaan semula jadi seperti batu kristal yang berkilau indah di batu gua, stalagmit, stalaktit dan barangan tinggalan penjajah Jepun yang dipercayai pernah menghuni gua itu dan melakukan aktiviti perlombongan.

Tidak sabar untuk mencuba keseronokan di sini? Yang pastinya, tidak rugi menempuh lebih dua jam perjalanan dari Kuala Lumpur untuk ke LWOT kerana pengalaman dan keseronokannya pasti tidak dapat dilupakan. Selamat bercuti!

New stops north of Rawang for KTM

IN less than a month’s time the public would be able to stop at three new railway stations after Rawang.

The three stations are Serendah, Batang Kali and Rasa, which is part of the Rawang-Ipoh double-tracking project which was completed in December last year.

At present, KTM commuters have to disembark at the Rawang station and take another train, called the shuttle service, to the three new destinations.

“Infrastructure, track and stations have all been completed but we need another year to complete the signalling, communication and electrification systems,” said KTMB managing director Datuk Mohd Salleh Abdullah.

The three stations are part of the first phase of KTMB’s Rawang-Ipoh double-tracking project before the service is expanded to Tanjung Malim under the next phase soon.

“When we start our services to Tanjung Malim we will have to consider whether to extend the KTM Komuter route from Seremban to Tanjung Malim or to let it remain as it is now,” said Mohd Salleh.

He said KTMB would be able to determine appropriate routes for the stretch once it had been opened to the public.

“When it is in service, we would be able to determine the timetable, routes and the number of services better as we would then be able to know and the demographics of each passenger,” said Mohd Salleh.

From April 21 to May 1, KTMB will be offering free shuttle services from Rawang to Rasa at 30-minute intervals.

From May 2 onwards, commuters will have to pay RM2.70 for a trip from Rawang to Rasa.

“It is a ‘shuttle service’ so it will not interfere with the existing Rawang-Seremban commuter train service,” said Mohd Salleh.

Next year, KTMB hopes to run its third service, which is the Rapid Train Service, which will take commuters from KL Sentral to Ipoh in less than three hours.

It is a different type of service compared to the current Intercity service whereby it will be a classier train with six car set which is double the number of the current KTM Komuter.

The Rapid Service is said to be able to accommodate 350 to 400 passengers per train and is fully air-conditioned. It will also come equipped with a buffet car where passengers would be able to dine on board.

“The service, which will take only two hours and 15 minutes, is set to be marginally pricier,” said Mohd Salleh.

He added that KTMB was confident that the service would be well received by the public.

The Rapid Service will take passengers from the Ipoh railway station right up to KL Sentral with stops at Batu Gajah, Kampar, Tapah Road, Slim River and Tanjung Malim.

Mohd Salleh said the double tracking services were initiated not only because of the growing number of commuters but also to accommodate freight containers and the transportation of cement from the Kinta Valley in Ipoh to the Klang Valley.

“With single track we are only able to run 20 to 25 trains a day but with double tracks we can do 10 times that,” said Salleh who hopes that the services would begin in early 2008.

“We need the double track badly, most of our railway tracks are more than a century old, some tracks need to be raised especially in flood-prone areas,” said Mohd Salleh.

Works for the Ipoh-Padang Besar and Seremban-Johor Bahru double-tracking project was revived last month by the Cabinet Committee on Public Transport.

Work on the Ipoh-Padang Besar stretch will start work soon and would take about two years to complete.

Both the projects were deferred in 2003 in an effort to reduce the country’s budget deficit.

RM15j diperlukan bersih dua sungai

IPOH: Kerajaan negeri memohon RM15 juta daripada Kerajaan Pusat bagi membersihkan dua sungai utama di negeri ini, iaitu Sungai Kinta dan Sungai Perak.

Menteri Besar, Datuk Seri Mohd Tajol Rosli Ghazali, berkata peruntukan itu dimohon menerusi Kementerian Sumber Asli dan Alam Sekitar yang bertanggungjawab memantau punca air di seluruh negara.

Katanya, kerajaan negeri sudah mengenal pasti kawasan sepanjang tiga kilometer di Sungai Kinta melalui bandaraya Ipoh yang perlu dibersihkan.

Beliau berkata, sebahagian lagi peruntukan itu akan digunakan untuk mengekalkan kebersihan Sungai Perak yang menjadi sumber bekalan air mentah sebahagian besar penduduk negeri ini.

"Bagi Sungai Kinta, kita mahu mengadakan sistem penapisan dalam sungai bagi mengelakkan sampah-sarap hanyut dan memasuki kawasan bandaraya Ipoh.

"Bagi Sungai Perak, kerajaan negeri akan menggunakan dana ini untuk mengelakkan pencemaran kerana sungai ini membekalkan sumber air mentah di negeri ini," katanya kepada pemberita di sini, kelmarin.

Perdana Menteri selepas mempengerusikan mesyuarat Majlis Sumber Air Negara Ketiga di Putrajaya, baru-baru ini, berkata Kerajaan Persekutuan akan melaksanakan program pengurusan lembangan sungai bersepadu membabitkan semua negeri bagi memastikan sumber air mentah utama negara tidak tercemar.

Datuk Seri Abdullah Ahmad Badawi juga berkata, Menteri Besar dan Ketua Menteri diarah mengambil tindakan bagi menghentikan penyaluran air kotor, sampah atau sisa industri dari rumah dan kilang ke sungai berhampiran.

Tajol Rosli berkata, Sungai Kinta yang bersih akan menjadi satu lagi daya tarikan pelancong di Perak, terutama dalam bandaraya Ipoh.

Katanya, kerajaan negeri menerima permohonan daripada pihak swasta yang bercadang mendirikan hotel lima bintang dan apartmen di Jalan Istana, pinggir Sungai Kinta, berhampiran Bangunan Perak Darul Ridzuan.

Beliau berkata, hotel 500 bilik dan 250 unit apartmen itu akan dibangunkan seperti 'waterfront' atau dermaga di Sungai Rejang, Kuching, Sarawak.

"Kita sedang meneliti permohonan syarikat ini untuk membangunkan projek ala waterfront di Kuching.

"Sekarang, tanah lebih sehektar ini masih kosong dan kita akan berbincang Majlis Bandaraya Ipoh untuk memutuskan permohonan syarikat ini," katanya.
